I flipping loved this book. It is everything a romantic comedy should be: it's a fun read, the chemistry and romance between the two main characters is off the charts and it leaves you wanting more. I hated for it to end and I want more Rian and Pierce.

I didn't realize until after finishing the book that it is actually #3 in a series but it can totally be read as a standalone.
I will be checking out the other books in this series.

What a fun and entertaining read for a summer vacation!

It's summer time at the Hamptons and a strange guy is stalking Rian at the grocery store. One wouldn't expect Pierce to pursue a woman who hit his car, but he's fascinated by Rian once he has met her and won't quit texting and calling her for a date. The banter is entertaining, the sex scenes are steamy, and it's all fun until things get serious between the two.

Helena Hunting knows how to write skilfully, stories that will make me swoon, Laugh out loud and feel so many emotions.

I freaking love I Flipping Love You. Every chapter made me laugh, and it was nearly impossible for me to put it down.

Rian and her sister Marley became orphaned at the age of 18 and inherited their parents’ debts!! They have one common goal to buy back their gran’s house: The Mission Mansion in Hamptons bay.

Rian bumped into Pierce in the supermarket… let’s just say that their first encounter was explosive and the beginning of a love/hate relationship.

”His face is a masterpiece of masculine perfection; straight nose, high cheekbones, an angular jawline that could cut glass, full lips.”

Pierce feels the chemistry between them straightaway and cannot resist Rian’s sass!! The banter between them is sooo good!!

“This guy is way too smooth, too good with his words and his hands and his magnificent man hammer. He’s too intense. It’s bad. Intense equals dangerous. This kind of lust dulls all the other senses, whitewashes reason, makes a person do thoughtless, senseless things. “

Their story is unique, funny and wonderful and really hot too! The characters are quirky, funny and our main man Pierce is sexy as can be. HE has that kind of smart humour that makes you crave for me and make you hate him at the same time because he knows how to push Rian to the edge. All of the above plus the steaminess is the perfect combination!!

Every chapter pulls you in, making you desperate to find out what will happen next.

I loved it!! I loved the titles of each chapter (the cuddle one was so so good) , I loved the nicknames Pierce has for Rian from Sweetheart to Hotness and I LOVE the idea of NAKED SUNDAY!!!

I adore everything I’ve read from Helena Hunting, starting with the PUCKED series. So when I saw that she had a book coming out in the profession that I’ve made a job out of, I knew I had to read it pronto. Not to mention it takes place in the Hamptons, and my dream has always been to own a cottage on the beach (almost any beach will do.)

We meet the heroine, Rian Sutter, in the cereal aisle of her local grocery store. Our hero, Pierce Whitfield, hunts her down and lets her have it for hitting his pricy ride. However, it wasn’t Rian that hit his car, but her twin sister, Marley, who left the scene of the crime. This doesn’t make a cute first meet.

The twins used to be part of the elite in the Hamptons, until their parents lost everything and left the twins to figure out life on their own. Pierce is a lawyer that also comes from a privileged background but is taking the summer off to figure out what he really wants to do with his life. He has agreed to buy and flip houses with his brother, not knowing that the twins are REALTORS®, whose goal is to do exactly the same thing.

When the brothers start buying up everything around them, it puts Rian and Pierce on opposite sides. Yet their attraction is starting to combust. Combine that with great banter, Cinnamon Toast Crunch, garden gnomes and a lime green speedo and you have a must read for the summer!

All’s fair in love and real estate, right?

What a read.
I Flipping Love You is the third book in the Shacking Up Series. I Flipping Love You is set in the Shacking Up World,but every book can be read as a standalone.
Rian Sutter and her twin sister grew up pampered and sheltered. Then her parents gambled all away and Rian and her sister are left with the aftermath and a mountain of debts. Now they´re dealing in real estate and make a living.
Pierce Whitfiled is a lawyer in the family´s empire and on a break. He helps his brother in his business. A business that let the two main characters run into each other repeatedly. Rian really, really don´t want to liek Pierce, but everywhere she goes, he´s already there. Both have this crazy insta chemistry and when they start to compete for the same project, great entertainment is guaranteed.

There are only a couple of authors I can rely on to write stories that speak to me every single time and Helena Hunting is one of them. I still remember reading her first book and how I was blown away. I was sucked in and instantly a fan of the author’s writing. That was the beginning, I haven’t regretted it once.

I Flipping Love You is a extremely well written rom-com with characters who I very easily connected to. I had a great time reading this wonderful story and I give 5 stars.

I Flipping Love you by Helena Hunting. I've enjoyed previous books by this author and this book hasn't disappointed me. A beach read with spice, likable characters, good dialogue and great storyline. Looking forward to reading more by Helena Hunting.

I Flipping loved this book! Pierce and Rian (with an I instead of a Y) are perfect for each other! From the opening scene to the epilogue I laughed my way through this one. Pierce is a lawyer who is in the Hamptons for the summer after making a big mistake and being forced to step back for a while. This is working out for him because he has not been happy in his work for a long time and now he is work with his brother. Tracking down the woman who damaged his car though is a surprise when she turns out to have a twin and the chemistry he has with the twin (Rian who didn't damage the car) is crazy and tingling and absolutely rib-splitting fun. Rian and Mallory are real estate agents who are working their way to their first flip house and the ultimate prize of the Mission Mansion. Watching these two circle their way around each other until they finally come together was so much fun. This is full of wonderful characters, primary and secondary, and so such a good time I was surprised when it was over and I had laughed my way to the end. I definitely recommend this one.

This was my first Helena Hunting Book and it won’t be my last. This is the third book in the Shacking Up series, but it can be read as a standalone. I loved Pierce and his a**holery immediately. He and Rian have great chemistry. This book was funny and low on the drama scale. It was a very satisfying read.

Rian (think Ryan with an I) and her sister Marley Sutton are twins, making a go in the real estate market on the Hamptons whle working toward a dream of rehabbing their old family home, the decades-abandoned mansion that was sold off before their parents absconded them to penury. Using Rian’s maths skills and Marley’s ‘people skills, they have managed to save nearly enough to buy their first flip-project. Well, if Marley didn’t leave a large scratch in the side of a Tessla and take off, never to be seen again, until today. Because today, Pierce Whitfield spies Rian in the aisle of the grocery store and confronts her: mistaking her for Marley. That confrontation, with the super-hot, obviously rich and handsome man was just the first in a series of chemistry-infused, snarky encounters that leave both Rian and Pierce off-balance and wanting more.

Pierce Whitfield is a patent lawyer for the family firm, Amalie Dolls, the eldest of three children and one with a huge secret. He doesn’t want to be a lawyer, and his inability to have his father “hear” his concerns, combined with a sleepless-hangover induced mistake have led to a huge issue for the company, and his taking the summer off to work with his younger brother, Lawson: purchasing beach front properties to flip. Pierce is detail-oriented, handy and desperate to find something he wants to do that wll pay the bills: not just take a job in the family firm. His encounter with Rian is about to heat up significantly, however, as their purposes and plans will intersect, collide and perhaps even overlap.

Like many of Hunting’s stories, these two arrive on the scene with more issues than days in the calendar. Pierce’s ex-fiancé was a social-climbing, unfaithful, not really loving woman: and he’s convinced no one will be able to know he’s got money (or family connections) and truly love him. Rian’s father used her incredible maths skills to bilk money from rich and poor alike, before gathering all the cash he could to escape punishment with their mother: leaving the girls to face the stigma of the family name and their guilt. Rian and Marley have reverted to their mother’s maiden names, buried the past behind them, if it wasn’t for their family home, their summer with Grandmother residence where everything was ‘normal’ and loving. Convinced that because of her connection to her father, and a touch guilty for the role she, as a child, played in the scams, after her only long-term boyfriend dumped her with an apple-tree reference, she’s not going to get close to anyone, or let a relationship develop that will lead to her having to explain her family.

Together, these two hit the mark everywhere – from issue and insecurity driven mistaken conclusions, failing attempts to remain prickly and aloof in the face of a major sweetness onslaught, enough steam rising from the two to power an engine, and some truly panty-melting dirty talk from Pierce when it most matters, they are made for each other, as everyone around them can see. A lovely, fun, funny and hot story where expectations are flipped on their heads and the true work to renovate and rebuild hope and trust are at the forefront.

Hunting never fails to make me swoon and keep me laughing from start to finish . I Flipping Love You is no exception. I was hooked from the start and could not put it down. Pierce and Rian are so much fun and absolutely perfect for each other. I fell head over heals in love with Pierce from the very beginning.
While it is book 3 in the Shaking Up series, it can be read as a standalone. However, after reading this one, you won't be able to stop yourself from going back and reading the others in this series. And you will love every second of them all. I highly recommend you pick this one up. I know I can't wait to see what Mrs. Hunting brings us next!

Amazing contemporary romance about flipping houses in The Hamptons, taking risks, and finding love with memorable characters and a well-crafted plot that immediately grabbed my attention and kept me glued to the book until I got to the last word. I loved the instant attraction, sizzling chemistry and repartee between handsome rich hunk Pierce Whitfield and gorgeous, sassy and intelligent Rian (with an i not a y) Sutter. I was so invested in them, I didn't want the book to end.

What a perfect beach or poolside read that will have you laughing and maybe swooning but definitely keep you entertained and engaged. I received an advance reader copy from the publisher via NetGalley and this is my unbiased review. I also purchased a copy for my keeper library so I can read it again.

The perfect summer beach read! I Flipping Love You by Helena Hunting isn’t quite what you normally expect from the author. It doesn’t have the over-the-top humor of the Pucked Series, but still has Ms. Hunting’s trademark wit in a bit of a 'safer' package, appealing to a broader audience.

I Flipping Love You was unique and memorable, which is something that is becoming rarer and rarer nowadays, and it kind of skirts the line between a sweet and sexy contemporary romance and romcom.

Right off the bat, I love how her main characters are real, relatable people I want to hang with, which is what I love most about Helena's writing.
"I have terrible under-boob sweat, and my thong is all wonky. If I were alone in this aisle, I’d for sure fix the last issue, but suit guy is here so I must leave the thong where it is for now, wedged uncomfortably between my vagina lips."

Rian (a girl, pronounced Ryan) and Pierce are complete opposites, but when 'suit guy' angrily corners her in the supermarket accusing her of a hit and run on his Tesla, the sparks are ignited. Turns out it wasn’t Rian who did the hit and run, it was her twin, Marley, the wild one. The two sisters are realtors in the Hamptons and saving up every last penny to do their first house flip.
“That asshole was hot, which are two of your favorite qualities in a man. And rich. He’s a rich, hot asshole. And he thinks you’re hot.” ~Marley

Pierce is a lawyer who lives in Manhattan. Due to some issues at work, he is taking a break and spending it helping his brother flip houses in the Hamptons. Once Pierce and Rian get past the hit and run misunderstanding, the attraction really sizzled, but Rian avoids attractive men because they have always ended up being jerks. Still, damn, Pierce was hot and charming, and makes it clear that he wants Rian.
"Do you have any idea how sexy that is?"
"You think it's sexy that I can do math in my head?"
"Yes. You're gorgeous, outspoken, and intelligent. It's a hard-on-inducing trifecta."

The competition between the two sets of house flipping siblings made for some fun shenanigans and repartee.
“How long do you think it’ll take for me to make you come with you this worked up?”
She arches an angry, horny eyebrow. “Who says you’ll even be able to?”

I loved the banter and build-up between the couple. They both had backgrounds they didn’t want to share, but Rian’s secrets could really come back and bite her in the ass, so the angst was there, but it was not too bad. Pierce was an asshole at first, but I quickly warmed up to him.
"We’re having a sleepover. We’re going to do this all night, and I’m going to cuddle you like a motherfucker after finishing sexing every last orgasm out of you.”

Funny thing, even though I read the first two in the Shacking Up Series, I had no idea this was related until I was about halfway through and I realized Pierce’s sister was the Amalie from Hooking Up. I Flipping Love You can completely stand alone, but there are a few things that cross over which is fun if you read the previous books, but you wouldn't notice if you hadn't.

Likes:

•The detailed description of the Hamptons made me feel like I was there.
•A completely unique story.
•Helena Hunting’s trademark wit.
•Her heroines are real and flawed and snarky and you just want to hang with them.
•The real estate and flipping part of the story (I wish we had more).
•Banter and fun competition.
•The attraction between the couple leapt off the page.
•Just the right amount of sexy times.
•I had to buy Cinnamon Toast Crunch and I forgot how good it was!

Dislikes:

•It kind of felt like Marley was forgotten in the end.
•I usually love Helena’s side characters, but I never really connected with Pierce’s brother or Rian’s sister.
•I wish we had a little more of the stresses and problems that occur when flipping and selling properties. It all seemed a little too easy and quick.

The Down & Dirty:
I Flipping Love You was a little on the safe side for Helena Hunting, but I liked that for a change. It lost a bit of the slapstick, over-the-top silliness, but still carries Helena’s trademark wit and characters you want to hang with. The unique and detailed setting of the Hamptons, combined with the house flipping made it stand out as a little different than most other books I have read recently. Though I Flipping Love You shows on Goodreads as the 3rd in the Shacking Up Series, it doesn’t seem to really go with the first two. It seems like it should be a spin-off series, because now we need to know what happens to the siblings. Do they get together? I need to know! I Flipping Love You is like Property Brothers vs. Property Sisters with some sexing and is the very definition of a beach read: it takes place in a beach town, it's light, easy, fun and sexy and I enjoyed every second of reading it.

I flipping loved this book! I laughed, I cried, felt all the feels, and fell in love with Pierce and Rian. I was hooked from the start and could not put this down until the very end. This was the perfect, sexy, fun, flirty rom-com to escape in and couldn’t have come at a better time.

This is my first read by Helena Hunting and I can guarantee it will not be my last. I’ve already stalked her Amazon page looking for my next purchase!

I Flipping Love You is a great rom-com; a sexy, slow burn with no drama and hilarious one-liners, perfect for a summer read. It had me laughing within the first couple of chapters. Rian and Pierce were a joy and fun to read. They may have the best first encounter. I loved their banter. The second characters were great, too. Rian's sister and Pierce's brother are something else. I can see them getting into a lot of trouble. Ms. Barber was just awesome. I do wish there were more scenes with Pierce's and his siblings.
This was my first book from the author. I enjoyed it. I didn't know it was a series of standalones with interconnected characters before I read it. Hunting knows how to write wonderful and funny characters, ones that I couldn't help liking. I'll be reading more of her books.

I Flipping Love you was a sweet and cute summer read. Mixed with the brand of humour that can come with a Helena Hunting read, it has its swoony moments and those heart fluttering scenes.

The beginning of this story sucks you in as these two meet in quite the unusual way. It’s highly entertaining to say the least. As this story progresses the two main characters Rian and Pierce continue to run into each other.

These two slowly start to sizzle and what we end up getting are some hot and steamy moments between the two of them.

Pierce well I absolutely loved him. He was cocky yet cheeky at the same time. It was easy to see the appeal he had and I think any woman would easily fall for his charm. He’s also a sweetheart and you can tell his heart is in the right place.

This story was definitely enjoyable and absolutely had its sweet moments. There’s not a whole lot of drama in this one but enough to have you engaged. A cute read for the summer.

Awesome contemporary love story. Rian and her twin sister Marley have been taking care of themselves since they were 18. Now years later, they are real estate agents. Unfortunately, Marley isn't the most responsible person and damaged Pierce's car. Pierce mistakes Rian for her sister until he realizes the difference. Rian is spunky, smart and pretty but she also watches out for her sister. Pierce is intrigued by Rian and decides to get to know her better. Unfortunately, Rian has trust issues due to her past. I received a complementary copy of this book via Net Galley and chose to write a review. I look forward to reading future books by Ms. Hunting.

4 Bring on the House Flipping Stars!!!

I loved everything about this book. Who knew flipping houses in the Hamptons could be so much fun!! Rian and Pierce are literally forced together thanks to her sister's side swipe and flee of Pierce's car. The funny part is, is that Pierce thought it was Rian thanks to the fact that she and Marley are twins! Their initial meeting in the grocery store had me almost snort laughing. I knew just from this first chapter that this was going to be such a fun read!

The banter between Rian and Pierce was priceless. She's snarky and has some of the best come backs; he's incredibly good looking and sexy, and Rian can't help but be attracted to him. It becomes that much better when they realize they both flip houses....let the games begin!!

I also loved the relationship between the siblings. Rian and Marley are a hoot together and given their backgrounds and where they came from to see them rising above that to make the life they've always wanted and along the way they just may get back a piece of their family was so heartwarming. Pierce and his brother Lawson are like any brothers giving each other a hard time, but when it comes down to it, they really do love each other.

This is a great addition to the Shacking Up series and I loved watching Rian let her guard down and find a relationship she wasn't looking for with a man that will love her more and better than she's ever been loved before.

First I would like to tell you guys how happy I am that I was introduced to Helena Hunting writing. I am a huge fan of a great romcom especially when it has the raunchy, naughty, silly and sarcastic humor that she always brings to her books and characters. I always get so lost in her books and “I Flipping Love You” wasn’t different. From the very beginning I was hooked on Rian and Pierce’s story. These are two characters that I fell in love with and wish that they were friends. Yes folks, this is what Helena do to you. She makes you wish that you could be friends with fictional characters. The banter between these two will leave in stitches and it’s the same with the other characters in the book. I love Rian’s sister Marley; she was a card and let’s not forget Pierce brother Lawson.

“Even your muscles have muscles. It’s like the big ones are having sex with each other and making new little ones under there”

This book will filled with laughs, love, sexy time and not only that but we get to see Rian and Pierce come full circle because they both got hurt really bad by people in their lives. Rian by someone who’s supposed to love and protect her no matter what and Pierce by someone who he gave his all to but in the end both of them found love in the right place. I couldn’t get enough of this. I actually devoured it.

I have read and reviewed a few of Helena Hunting's books on my blog and I actually bought a few of her previous books as well because I have been loving the books I had received to review.


I Flipping Love You is book number 3 in the Shacking Up series and it can be read as a stand-alone if you so wish but I swear you should read the previous books because these books are so freaking addictive.


I read this book in one day. This is an easy, quick and sweet story. The main characters (Rian and Pierce) have chemistry.


This is one book series that I will be reading again in the near future.


I give this 5 out of 5.
