This was short and sweet with just the right amount of suspense. Shay is sunshine and Wyatt is a guy barely holding on to all the darkness he sees at work. He didn't want to tarnish her and spends a big chunk of the book pushing her away so he doesn't hurt her and I loved that. I liked how much the story focused on the other folks in this apartment block too. I hope to see more of them. Thank you to Netgalley for a copy in exchange for an honest review.

I loved the characters and the storyline development of this book. It was absolutely one of my favorites so far and I can't wait to delve in to the next one that this author writes. The storyline was simple, enjoyable, and entertaining.

The Bad Boy Next Door was a sweet read. Shay moved to start living her life. She has been sheltered and never had to prove anything to anyone. Wyatt is a brooding detective fresh off a undercover assignment that has left him jaded in the relationship department. When sweet, sassy Shay continues to break down Wyatt's defenses, Wyatt is left figuring out what is going on and how it is happening with someone so the opposite of him. The two have chemistry and they really are cute together. And when Wyatt realizes what is going on he does what he has to do to make good guy Brady aware, Shay is taken.

I loved Wyatt and his broodiness, his mystery, and sex appeal. I also LOVED that he was instantly intrigued by Shay when she was moving in and was off kilter around her. Shay is tired of overbearing, bossy and controlling people- aka her brother and parents- and wants to love a life of independence, relying on herself and her own choices and decisions- so she thinks. Moving to Boston on a whim she finds herself caught up in the dramas of Kendrick Place and once again in the arms of a bossy-controlling man. While Shay and Wyatt fight what is obvious between them, things around the apartment complex are forcing them together and these two find it hard to resist each other. Wyatt has his own issues to deal with and their inability to handle those issues head on cause tensions and tears between Wyatt and Shay. Having to buckle down and evaluate themselves before they can handle others is exactly what they do. Will they get a happily ever after? Great read- look forward to Brady and Mia's story!

I can't tell you how excited I got after I realized that I had already read the first book in the series and I could actually remember what happened and how shady Wyatt's character seemed to be. The two books are connected in some ways, but I don't think anyone will have a problem if s/he tried to read the book as a stand-alone. I hope Brady and Mia's book is next even though I didn't like Brady from the moment I met him. He and I made progress, in the end, so he might be redeemable. I loved the way Wyatt tried to fix things in the end. My feelings for Shay weren't either warm or cold. Sometimes I liked her and some others I didn't. At least I glad she gave a chance to grim Wyatt and didn't date Brady. I was very happy to see Jake's plotline ending with this book, but I would have liked to see Wyatt working and find out what happened to his other case. The story was good and light-hearted. Nothing serious went on and in the end, I don't feel like I had wasted my evening. It's a short book, but not underdeveloped read if you ask me.

A wonderful start to a new series...this apartment being a place where you can expect the unexpected amongst its residents. Wyatt and Shay are two people who have quite a lot of baggage that is interfering with their lives. Written in a way that we the reader may just be able to see a bit ourselves in these characters.

This story nicely sets the stage for more residents to eventually find their own HEA...getting there though takes a lot of effort and perseverance...as Wyatt and Shay each found out. As a couple they were an unlikely pair, I enjoyed their journey to putting their pasts behind them in order to move forward. Enjoying the ride to them getting there made the story a page turner...yet it was over way too fast.

Differences can attract! Sweet Shay and broody Wyatt seem very different. It was a fun story to get to see them collide!

This was my first book by Jody Holford and it was a cute and sweet story but in the end it left me feeling a bit…underwhelmed. From the blurb and our introduction to him, I expected Wyatt to be a growly, alpha bad boy and that wasn’t exactly what I got. And Shay was a cute, bumbling woman. Her constant insistence on independence was exasperating at times. I understand wanting to stand on your own two feet, but sometimes it doesn’t hurt to get some help. I really just didn’t feel the chemistry between the two of them. In fact the first sex scene? I had to read it a couple times to make sure it was a sex scene and not an extended make-out session. I couldn’t see any indicators it went beyond a little groping but next thing we know, they are talking about making love “again.”

The character development is okay. Not the worst I’ve seen but I just wish they’d both been fleshed out some more. There was a wealth of potential in Wyatt. There is some drama in the book, it’s a tad on the annoying side and a bit one sided but doesn’t really detract from the story too much.

Overall, it’s a sweet and light read. If you’re a fan of clean reads, then this might be worth picking up. It just wasn’t quite what I was looking for.

Thank you NetGalley for the opportunity to read this book, I enjoyed this light hearted easy to read novel. This is a fun girl meets boy story. Young woman moves to new town to prove she can make it without help from older brothers, meets two very opposite men, author keeps us hanging a little as to who she will end up with. Well written, I would read more from this author.

Shay has just moved in looking for a fresh start independent of her family. Being the baby of the family she wants a chance to stand on her own. She meets the new people in her building but is taken with moody Wyatt. Wyatt is a detective coming off of an undercover assignment. He's jaded with life with the things he had to see and do on his assignment. His walls are high but Shay is taking them down much to his surprise.

In an Oyster Shell - A romance that will make you giddy and excited to keep going through the book.

The Pearls - This was a great fairly light-hearted romance. The romance was quick but not totally instantaneous. The friction between the characters was palpable off of the pages. It was exciting. They both were pretty stubborn but fell into romance easily when they stopped fighting their fears.

This book is part of a series but reads great as a standalone. I am interested in keeping up with this series because the characters were so easy to love. It's a great concept to have romances budding in the same apartment complex. I can't wait to see what the next one is. I have my guesses.

The characters were easy to follow easy to want to root for. Shay was fiercely independent. Being the baby of the family she felt like she needed to be more independent. Wyatt was moody but had a great moral backbone. The supporting characters played a significant role in the story which is the reason I want to continue on with this series.

This story had a great sub-plot of a mystery. There is some suspicious activities happening around the building. Wyatt being the detective wouldn't stop until the mystery was solved. It was a small part of the story but it gave great depth to the story.

The romance insinuated intimate scenes but it was behind closed doors mostly so I really appreciated that it was a fairly clean novel.

The Sand - There were some scene changes that didn't flow as nicely as they could have.

What a great read from Jody Holford!!
Shay and Wyatt were perfect together!! They had such an undeniable chemistry and connection, that I constantly had to keep reading to find out what was going to happen in their relationship next. I literally read this book in one sitting, because I became so engrossed in the characters and plot line.
I loved this novel, and can't wait to read many more books from this author in the future!
I urge everyone to go and pick up this amazing novel for themselves today!
4/5 Stars!

Shay moves to another city so that she can start over again.
In her new block of apartments she meets two neighbours. Brady, an easy-going, attractive man. And Wyatt, who is not easy-going at all. He is dark but extremely attractive.
And as Shay, he is not willing to let anyone in his heart. But that, as usual, doesn't depend on them but on Love and Fate.
The story is told in a dual point of view. And although it is part of a series, it can be read as a standalone.
It's not a bad book but I found it a little boring.

First of all I had to say that from the moment I read the synopsis and I saw the cover I knew this book was for me!I enjoyed the storyline, it was well written and the drama wasn't over the top so it was perfect .

I loved this story! It became one of my favorites-sweet yet sexy, it is full of fun and so enjoyable. I have not read the previous story in the series so any reader and can dive right in and enjoy. I read it cover to cover in one setting. Great read!

The Bad Boy Next Door was a sweet, fun and entertaining read.

I enjoyed the storyline, it was well written, the drama wasn't over the top and my interest was held all throughout the book.
Wyatt and Shay were likable and entertaining characters and while I enjoyed watching them get together and did believe in their love I just wished I felt a little more passion from them.

Overall, The Bad Boy Next Door is a lovely Sunday afternoons read.

The Bad Boy Next Door is the second book from the Kendrick Place series, each book can be read as a standalone and I highly recommend them.

I really enjoyed this one. I loved the characters especially Wyatt. He's just going through the motions in life that is until he meets Shay. I have to say Shay has some guts to start over in a new city where she doesn't know anyone. I liked the other tenants in the complex where Shay lives. I enjoyed reading about her and Wyatt learning their footing with one another. Experiencing Wyatt slowly come out of the shell of himself was beautiful. Shay is exactly who he needs in his life. I did laugh a few times while reading this especially with Shay's antics. What drew me to Wyatt is her comes off as a broody silent guy, but when his protective side comes out for Shay that's the moment. It makes me wish for my own Wyatt.

The Bad Boy Next Door is the second book of a series works and works as a standalone. It's a lighthearted, fun, flirty, sweet read I would recommend for those needing a cute, easy romance read.

Wyatt just came back from an undercover assignment and has trouble adjust to being back to society. I like that he isn't your typical alpha or the typical bad boy boy. He has does come off as protective and rough around the edges but nothing too out there. Guarded and closed off, grumpy even but when he meets his new neighbor the attraction is there. But he isn't in the right head space for relationship and cautious.

Shay is starting out on her own after being coddled and looked after her whole life. I admire that. She maybe young buy she has fresh ideas and whole lot of determination to make her business work. Her new untrusting neighbor is good looking and a bit troubled but he seems like a good guy and helpful at that. When trouble brews in their new apartments it's upto to the resident detective to save the day.

I like that Wyatt used caution and was uncertain about Shay and starting something always good to be sure. Shay may not be experienced but she has heart and good intentions. There's a lot of fade to black here which is fine for me it's pretty much the tone of the book which I like as is.

Ever since I first read Jody Holford, I've enjoyed her writing style. Charming and engaging sweet feel good reads. It's hard not to fall into her stories. I realized I missed out on book one but will certainly get back to that one. I will note that this maybe her usual fair but there's also a touch of suspense that makes this book more interesting!

A sweet fun read. Shay has just moved into Kendrick Place when she meets neighbor, Wyatt, an undercover detective that has just been jaded. He is not looking for HEA, but how can he rest sweet independent Shay.

A closed door romance that will leave you smiling at the end. This is part of a series but can be read as stand alone. I now need to go back and read, More Than Friends.
