Rian and Pierce are flipping fabulous !
This such a sexy, funny , cute story.
Pierce is the tall, handsome, intelligent suit that has never found that someone to keep his interest and make him feel that spark ...until Rian. A chance run in ….literally and he is enthralled !
Rian is sassy, sweet, sexy and also a wiz with numbers . She has been having a bit of bad luck in the man department and wants no part of the suave Pierce . She puts up a good fight but when he turns on the charm she begins to see that their is so much more to him!
Rian and Pierce have a amazing witty banter and undeniable chemistry. They will yank you in to their lives and keep you entertained right till the end. They are also surrounded by a wonderful cast of characters that compliment them and their story so well! Loved them !

This is the first book i have read of Helena Hunting, It is a contemporary romances. I am so happy that I decided to read it. . One of the reasons I did is because I am a huge HGTV fan. The book is about buying homes and flipping them to use as summer rentals. The book kept me entertained with its witty dialogue . A quick and enjoyable read. Great for a beach day.

This was my first read by Helena Hunting and definitely will not be my last. This book was a fun read and I loved the everything about it. The banter between Pierce and Rian had me laughing out loud quite alot. The chemistry was off the charts between the them which made for very hot sex scenes. Highly recommend this book

Y’all probably don’t know this because I don’t think I’ve mentioned Helena Hunting before but I’m a huge fan of her books, specifically this series. Okay… so I may or may not be lying because I haven’t technically read the complete series but I’ve now read two and loved them which basically means I love this series, don’t fight me. Anyway, like I said, I love Helena Hunting so my expectations going into this book were higher than the Empire State and—no surprise here because we’re talking about Helena freaking Hunting—she took those expectations and laughed like a Disney villain because OF COURSE she went above and beyond those expectations.

Even though I loved this story in the end, I didn’t love it at the beginning and that is Pierce’s fault (he’s our hero in this book). It took me some time to warm up to him. He started out being a very cocky and arrogant pain in my butt but the more I got to know him and discovered his different layers, I started seeing him as more than just a sexy a-hole. He is an incredibly sweet and hard-working man. He is the perfect mix between fun and seriousness and I LOVE HIM. He is so darn dreamy.

I also love Rian. She is so sassy, funny, relatable and intelligent. She is a hard worker too and I loved that Pierce supported her just as much as she supported Pierce in all of his projects. Their relationship is all of my goals in a nutshell; it is sexy, swoony, fun, mature, full of respect, honesty, great communication and it’s never boring. I totally got a little jealous because, man oh man, Pierce is the complete package and Rian is someone I aspire to be (minus some of her stubbornness because I already have plenty of that.)

This might not seem important or relevant to some of y’all but I really liked that Rian’s sisters and Pierce’s brother played important parts in this book. Maybe because I have a sister and we are always together and supporting each other but I really loved seeing the dynamic between the brothers and sisters and how similar/different our relationship is compared to theirs.

Also, I never talk about steamy scenes in my reviews because I’ve never felt the need to, somehow they are always the same in pretty much every contemporary romance but I absolutely have to mention Helena Hunting’s steamy scenes. The sexy moments in this book are HOT but they are hilarious too. It is hard to explain but they are very original and unexpected and out-of-this-world yet very normal. Helena has a way of putting you in the spot and making you feel everything the characters are feeling, you feel their embarrassment when something doesn’t go to plan or you feel the butterflies in your stomach when things start getting exciting. They are scenes like you’ve never read before and I honestly cannot recommend them enough if you love reading stories like this one.

The epilogue is also worth mentioning. It brought tears to my eyes, a smile to my face, some giggles out of me and butterflies to my entire body. It is adorable and so very Pierce and Rian. It is for sure one of my all-time favorite epilogues. And it was the most amazing ending to a perfectly paced, perfectly planned, perfectly written love story.

This book!! No seriously, this book!! It was so so good, I'm not even sure how to do it justice with this review. This may end up being one long run on sentence of babbling.

I had no doubt that this book was going to be great the moment I heard about it. It was so many things all rolled into one amazing package.....it was laugh out loud funny, super sweet, and had just enough heat to require ice water.

I haven't read anything by Helena Hunting before but having read this fun romantic romp I will be looking for more. Rian is meets a very angry Pierce in a grocery store after he thinks she has damaged his car. when in reality it is Rian's twin sister Marley who has done the hit and run. Rian is mortified by her sister's behaviour and promises to pay for the damages. Pierce who is instantly attracted to Rian offers to negotiate payment over drinks and hints at more. Some kind of magnetism keeps drawing Pierce and Rian together as they find themselves meeting in places they would not expect. They realise that they both have an interest in real estate, Pierce and his Brother and Rian and her Sister work flipping houses, but both of them maybe have a dark secret that could tear their budding relationship apart.

This is such a fun read with some unexpected twists and turns, not to be missed.

In her usual fashion, Helena Hunting delivers a wonderful story filled with humor, great characters, smart dialogues and enough sexual tension to light the whole world.

Rian and her twin sister Marley are funny and strong female characters with a past loaded with sadness, and while other women her age are thinking about romance and happily-ever-afters, they are thinking about becoming in the female version of the Property Brothers. But it's Rian who carries the hardest part of the bargain, feeling in certain responsible for her sister and for how the things went for them since their grandmother died.

There's then we have Pierce, a sexy man in a suit who's staring Rian in the aisle of the supermarket, unable to look away, and making her uncomfortable. He's not the kind of man that would be interested in her. His attire screams money and success, and why in the hell is he watching her?

You'll won't believe it when you discover the reason, lol.

The first encounter of the characters was too hilarious, and the way faith/destiny/aliens keep bringing them together was magic. Rian and Pierce seems to be so different, but so similar at the same time. He push all her buttons and she's equally annoyed and turned on by his persistence.

Things are about to get hot when Rian and her sister plan to spend the weekend in The Hamptons, and then again she... wait for it... runs into Pierce. What started as a fun fling turned into something more, but Rian has some secrets that could make her world to crumble.

This is a book that I enjoyed a lot, and certainly will read again (and again, and again) 'cause is too good to just keep it in a shelf. Even if said shelf is virtual. Gnome's orgies, house renovations and lots (and lots) of fun will make this book the perfect option for a summer read. If you're looking for something fresh and romantic, give this book a chance.

Now I'm wondering if Helena is planning in make a book about Lawson or Marley, but I suppose that's too soon to know.

This series makes me want to shack up, get down, and hook up with every single book that's released because I flipping love it. See what I did there? I've got bestselling author Helena Hunting's Shacking Up series on the brain because of the latest and yummiest release, I Flipping Love You, which has Pierce Whitfield, older brother to Amalie from Hooking Up. The patent lawyer for his family's company, Pierce has left behind his office and penthouse in Manhattan for the sand and surf of the Hamptons, hoping the time away will help him refocus and not repeat the mistake he made over an important patent that's now causing their company a major headache. Buying real estate and flipping or renting them out gives him the opportunity to do something he actually enjoys for a change, but while he's loving the Hamptons, he certainly doesn't appreciate finding his Tesla involved in a hit and run while parked. When he finds the powder blue Buick in a grocery parking lot, Pierce confronts the culprit only to realize he's got her twin instead. Rian Sutter is about to totally flip Pierce's world.



All the details I just mentioned in the paragraph above? Well, that's just the tip of the iceberg, but I had to hold myself back in fear of me accidentally adding a spoilery bit here and there. I finished this book in one sitting, and I was smitten with Pierce and Rian from the moment he condescendingly called her "sweetheart" and she gave him a piece of her mind. These two had the whole back and forth thing going on from the get-go and they had the kind of quick banter that I love in romantic comedy reads like this one. They also happened to have their chemistry down pat, and while their compatibility score may have been really low, I dare say that the algorithms were probably all screwy, plus while two people may look ideal on paper, nothing beats actual interaction. Pierce and Rian were sweet and sexy, but they were also involved in stuff that raised the hilarity factor of this book, making for an even more enjoyable read. There was also a bit of drama in terms of miscommunication and secrets being kept, but all in all, this was a truly lighthearted, fun-filled rom-com novel.



Aside from Pierce and Rian, there were also notable supporting characters, specifically their respective siblings who were living with them--Pierce's younger brother Lawson and Rian's older twin sister Marley. With the way things ended with Lawson and Marley, I wonder if those two are going to be getting their own story in the series and if they actually end up being paired for it. We also have cameo appearances from Amalie Whitfield AND Lexington Mills, but I shall it at that. You know, to avoid spoilers. But to be fair, reading the first two full-length novels and the Halloween novella isn't necessary in order for anyone to enjoy this new novel. Of course, me being who I am, I'm still going to recommend the other books because I adored reading them, and hopefully, you'll get a kick out of the stories those particular there have to tell as well. I'm not entirely sure if there are more books in the offing for the Shacking Up series; I certainly hope that the series will continue, because I think there's potential there! For now, I flipping fell for I Flipping Love You and give it five-plus stars. ♥

Oh man how I adored this book. On the surface it seems like a simple opposites attract tale, but it is so much more. I'm a die hard fan of Helena Hunting (if you haven't read the Puck series - get on that ASAP), but this is the first book from the Shacking Up series that I've read and now I must binge-read the prior books in the series. Pierce was just EVERYTHING and I love how the book was basically set up to introduce him to us as one way but was really a journey to show is the man he is inside. Not gonna lie, I enjoyed Rian, but Pierce is definitely the star of this show. It was a sweet story, with the humor and heat I expect from HH and I can't wait for more (hopefully Marley's story is next)! 4.75 out of 5 wine glasses.

The Good, The Bad, and Everything In Between
I’m mixing all the points together because it’s hard to categorize. You’ll see what I mean. Here we go:
-The heat and banter I expect. When i read a Hunting romance, I know she’s going to give me great physical chemistry between her characters, sexy flirty banter and funny bits. I got that and more.
-The emotional scenes that I crave. With the earlier books in the series, I’d enjoyed them, but I had wanted more of an emotional connection between the characters. I never doubted they were hot for each other, but I always wanted just a bit more. I got it with this book. Now, it took a while, but when the emotional scenes come along, boy was I ready for them. I thought Rian was great - a sexy, smart heroine who’s carrying alot of guilt around because of things her parents did. You don’t find out exactly what happens, but I completely sympathized with her and when those final big scenes play out, I was firmly on her side.
-Works as standalone. This is part of a series, but it is absolutely NOT necessary to read the earlier books, as they are loosely tied to each other and those characters do not play a huge part in this story.
-Frustrating at times. Part of what I loved, loved, loved (Pierce’s pursuit of Rian and always being the first to put himself out there) contributes to a bit of an imbalance. As the reader, we can see how genuine and sweet and sexy Pierce is. Rian is the guarded one, the one who pulls back, who’s suspicious and judgy and makes him WORK FOR IT. I’m totally ok with that. Some folks may not be. But by the end, I understood her reasons, I saw the regrets and recriminations, and it ends on such a hopeful note that I think it’s worth the moments of mild frustration.
-Real estate is backdrop but never turns into HGTV. Finally, I liked that the renovation/flipping element of the story isn’t completely pointless, actually plays its part but doesn’t get bogged down in descriptions of fixtures and furnishings. If you like the idea of big real estate wheeling and dealing, but don’t want to actually watch the Property Bros., this would work for you.


The Bottom Line
I really liked this. It has the blend of heat, heart and funny that I crave in my romances. It’s my favorite of the series and I definitely recommend.

Everytime I feel like I can savour one of Helena's books,. I end up devouring it on one day. In I Flipping Love You, she brings so two amazing characters that have undeniable chemistry/ heat and fate keeps pushing together in the most embarrassing/hilarious-luvable ways. Every moment with Rian and Pierce will make you laugh and fall for them. Best rom-com I think I've read this year.

Rian Sutter and her twin sister, Marley, went from spending weekends on yachts and summers in the Hamptons, to a small, dingy two bedroom duplex thanks to their parent's shady dealings. Determined to take control of their lives, the two take on the renovation world and get into flipping houses. It's Ryan's dream that buying and selling houses will give them enough money to one day, purchase the Hampton's home she spent so many summers in with her grandmother. It is the fear that people will relate the two with her parents that keeps Rian guarded and single.

Pierce Whitfield and his family knew what it was to struggle. They came from having very little to living in multi-million dollar penthouses and beachfront homes. His father worked hard building a business that would not only sustain his family but one that his children could take part in when they were old enough. Unfortunately, Pierce doesn't want to be the patent lawyer his dad wants him to be. He'd rather be wearing a tool belt than sitting in a boardroom wearing an Armani suit. Renovating homes is his true passion.

When Pierce sees Rian in a grocery store, he mistakes her for the person who hit his Tesla and left without so much as a note. What he finds is a smart, feisty woman who intrigues him. The chemistry between the two is undeniable, at least to him. She's going to take some convincing but Pierce is up to that challenge!

'I Flipping Love You' was filled with witty banter, hilarious moments and deliciously sexy scenes. Make sure to add this one to your summer vacation book list!

Flipping is always been a favorite topic of mine so I was eager for this. I like that cover speaks that too. So Rian and Pierce the meet cute was good. I was looking forward to hearing Pierce's story when I saw glimpses of him in Amalie's book. The blurb kind made me think that this plot would be different than what happened but it was still pleasant and it's still in the same style of the other books in the series.

Rian is into real estate, good with numbers dreams of flipping houses. Her past made her frugal with money and well guarded too. Pierce after a patent issue gone wrong goes on a break, he's also good at flipping as a hobby but leans towards making it his. He was persistent in pursuing Rian for sure and he has the charms and confidence to do so looking hot and rich.

Somehow business and pleasure mingle and cross lines but so far so good. While their relationship grows clearly Rian still has issues and secrets, her walls make it hard to connect with her. I get why she is that way but it's frustrating, if she was honest she could have saved all that drama too. I wish this was dealt with earlier than right near the end.

So while the story is quite enjoyable, entertaining and well written I must say I didn't connect with Pierce and Rian as much as I would have loved to. Nothing wrong with them really just didn't find something to relate with or anything, well aside from Trip the dog. That said I preferred the second half of the story more when things fall into place. I dunno if Lawson is getting a book but I wasn't too keen on him here nor Marley but they butt heads a lot. The humor and banter kept this going and usual Helena Hunting style steamyness.

I enjoyed this one. It’s only my second book by Helena Hunting, but her others have been on my TBR for a while now.

I loved the fact that this book is about Amalie’s brother Pierce. He’s an awesome male lead and a very gentlemanly and yet stubborn and cocky man at the same time. But not necessarily in a bad way.

I also really liked the main female lead Rian. “Ryan with a i”. She and her twin sister were really fun to meet and she herself with Pierce was a force to reckoned with. Rian and Pierce are awesome together and the chemistry is off the charts.

This one was fun and sexy, and while it did have some serious sides to the characters, it wasn’t dragged out or made to be too much of the storyline. This is a fun read and the story is written just perfectly.

I’d love to read more about Lawson and Marley in the future too.

Definitely recommend and I look forward to reading more by Helena in the future.

A sexy and fun summer read!

Rian Sutter and Pierce Whitfield are two book characters, you will want to experience. They are so much fun to read. Sexy, charming, vulnerable. The dynamic of the two was so great. They balance each other out perfectly. The swoon-worthy connection they share, combined with their funny banter, make Rian and Peirce such a lovable couple.

From start to finish you will fall deeper for these two. From the moment they first meet, you just know Pierce and Rian have something special. And all that unravels during the summer in the Hampton's is worth every turn of the page.

Pierce is one sexy and smirk-y lawyer who loves to get dirty flipping houses. And the sassy Rian, a realtor trying to achieve all the dreams her and her twin sister have for their future.

Flipping houses, great chemistry and a painful past, make I Flipping Love you a book to move to the top of you TBR list.

Happy, Happy, Happy! This book warmed me to my soul, and left me giggly and gasping for air. How is the first in this series that I've read?? I'll be rectifying that mistake soon. I mean, have you seen these covers....

The story starts with a wonderful moment of mistaken identity and a smart mouth real estate maven in the making, dating duds and putting off the advances of a very fine man in a suit. I was hooked from the very opening scene, and couldn't wait to see Pierce win over Rian. He's down for the challenge and is not easily dissuaded.

Helena' writing is always, always wonderful. She creates a story with the perfect balance of sweet and hot , but there is something about how this story just flows that really made it magical. Rian is one of the most endearing characters with quirks and dreams that make her completely relateable. She's got some baggage, with disappointing and absent parents, but she got a wonderful support system with her twin sister, and her new found friends with benefits connection With Pierce. I really loved being in her head and couldn't have loved her "voice" any more.

“I’m not going to sleep with him again.” I’m totally going to sleep with him again if the opportunity arises. I already know it. That was too good not to repeat. The cuddling I don’t know about, though— it leads to talking and talking changes things. It blurs lines and pushes boundaries. It makes it difficult to stay on the right side of casual.



What a connection it is! And Pierce, wow, how did it take Rian so long to see the light? He swept me off my feet and I had to figure Rian was not far behind. She's reluctant for sure, but the man has a serious knack for winning a woman over. He's not a player by any means, which made me love him all the more. The two together are simply delectable. "It’s like I can taste the pheromones in the air..." 4.5 Stars and recommendation.

Rian and Marley are property renovators who aspire to become “flippers.” All they need is the right opportunity. When they’re invited to spend the weekend in a rental house in The Hamptons, they hope to find some good prospects in the area. And boy, do they ever.
Pierce Whitfield is a disillusioned New York patent attorney. He’d gladly swap his designer suits, penthouse suite and flashy, recently scratched Tesla, for the satisfaction of working with his hands. When he takes some time off to join his brother Lawson, refurbishing houses in The Hamptons, it’s the perfect respite, especially when he spies adorable Rian at one of Lawson’s rentals up the beach. Summer in the Hamptons just got a whole lot hotter.
I Flipping Love You is a joy to read, filled with wry humor and family drama. Fate seems determined to bring Pierce and Rian together, from one chance encounter to the next. So, could beach rat Lawson and flighty Marley be next? Hunting rolls out one great summertime respite!

the sexy banter and summer-away-from-the-city locale make i flipping love you the perfect beach read. starting from the meet-cute where pierce believes that rian is the hot chick who ran into his car and ran off without swapping insurance information, he's stunned to realize that she's a twin. and that he's super attracted to her.

when they keep crossing paths and battling it out over properties they each intend to flip, things only get better, funnier, sexier. they both bring enough baggage to the table that there is some depth and real emotional heft to the story, but overall it's a fun, quick read meant to be enjoyed by the pool or out of the deck.

I Flipping Love this story! I Flipping Love You is part of the Shacking Up series, but can really be read as a standalone. It is the first book in this series that I’ve read but if the others are even half as good, I can’t wait to read them.

Rian and her sister are real estate agents who are working towards their dream to flip beach houses.

Pierce is a lawyer who is helping his brother flip houses in the Hamptons. The attraction is immediate, but Rian and Pierce find themselves in competition for some prime properties.

“This is the pinnacle of desperate attraction. This is the chemical reaction that ignites and burns until there’s nothing left but ash.”

The story is engaging and romantic and the banter is hilarious. The chemistry between Pierce and Rian is off the charts hot and completely irresistible.

“I consider that this is moving way too fast. We’re like two trains on the same track, heading for each other. A collision is imminent. But I can’t find it in me to care.”

As a fan of home flipping shows, I was very excited to read this story and I was not disappointed in any way. This is a romantic comedy that kept me swooning and smiling throughout!

This was the most unputdownable enjoyable story that I just couldn’t put down!
The characters were entertaining, the banter witty and the storyline just hooked me to no end! I didn’t want to stop reading even when it ended!
I have a huge hole in my heart, Rian and Pierce have done that to me!! The friendships, the sizzling connection and the way things eventuate, just wonderful!
An absolute must read that is a highlight of this year!
Cant wait to read more from this author.
