Helena never disappoints! This book was a fun read and perfect for summer. I enjoyed the dialogue, the banter and one liners made me laugh out loud at times. And the chemistry was there from the start. I think Helena does a really good job at building her stories, IFLY was well thought out. Definitely going to have to reread this book again!

Helena Hunting is a rather new to me author. I have only read 2 other books by her, but she is quickly becoming a favorite for a reason. I love her books...once I start reading them, I can't put hem down. They draw me in immediately. I Flipping Love You was no different. I fell in love with Rian. I could totally be Besties with her! Then add in a confrontation from a wealthy and handsome man, Pierce. He thinks she hit his car and left without so much as a note. Rian has no idea what he is talking about. Pierce had no idea she had a twin sister, Marley, who just happens to be the culprit. There is instant chemistry between Rian and Pierce....but will so much as give her heart a chance at love or will the fear of getting it broken hold her back? This book gave me lots of feels and kept me laughing! It is one click worthy!

This book is hilarious! I didn't realize at first that Pierce Whitfield was a character that we had read about in Hooking Up. The first time Rian and Pierce met I laughed so hard because of what Marley, Rian's twin sister did to try to get them both away from Pierce.

Pierce is a lawyer who is taking a break from law and is working with his brother on flipping houses in the Hamptons. Rian is a real estate agent who is working with Marley to get enough money to buy their first house to flip!

Rian thinks Pierce is trouble because she has been hurt by his type before. Pierce is interested in Rian because she is smart, sassy, and independent! The two of them together is so funny and makes you swoon with their chemistry!

This is such a great story! It made me laugh so hard and the romance is so romantic!

3 1/2 stars. This book was a fun, cute and sexy, hot read. Perfect for a day at the beach. But be aware you will find yourself giggling through out it. Pierce and Rian's first meet just had me giggling and excited for their next meet up. Rian is hiding a part of herself and finds it hard to let out her true feelings. Pierce must have been the class clown as a youth, because he reminds of the old saying "I'm a toys r us kid and I never want to grow up" He just had this easy going, life is fun and even with all the pressures of his life, he still smiles through it all. The side characters were interesting and believable.

I flipping love this one! It’s definitely rom com catnip, sexy, sweet, funny and poignant. Inloved that there was no big misunderstanding that wasn’t addresses right away. I loved Rian and Pierce and their flirty and prickly bantering. It made me feel just fluffy on the inside.

What an incredible story! Helena Hunting has written a book full of sassy fun dialogue, sexy scenes and characters I would love to know for real! Pierce and Rian have so much chemistry that you just know they have to have a HEA, but it’s a long, often rocky road. Secrets, misunderstandings and insecurities on. both sides throw up obstacles to their relationship. Will they make it.? Won’t they? I couldn’t put this book down until I found out.

This is the third book in the Shacking Up Series and it is so good!! Rian was one of those characters that you just feel like you know. She and her twin sister Marley were hilarious together and made the whole book. On the outside, she seems like she's got it all together, but really she's still recovering from what she went through in the past. Pierce was an absolute swoonworthy hero and made reading this book worth five stars! He's funny and romantic, but is also dealing with his own issues...being his family. This book had me going back to read book one because apparently I skipped over that one entirely and read book two. I wound up buying both on Audible and listening in the car while on the way to work and it made my whole day. I listened at the gym and at the grocery store. I kind of understand those people who said they listened 15 hours a day. I get it now and when this came out - I got it on Audible also...the day it released!! So yeah, I'm one of those people now. I loved the enthusiasm that Rian has for life and I loved the chemistry that her and Pierce have together. It was truly worth listening and reading!!

If I could give this book more than five stars I would. This book has it all. Starting from scratch is a challenge but when there are family secrets involved things are even worse. Rian and her twin sister have built a moderately successful real estate business that is helping them towards their passion of flipping houses in the hope of one day owning their family mansion in The Hamptons again. Pierce is a very wealthy attorney and the disgruntled owner of a damaged car. He has been searching for the person who hit it and ran and is pleasantly surprised when he accidentally runs into the woman who hit his car at the grocery store. The problem is that he confronts Rian who did not hit his car. It was her sister. The attraction between Rian and Pierce is palpable from the minute they meet but Rian has sworn off getting involved with gorgeous men. However, Pierce is not the type of man to cease going after what he wants and what he wants is Rian. Can Rian heal her past to trust Pierce and let him into her life? How will Pierce react when Rian spills the beans about her upbringing? This is one intense read from beginning to end that will have you on the edge of your seat. The characters are thoroughly absorbing and you just cannot stop rooting for them to work things out because they are the perfect compliment to each other. The writing style is first-rate filled with funny quips and entertaining dialogue. I highly recommend this book.

What a great book to start out with for my first time reading something by Ms. Hunting. The story has a unique setting, the real estate world, with a beautiful beach background. I was imagining myself in this picturesque town.

Rian and Pierce first meet when he mistaken her for her twin sister who had done a hit and run situation to his expensive car awhile back. After that awkward run-in, it seemed that the universe was playing matchmaker because these two kept running into each everywhere they went.

Pierce is interested in her right away but Rian is guarded. She has a family history that she doesn't want to be dug up. Rian ends up being Pierce's realtor and things begin to get a little more complicated between the two of them.

I FLIPPING LOVE YOU can be read as a standalone. It's part of the Shacking Up series. A fun, sexy beach read that will surely have you flipping pages to see what happens next.

4 FLIPPING STARS!

It all began with a box of Cinnamon Toast Crunch and a chance encounter at a grocery store, that ultimately led to two people falling for one another in the summer heat while in the Hamptons. I Flipping Love You by Helena Hunting was witty and fun, mixed with sassy and sweet!

Pierce is a hothole suit who wants payment for the damage done to his car. Rian is in shopping mode when she notices said suit staring at her in the cereal aisle. What ensues afterwards is a case of mistaken identity and an escape plan, but Rian gets caught. From that moment on I knew this book would be hilarious and I wasn't disappointed! The connection between Pierce and Rian is undeniable, regardless of how much Rian fights it. It's kismet. Even I saw that! But a lot of things come in to play throughout I Flipping Love You, mainly the fact that Rian is guarded considering her past and Pierce having to constantly fight to break down her walls.

From the characters, to the banter, to the interactions between Rian and Pierce and their fiery personalities, I laughed continuously! This book was rather entertaining and the perfect read for a day at the beach. I truly enjoyed this cute romcom!

I really enjoyed the meet cute of this book. There was mistaken identity (well it was really Rian’s twin that was involved), and the subsequent witty dialogue as well as the impression Pierce is a rich entitled ...

Then Pierce and Rian have a lot of coincidental meetings! So many that eventually, their chemistry can’t be ignored. But Rian has been burned before and she would rather ruin any chance at a relationship than go through the pain again. And Pierce has his own issues to resolve.

I really enjoyed this book. And the writing was well done making you feel that you are there! This is a fun book about flipping houses and flipping your outlook to be ready to let love in.

Thank you to Netgalley for the opportunity to read and review an ARC of this book and I am providing my honest review.

This was a great enjoyable read. I love watching these type of shows so I was giddy to see a book revolved around that. Now when I started to read this book, I didn’t know that it was part of the Shacking Up world but it was a nice surprise. Pierce is first mentioned in Hooking Up-he is the brother of the heroine in that book-Amalie. He was a good supporting character but now it is his turn to shine.

I liked how Pierce and Rian first met. It was pure comedy. The banter was just great. It was enjoyable just how they kept running into each other-I couldn’t stop laughing. The more time they spent together, the more splendid they were. Pierce and Rian were fun, sweet, and sexy together. The interactions and conversations were funny and great. This book was about these two as individuals and as a couple. How will their individual lives affect what these two are trying to pursue? I was intrigued to find out. The growth of their relationship makes the book. Helena kept me interested until the end. I wanted to see how it would all play out. The characters, the storyline, the writing was fantastic. I Flipping Love You was an entertaining read.

4.5 “Kismet” stars!

I FLIPPING LOVED THIS BOOK!! It’s no wonder Helena Hunting is one of my go to rom com authors. She effortlessly blends laugh-out-loud comedy with sweet and sexy romances giving us steamy fun and a whole lot of heart.

Rian and her twin, Marley, were born with a silver spoon in their mouths; however, after their family loses everything they are left to fend for themselves. They’ve worked hard to become real estate agents and have finally made a name for themselves. With a few more sales and a good home flip or two, their dream to renovate the old Mission Mansion in the Hamptons will be within their reach. Until they meet Pierce.

Pierce is taking the summer off from his patent law job because of a huge mistake he made. He’s helping his brother buy and flip homes in the Hamptons and he isn’t interested in anything but laying low while everything blows over. He never expected to meet a pretty girl that may very well be considered his competition, and he definitely never expected to fall for her.

I Flipping Love You is a sweet, steamy, light-hearted read that will permanently put a smile on your face. The storyline is original and entertaining and the characters are fun and lovable with personality and depth.

Rian is sweet, caring, and an individual. She isn’t embarrassed to be who she is even is she has a past that haunts her. She is unique, fun, and makes the best of her situation. Her determination is amazing as she works hard to achieve her dreams. She is really smart and funny, and I loved that she caught Pierce’s eye!

“Do you have any idea how sexy that is?”
“You think it’s sexy that I can do math in my heart?”
“Yes. You’re gorgeous, outspoken, and intelligent. It’s a hard-on-inducing trifecta.”

I loved Pierce. He’s very wealthy but doesn’t flaunt it, he’s super sexy and smart but isn’t arrogant, he’s cocky and confident but also vulnerable and real. He is such an amazing guy who looks at the best in people and does everything with a big heart. I loved that he pursues Rian and tells it as it is.

“When this thing with this current guy doesn’t work out, you can go out with me.”
…“What makes you think it won’t work out?”
He hitches a shoulder and motions between us. “Because there’s chemistry here, and I doubt you’ll be able to ignore it indefinitely.”

And there is chemistry!!! From the beginning there is fantastic banter and sky high sexual tension that leads to all the sweet and sexy times between Rian and Pierce. They are just so good together. They give as good as they get and they know how to push each other’s buttons in the best possible way. I loved how their relationship sneaks up on them and I thought the way their feelings developed was realistic. I felt the love they share and was giddy every time they were together.

The secondary characters were entertaining as well. I adored Rian and Marley’s relationship. They are twins who have each other’s backs even when one screws up and love each other unconditionally. They are a total hoot together and I hope we get more of Marley in the future. I was also excited to see Amalie and Lex again, and hope to see more of Lawson too.

'Why does it feel like he’s burrowing his way into my head when all he’s doing is touching me?'

I Flipping Love This Book.

It’s as simple as that. It’s totally charming, funny and sexy—the full package when it comes to romance—and gah, I’m still smiling over it.

Helena Hunting outdid herself with this one. Rian and her twin sister, Marley, were smart, likable and a little sassy, while Pierce started as a hot alpha-hole and became more and more lovable with each passing page. I was even intrigued by Lawson, who I want to dislike a little—but also want to read more about.

From the adorably quirky meet-cute to the lovely, unexpected ending, I Flipping Love You checked off all my boxes—and then some.

Which is why I’m kinda flipping out about this book.

'We’re like two trains on the same track, heading for each other. A collision is imminent. But I can’t find it in me to care.'

I can’t seem to get enough of Helena Hunting’s Shacking Up world. I Flipping Love You is the third standalone in the series, and with its sexy humor and sassy females, it fits right in.

There’s a reason why DIY shows such as Fixer Upper, Property Brothers, and Flip or Flop are so popular. Having the ability to see the value in something others might perceive as unattractive, run down, or unworthy is inspiring. Watching someone put forth the effort to transform a hidden natural beauty into something gorgeous and desirable is romantic in its own way. This romantic comedy has similar elements.

Rian (pronounced Ryan), a realtor, is attractive and smart, but a little dinged up by life. Her shameful past, guilt, and old wounds have made her guarded, snarky, and lonely. She prefers to be bland rather than the center of attention. Pierce happens to be a lawyer and part-time renovator. Upon their unpleasant but comical first encounter, Pierce is instantly intrigued by Rian’s intelligence and integrity, as well as her moxxie. It doesn’t take long before Pierce becomes determined to make her his and break through her prickly exterior to expose her warm heart and earn her trust.

Pierce is h-o-t, rich, and romantic, with the perfect amount of cockiness. Rian is loyal, sentimental yet tough, and extremely savvy. Their immediate attraction lends itself to some scorching encounters and a delightful battle of wits.

Marley, Rian’s twin sister, is certifiably insane—in the best way possible. Every good rom com should have a little dose of crazy, and her antics create lots of humorous conflict.

I Flipping Love You hit all the right notes with me. Just like the other books in the series, it’s definitely sexy. However, the story is mostly romantic, funny, and just plain entertaining.

This was a cute, breezy beach romance. I enjoyed the side characters and I thought the premise was interesting.

I wasn't thrilled by the heroine, Rian. Her behavior at the beginning didn't make a lot of sense to me. Her sister committed a hit-and-run, which--no matter what kind of car Pierce was driving--is an actual crime, and the fact that Rian minimized this while "negotiating" with Pierce just didn't sit well with me. Pierce, himself, wasn't super charming at first either, but he did grow on me. Rian did not, however; she was super judgmental throughout, and she always thought the worst of Pierce without a lot of evidence on her side.

I've read Helena Hunting's other work and enjoyed those stories. It was nice to see her tone down some of the juvenile humor in this one, but I think ultimately this particular book simply wasn't for me. All that said, if you're looking for a simple summer romance with a lot of beach hookups, this is a good bet.
