I Flipping Love You is Helena Hunting at her very best! I laughed and I swooned. Hard! I devoured every single page and even though I got my expected HEA, I still wanted more. Fantastically written.

I loved the wooing, the romance, the feels and the chemistry. I also loved the property porn. But what fascinated me was the house flipping thing.

Let me explain.

Where I'm from I suppose the nearest equivalent is property development. Sarah Beeny has built her career on the pitfalls that can befall the average property developer; the perils of property chains, uncovering dry rot and troublesome septic tanks. But I couldn't get my head around 'Realtors'. Seems they're like Estate Agents, but ones that do more than take phone calls and confuse complimentary with complementary in on Right Move? Wow, imagine that? I also couldn't get my head around the idea of being able to buy a house in a few days. Last time I moved it took a little over six months. Caught up in a chain with five others (some of which I still exchange Christmas cards despite the fact we were strangers before we were all tied up in *that* move) who all needed to sell so we could buy our new property which meant all of the sales and purchases had to go through simultaneously. We all experienced weekly highs and lows as exchange and completion dates were set and then missed. At least weekly someone would threaten to pull out or someone else would have a problem with their mortgage offer. Or a survey. Or a solicitor was on holiday. Whatever - I was in tears most weeks. So yes, I was quite fascinated with this world where people can just decide to buy a house, buy it, do it up and sell it on again in a few weeks. And a world where the professional actually helps you with this in return for their hefty fee. Imagine. I don't doubt it's entirely possible outside of the UK, but I must admit I was more than a little envious and yes, quite fascinated.

I digress.

This didn't quite share the slapstick humour of the Pucked series, but it more than delivered with the banter and the feels. The smut was particularly hot please and thank you.

Complete story. Highly recommended.

I had so much fun reading this book. Marley and Rian who are twins. Pierce who is the person that Marley came in contact with. Now realizes they are twins. Only Pierce wants nothing to do with Marley and everything to do with Rian. Summer in the Hamptons for Pierce and the twins who are real estate agents and flippers. It is endless flirting, walks on the beach and hot sex. I also love when Rian lets her temper go. She is priceless. I really enjoyed the ending.

"I Flipping Love You" by Helena Hunting
A spicy light-hearted easy fun contemporary romance read. I give it a solid 4-star rating. I was gifted an ARC copy for my honest review. This was an entertaining read. It had a little more spice than I cared to read at this moment in time, but I persevered. I laughed, I cried, and I rejoiced. I think you will fall at least a little bit in love with Rian (Ryan with an "i") and Pierce.. All while you wonder how this story will ultimately play out. Happy Reading!!

This is by far my favorite of the series. I love how Pierce and Rian met. I love how persistent Pierce was to wear down Rian. I love that both of their siblings played a big part in their story and we get to see Amalie and Lex. It's so nice to see Amalie happy and in love!

This was pretty funny however the humor was toned down for what this author usually writes. If you have not liked her previous book with the over the top humor, then give this book a try. I really think you'll enjoy it.

It really has all the right ingredients. Besides the humor, the heroine is very likeable even if she is a bit guarded. The hero pursues the heroine in a way that will make you smile and you are going to fall so hard for him. Plus it's a unique story line.

I really hope the author has plans for Marley, Rian's twin. I'd love to see her find her happiness and still get to see all these great characters again. ARC provided by NetGalley.

Rian is the best at avoiding but since Pierce is so insistent and focused on breaking her walls, there is nowhere she can go and the truth will come out eventually. Also, they are both pretty distracted with the hot sex they get to have in every surface at every opportunity because they just can't resist each other so that makes it difficult to keep a distance. She had a misguided idea of the type of man he was but Pierce proves her wrong and it doesn't happen overnight. They get to know each other and get attached. And because she is full of pride and he always have a comeback, it makes for a pretty entertaining read. He is the best thing that happens to her and their banter will have you loving every page.

What a fun read! I really enjoyed it! Pierce and Rian had such amazing chemistry together. I love the way this author writes.

I was beyond lucky to have discovered Helena's books a while ago and fell in love with her stories!

I was beyond excited to be able to read this newest book, I Flipping Love You.

This story of Rian and Preston has everything a true romantic comedy should have.  Laughs, love, swoons and smexiness! With just the right amount of angst thrown in to keep this story flowing and fresh!

Rian has been thrown under the bus by the people who should have stood by her, but she rises from the ashes to become better, stronger and just epically fabulous! She has some deep seated vulnerabilities, and rightly so, some misplaced guilt. When she meets Pierce, he gives her everything she didn't know she needed.

Pierce! The master of trying to do the whole slow seduction play! Notice I say trying, but boy did those scenes make me swoon and blush!  When you are first introduced you are thinking he is the typical arrogant a-hole (as Rian puts it).   But he shows Rian so much more of him as the story goes on! And come on, how can you not fall in love with a man who loves to "cuddle you like a motherf..ker"!

Rian and Pierce's chemistry is magical and they are just what the need for each other!  You get a chance to revisit some past characters, which is just lovely! Like a little reunion.  

Helena is a must read author for me! She has yet to disappoint in anything she writes! Thank you for your words!

I think that Helena Hunting is my new best friend. Her dialogue is snappy and fresh, not to mention hilarious. Oh, and the sex scenes are also worth a high five. Girlfriend, I Flipping Love You is perfect for beach reading, lounging by the fire reading...it's simply flipping perfect!

Rian Sutter grew up with the finer things in life. Spending summers in the Hamptons was a normal occurrence for her until her parents lost everything years ago. Now Rian and her sister are getting their life, and finances, back on track through real estate. Not only do they buy and sell houses to the rich and famous but they finally have the capital to flip their very own beachfront property. But when she catches the attention of a sexy stranger who snaps up every house from under her, all bets are off…When I started reading I couldn't put it down I read the book in one day.Helena Hunting is magnifysent writer.I cannot wait to read more of there books.Keep up the great work.You should definitely read this book.

This is a sassy and sexy twist on the friends to lovers trope. Pierce and Rian have all the chemistry, and a complicated set of personal issues to work through. This third in a series gives you plenty of background to catch up, so can be read first.

I havent read a book from Helena for a little while.

But OMG I just loved this book.

Pierce is just... WOW. He made me swoon, giggle, laugh and needed to fan myself with some of the hot things he did ♡

I love Rian. She was amazing loved her character lots. She was alot of fun.

Loved Amalie and Lex making an appearance in the book. LEX ♡.

This book was funny, sweet and sexy.

I had so much fun reading this book! I don't usually enjoy first person, present-tense, dual-POV stories, but this one was "flipping" hilarious to me! Pierce was completely awesome, and I'm glad he jumped at the chance to be with Rian. Rian was almost too walled up, but she was at least able to dive into a summer fling enough to put herself out there again. Marley was a little hard to take at times, as well as Lawson, but they weren't central characters, so it didn't distract me for long. I'd like to go back and read Amalie's story since I hadn't read either of the others in the series.

This is my first Helena Hunting novel, and I loved every bit of it! Pierce is on a proverbial time out. Since he missed a crucial detail at work, he's spending the summer under the radar in the Hamptons. The sad part is, he'd rather be doing these renos and becoming a landlord than ever go back to his day job. Rian and her sister need the commissions from their real estate sales. Even more, they need the money they would make on a good flip. Even though Pierce and Rian share chemistry, they may have goals at odds with each other. Can Rian trust Pierce with her heart and her dreams or is he just waiting to betray her?

I loved this one and would happily revisit these characters... So much so that I need to go back and read the other titles in the Shacking Up series. Since I didn't even know it was book #3 when I started, it's worth mentioning that it works wonderfully as a standalone.

Simply delightful! It’s been a minute since I’ve read this author and this was the perfect book to dive back in with. Full of all the humor I’ve come to expect from Ms. Hunting, I also got a story full of wit and sass, a to die for hero and a meet-cute to beat all meet-cutes. I Flipping Love You reminded me why I love this author and I am going back to read the others in this standalone series ASAP.

This is actually my first Helena Hunting book. And I’m a moron for not noticing that it was book three in a series. Aw well. I still enjoyed it and didn’t feel as though I missed anything.

The banter was cute and fun to witness. I like seeing couples like this. And the sexy times were even more fun. I am glad I made a mistake and read this one first. I look forward to more of her books.

I loved this book! This is my first book by Helen Hunting, but it definitely will not be my last. Although the book is written in first person as the point of view, I loved her writing style. Really great dialogue with lots of funny quips and tons of sarcasm (can you tell, I love this style). I read 3/4 of the book in one sitting and couldn't wait to finish it. That is a good sign!
The chemistry between Pierce and Rian was there right from the get-go. They were wonderful together and you got to know them each throughout their relationship - from beginning stages to boyfriend/girflriend to something more. Pierce was both sweet and hot and Rian was also a strong female heroine with a voice of her own. I loved "I Flipping Love You" - what a perfect name for this book!

This book is a must read! True Helena fashion I fell in love with the characters Rian & Pierce, yes that's Ryan with an I! These two and their banter back and forth had me laughing! Their struggles in life and coming together were felt deep down inside my bones!
You don't want to miss out on this one, I won't give anything away here because as I always say with the good books they are best experienced and discovered while reading along! 5+++++ stars for this one!! Loved it!

I just finished this amazing, fantastic, ridiculously entertaining book. Needless to say I loved it. I loved how prickly Rian was when she met Pierce, and how intrigued he was with her. I enjoyed this story so much I just consumed it so fast. I didn't want it to end. Never read anything by this author before, but am I glad I took a chance. Written so well you just get pulled right into the story. This has to be a definite read for anyone looking for a lighthearted romance story, oh and the ending is perfect!
I re dived a copy of this book from NetGalley and St. Martin's Press.

I was so excited to be invited to participate in this blog tour by St. Martin's Press! I'd never read anything by Helena Hunting -- and yes, this is book three in a series -- but I think this was a good place to start. Before I get into my review, I just want to put it out there that you don't need to read the first two books in the series to understand what's going on here.

I had a lot of fun reading this book. Rian was such a spitfire, never afraid to speak her mind or put Pierce in his place. She could be really sassy when she wanted to be and I loved how focused she was on her goal of getting her life back by flipping houses. I also loved Pierce, who was a total gentleman and absolutely adorable. He deserves everything he wants in life and more! I loved that he was a rich lawyer who could get pretty cocky, but he never turned into a gross alpha male stereotype.

I also loved the setting! I know I'll never be able to afford to vacation in the Hamptons, let alone live there full-time, but reading about the beaches and the restaurants and everything really made me want to see what all the fuss is about! I liked that even though all of the characters acknowledged that there was a lot of money in the area, nobody really came across as snooty or materialistic.

I suppose now I should mention the couple things that kept me from rating this book higher: the pacing and the big conflict. When it comes to the pacing, all I can really say is that it's slow. The sexy scenes are pretty sexy, the conflicts can be pretty dramatic, but overall, it always seemed like it took awhile for things to actually happen. I know that a lot of people really go for this style of storytelling, but I'd rather see things happen. As for the big conflict, I saw it coming but thought that Rian was way off-base with how upset she got. I feel like I can't really say more than that without spoiling it!

Overall, I enjoyed this book and I think I'll add the second book in the series, which features Pierce's sister, Amalie, to my TBR. I loved her character and would love to learn more about her and her fiance.
