This was my first book by this author. This book was a quick, fun read. I enjoyed the beginning of the story. The middle part of the story dragged a bit for me, but it picked up again near the end. It was a bit predictable but overall I enjoyed it. It would be a good summer/beach read.

I flipping love this book! My only exposure to HHunting was her Clipped Wings series and I've been very curious how she'd do with the lighter side of romance. She impressed me with her deeper side and...she did with the lighter side as well!

Rian - like Ryan but with an "i" - has had a hard row to hoe. She and her sister have built a business and a reputation in real estate from the ruins they were left with at 18. Her sister, the free-spirit of the two, has been her only constant since the fall and Rian has always looked out for her, learning not to allow anyone else close lest they leave like everyone else.

Pierce knows what it's like to live on little and live with a lot. And while he is appreciative of all he now has, he's not living his passion until circumstances place him in the Hamptons working on home renovations with his brother.

Rian and Pierce meeting was pretty comical as was their subsequent encounters. Soon neither could deny their chemistry not the fact that something kept throwing them in each other's paths. Some home sales and renovations later and their on the precipice of something life-altering. But they have to trust that any skeletons escaping their closets are going to be overlooked.

The chemistry, sexual tension, and snarky banter was off-the-charts. It had me swooning and laughing alternately. But I appreciated how HHunting proved Rian and Pierce had more than mere chemistry - they worked both in and out of the bedroom splendidly. I enjoyed the blossoming romance as well as the specifics of the real estate market - open houses, sales, renovations, and flips. I also enjoyed the secondary cast of characters - siblings and neighbors. AND I loved how HHunting used both Rian's and Pierce's pasts to illustrate their character growth. I liked their dynamics between each other, the dynamics between them and their siblings, and I most enjoyed watching as they figured out how to make their dreams come true and then how to incorporate each other into those dreams.

I Flipping Love You was such a delight! I look forward to catching up on the other books in the Shacking Up series as well as the rest of HHunting's backlist as I'm confident I'm going to be delighted with anything she writes.

The blurb's character presentation is interesting, but although Rian and Pierce eventually cross over houses (sold, bought, and built), their meeting actually happens because Rian's twin sister, Marley crashed Pierce's car, a Tesla, scratching it, and fled.
Pierce manages to find them inside a market and from there, he wanted to keep in touch.
The car was scratched, but now he was more interested in Rian.

Rian and Marley worked in the real estate market, and Rian's great dream was to buy back her grandmother's former home, Mission Mansion, the gorgeous, neglected estates in Hampton Bay.

Pierce was a lawyer at the patent office, who was fascinated by the construction and old houses.
He and Rian were soon sharing this new passion - for the houses and each other. And everything culminates when Marley discovers that the house that Rian so much wanted was finally on sale.

The narrative of the author is very good and there are several funny dialogues.

This newly published book, I Flipping Love You, by Helena Hunting, was a complete and pleasant surprise. It is a smart and sexy romantic comedy about twin sisters who grew up spending summers on the beach in the Hamptons; and a lawyer whose career has hit an embarrassingly rough spot.

The book is a funny and wonderfully romantic look at how relationships that get off to a very rocky start can develop passionately and beautifully.

Rian and her sister, Marley, whose wealthy but dishonest parents abandoned them at the age of 18, worked odd jobs until old enough to take real estate courses. Then, starting from nothing, they built a profitable real estate business selling high-end homes. Now they are ready to transition into flipping houses.

Pierce Whitfield is a patent attorney whose attorney father coerced him into a career practicing law. Pierce would prefer to be flipping houses, and does beautiful work.

They meet in a grocery store in a not-so-pleasant situation, and the fireworks start there. Angry, but unable to resist the attraction, Rian and Pierce cannot stay away from each other.

While I enjoyed the book, one thing that disappointed me is a character who was described in such a way that leads the reader to picture a woman in her 80s or older. She was later said to be 65. Almost immediately it was said that, with the elderly, bran muffins are always a win. Only a very young person would picture someone in her sixties as “elderly”.

I admit that, due to the cheesy artwork on the book jacket, I expected another less-than-stellar romance novel. It was anything but. I thoroughly enjoyed I Flipping Love You, and hope there will be a sequel.

I really enjoyed this sweet Rom Com! My last read was a tearjerker so this book had everything I was looking for in my next read...it was hilarious, sweet and super sexy!! Definitely a great beach read since most of the story takes place on the beach. And I absolutely adore Pierce! He’s my new favorite book boyfriend. Pierce and Rian have amazing chemistry have such amazing chemistry and I love the way their story unfolds. We also get updates on characters from Helena’s previous books Shacking Up and Hooking Up. Can’t wait to read more from this series! So good!

Just like every other Helena Hunting book, I loved it! Always good for a laugh and then lots of feelings. I loved this story.

I received an ARC of this book in return for my unbiased opinion.

After her father's fraud left Rian and her twin sister, Marley, alone and in debt, the girls have worked to separate themselves from the family name and rebuild their life. The girls have been working as realtors for the past 10 years and have almost earned enough from their commissions to buy a beach house in the Hamptons and flip it to earn some real profit.

Pierce Whitfield has been helping his brother flipping or renovate and rent houses as a way to earn enough money to because he doesn't want to be a lawyer anymore. When he meets Rian, they both feel an instant attraction, but can Rian let her guard down and give Pierce a chance?

This was not the book for me. I am just not into the “we argue so much because we are so into each other” trope. That is not a solid foundation for a relationship.

Also, Pierce's refusing to take no for an answer at the beginning of the book is a complete turn-off. Stories like this are why guys think no actually means yes.

I flipping loved this book! It was really funny and very entertaining. Rian and her twin sister Marley have been on their own since they were 18. They are currently realtors who are interested in getting into the flipping houses business. Pierce is a patent lawyer who is tired of being one. He is currently staying with his younger brother Lawson at his beach house in the Hamptons. The brothers are already buying and flipping houses. Rian and Pierce meet under unusual circumstances. Their meeting was pretty funny. He mistakenly thinks she is her twin sister. Rian is a feisty and fiercely independent woman. Pierce finds her beautiful and refreshing. I enjoyed their witty banter and watching their relationship grow. I laughed a lot reading their story. Now I need to go back and read the first two books in the series. I definitely recommend this book to everyone!

<strong>I Flipping Love You</strong> is the latest addition to the <a href="http://bookbinge.com/reviews/series/shacking-up/">Shacking Up</a> series by Helena Hunting and it features Amalie's brother Pierce. Readers of this series will remember Amalie from <a href="https://www.amazon.com/Hooking-Up-Novel-Helena-Hunting/dp/1250155479/ref=pd_sim_14_15?_encoding=UTF8&pd_rd_i=1250155479&pd_rd_r=DW1EEZZJFJVG9H3XVXM0&pd_rd_w=IOjRU&pd_rd_wg=200QJ&psc=1&refRID=DW1EEZZJFJVG9H3XVXM0">Hooking Up</a> as she was the heroine in that book. Her brother is a lawyer in Manhattan but after a goof on his part, he's taking some time off from work to let things cool down and work themselves out.

Now that he's got a lot of spare time on his hands, he's in the Hamptons helping his younger brother buy houses and flip them for profit. It is in the Hamptons where he meets Rian Sutter. Her sister hits his prized Tesla and then takes off so he's been stalking the grocery store where the hit and run happened, in hopes of catching that woman that is responsible for $3k in damages to his car. He catches more than he expected and he's glad for it because Rian Sutter??? He's mighty interested in Rian Sutter.

Rian was a strong heroine that has plans. After being stripped of everything and then abandoned by her parents, Rian and her twin sister Marley have only had each other. They have great memories of their grandparents and their grandparent's mansion in the Hamptons. Rian and Marley have chosen to make a life for themselves in the Hamptons, close to their grandparent's mansion because Rian has a dream that they'll work really hard and then the mansion will go up for sale and they'll buy it and open a B&B. She's been holding on to that dream for a long time because she wants to hold onto something good from her past. She's got a secret that she doesn't like to tell people and while I understood her reasons, it played a part in my annoyance with her character. I'll get to that a little later.

Pierce has his own stuff going on but he's focused on the here and the now. He's really enjoying himself working on these flips with his brothers. They're buying up beachfront properties, doing little flips on them and renting them out. Becoming a lawyer wasn't really his idea, it was his father's idea and he kind of fell into the career path and now that he's had time away from his day job, he's starting to think that going his own way is probably what he wants to do. Immediately though, he wants to get to know Rian Sutter. She keeps showing up everywhere that he is and he's attracted as all get out. He's not a quitter so he puts in the work.

Pierce and Rian were a fantastic couple and their story kept me laughing from beginning to end. Their story was so much fun. The chemistry was great, the romance was delicious and Pierce, well, he was hot as all get out. I completely adored him. I loved how determined he was where Rian was concerned and I loved getting to know him. He was a great brother, a hilarious man and a dedicated lover. What's not to love about a guy bringing all of that to the party?

Things were going great in my reading adventure until Rian starts to get her cold feet and the way that she handles the shit that is thrown her way left a bad taste in my mouth and I got pretty pissed at her because she was an awesome heroine and then she went and did something so dumb that I wanted to pull her hair some. Alls well that ends well though because Pierce comes through and just bulldozes over her fears and let's her know that she won't be able to push him away because she needs him just as much as he needs her and I was glad that he, at least was able to stand firm in his feelings. He had a lot more faith in them then Rian but other than that, the book was fabulous. Great characters, a charming beachfront romance that will make you laugh, happy sigh and just enjoy the heck out of Helena Hunting's written word. It would be a great summer read.

Rian and her sister, Marley, have had to overcome a lot that was not their fault, but when they finally get their business up and going will it all go sideways when Pierce and Lawson start buying and flipping houses in the Hamptons also? Or will Pierce and Rian work things out after an auspicious but funny start? This is a typical hot Helena Hunting book with its steamy love scenes and characters you will enjoy from page one to the epilogue. I hope Marley and Lawson get their own book or books!

I am an avid reader and won an ARC of ‘I Flipping Love You’, and I was so excited that I started it right away. The story is engaging and unique—I loved the detailed descriptions of the settings and houses they flipped—with many layers to it, and the characters mature and interesting. I couldn’t put it down. I just wanted to see how the story played out with Rian and Pierce. It was a wonderful read, with a beautiful epilogue. I highly recommend ‘I Flipping Love You’. And I am so in love with these characters, that I am hoping Helena will give us another book with the rest of Marley’s story!

Really good. Twin sisters Marley and Rian has lost everything and turned their lives around despite their parents who abandoned them after a scandal. Marley is the outgoing wild twin and Rian the caretaker and protector. Marley hits a Tesla and flees the scene, but Tesla owner Pierce finds Rian the other twin and approaches her as the offender. Well a lot of comedic moments, but the two have crazy chemistry. Pierce has his own family issues, but well written story of Rian fighting the relationship because of an embarrassing money scam where their parents stole millions from investors. Pierce a patent lawyer for his family is torn to do his own thing of fixing houses. Good story about two lovable characters.

This is the first book I read by the author and I was positively surprised. I loved this book, the chemistry between the main characters was everything. It was a cute, and funny, and a sexy read. There were moments where I even laughed out loud. I will definitely need to check out other books by this author.

I’ve really enjoyed this series by Helena Hunting. As I’ve mentioned in past reviews, these books are super sexy but less raunchy than her previous works. They work well for me. That being said, I enjoyed the first two books more than this one. By the end of the book, I liked Pierce and Rian together – they are both sweet and fun. But the beginning of the book was a little too much for me.

Rian has a twin sister, Marley, who hit a parked car and booked her butt away from the scene without leaving a note. A few days later, the person she hit, our hero Pierce, sees Rian at the grocery store and thinks it’s Marley (they are fraternal twins who look exactly alike). Of course Rian is totally confused and pissed off that this guy (HOT guy) is yelling at her about hitting a car and he is also saying things like:

“Don’t play dumb with me! You think you can flip your ponytail” – he reaches out and flicks the end, which is rather startling – “flash a smile and some cleavage, and it’s going to get you out of this. Well, think again, sweetheart. I guarantee my paint is still all over your bumper.”

and Rian responds:

“And I’d like to point out, that the cleavage comment was completely unnecessary and unwarranted and actually, pretty damn sexist.”

He blinks a couple of times, possibly taken aback. That expression doesn’t last long. His lip curls in a sneer and that pretty all-American handsomeness morphs into downright malevolent hotness. “Nice try, sweetheart. But there’s no way I’d forget you.” His gaze sweeps over me—it’s not in an unappreciative way either.

I poke hard at his chest. “Stop leering at me, you pervert. I don’t know what kind of drugs you’ve been snorting, but I assure you, you’ve got the wrong person.”

This just rubbed the wrong way – it’s never good when I get a creepy vibe from the hero to start the book. Heroes shouldn’t be creepy! He did grow on me – but it took a while.

Rian and Pierce are both in the Hampton’s (beach area in New York) because they are both in real estate. Pierce has a lot of money to play around with and some time. His father created the a popular doll, which used to be a huge seller. Pierce in a patent lawyer who didn’t handle the patent for a life-sized doll well, and the doll ended up being sold in porn stores. Disgraced by his family, he has moved in with his brother in the Hampton’s, where they have been buying real estate to flip or rent.

Rian and her sister Marley are also doing this, except they have no where near the capital that Pierce has. They have been carefully making investments and finding houses to flip, so that one day they have enough money to buy a nearby mansion, that has family memories for them. Pierce happens to own a rental house that Rian and Marley are staying in, so these two enemies start to see each other a lot. Pierce falls hard for Rian, who stubbornly keeps him at bay until his sexy body is just too much to ignore.

Let me also note that when Rian first meets Pierce, she had already agreed to go on a date with a man, Terry, she met through a dating site. Terry isn’t all that attractive apparently, and Rian is a much higher number on the beauty scale, per Pierce. They really start to tear into Terry – making fun of his name, that he may lose his hair in the future etc… and again, this rubbed me the wrong way.

As the story progresses, Rian and Pierce start to have all the hot, sexy sex and nice sexual tension.

This author writes well done banter and really fun sex scenes, but this one had a rocky start for me.

I Flipping Love you was a laugh out loud swoony well written book. Helena Hunting never disappoints. I loved all the characters in this book. Rian and Marley have a great twin thing going on and Pierce made me laugh from the start. His cockiness and playfulness has me swooning. Oh and of course I cried at the end. I want a Pierce for myself. A must read amazing book.

It is so rare that I tend to really enjoy all the books in a series. Helena Hunting knows just the right trick to spark humor, romance and downright fun in her books.

Rian Sutter and her twin sister Marley are trying to recover from the scandal her parents caused. The embarrassment runs deep but they finally got a hold of their finances by flipping houses in the Hamptons. They have the whole summer lined up full of plans and Rian is determined to stay on track.

Rian is out at the supermarket when Pierce Whitfield starts stalking her. She is ready to fight him off when he insists that she hit his car. Appalled and weary of him, they start a tense but yet funny banter only to find out it was Marley who hit his car.

Pierce uses this to his advantage to pursue Rian. He is attracted to her sass, beauty and brains. She is a bit of a mathematical genius. Pretty soon the chase is on and the chemistry is explosive. The lead up to first kiss was so intense that I knew the love making would be on fire.

"When I finally get to her chin, I bite, not hard, but enough that she sucks in a breath. I tip her head down and flick my tongue out, skimming her top lip. Her hand tightens on the back of my neck again and I loosen my fingers in her hair. As soon as I do, our mouths connect like two meteors colliding."

Once Pierce and Rian discover that they have been competing for the same houses, the relationship is strained as Rian wants to keep things strictly professional. Rian has trust issues and she can’t help to doubt his intentions as they move further along. Pierce refuses to let up on her after their explosive encounters but Rian holds back a lot of her past because she is afraid of what he might think of her. When her back story is finally revealed, I think Pierce handles it well. I felt so bad for Rian. She carried a lot and her HEA is well deserving and of course, Pierce does it right.

What I love about this story is that Pierce knows what he wants. He embraces his emotions every step of the way and he is not afraid to fight for her. He shows her what it is to be loved. He breaks down the wall to her heart and goes in full force.

As always the humor is spot on and not forced. I like Marley and wish we got to see more of her. She seems so full of life. Lawson added a bit more of comic relief. A few faces from the past books (Amalie and Lex) make appearances which is a nice bonus.

I think fans of romantic comedy will really enjoy this stand alone addition to the series.

Such a fun book! Really sweet, light and funny. Had me crying happy tears up a few times. Loved the interaction between the two and the spicy scenes where fantastic! The supermarket scene is to die for! As always, well done Helena, well done!

Helena Hunting is almost always a 5 crown read for me. I just genuinely enjoy her humor, her characters, and the story-lines she creates. Her stories romance me, entertain me, and always make me a bit happier for reading them, and I Flipping Love You did every single one of these things.

Pierce, like most Helena Hunting heroes, is completely delectable. He has just enough confidence to be charming, but I mostly enjoy the way her pursues Rian. He is transparent with her, finds her quirks endearing, and accepts her for who she is. Plus, he helps her achieve her dreams, and not in "I am the man and will make this happen for you" type of way but a "I'll support you" way. There is not aspect of this man that didn't draw me in and make me swoon.

I adore Rian. She is fiercely protective of her sister and their goals. She carries unwarranted guilt, but the fact that she does just exemplifies how big her heart is and how much of a good person she is. This guilt and her past end up getting in the way of her happiness with Pierce, but she snaps out of it pretty quickly because Rian is very logical and intelligent, which is my favorite attribute.

Helena Hunting's romantic comedies are some of my absolute favorites among all the books I read every year. There is just a certain charm to them that doesn't exist in other books. The chemistry between her characters is authentic and unique to each story and each couple. Her humor is always different for her heroines, and, yet, a reader can tell it is her signature style. The stories are always fun and sexy. In true romantic comedy fashion, the conflict is expected and resolved relatively easy, but Helena Hunting doesn't necessarily resolve it quickly, which I enjoyed, because I like when the build up of the conflict isn't over in a split second. I want to see the couples work for their HEA and these two did, only making their resolution that much sweeter.

I Flipping Love You is another must read from Helena Hunting. I love this entire Shacking Up world she has created (can be read as a standalone), and I hope we get to stay in it for a bit longer.

3.5 stars. I liked this one; it was light and fluffy for the most part. The background story of the twins and their family might have been a little on the contrived side, but I still thought that Hunting pulled it off with a solid HEA.
