This is the 3rd book in the Shacking Up series and can absolutely be read as a stand alone book. This one is about Rian Sutter and Pierce Whitfield. Rian grew up in the Hampton's and have been there since her parent's lost everything. Her and her sister buy and sell real estate there to make ends meet, they are also trying to get into flipping houses to improve their finances even more. Pierce is a lawyer but he is not in love with his career. He would much rather be renovating a house than anything else. They meet in a completely unorthodox way, and then because they are both trying to do the same thing, they start competing for the same pieces of real estate. Which just ups the rivalry and the sparks between them.

This is the first book I have read by this author. And I have to say it definitely won't be my last! I loved it! Rian and Pierce made me laugh from the very first meeting! They both tend to be snarky and I loved how their interactions went from the beginning! Throw in her sister and his siblings? And it made it even better!! They had an off the wall attraction and it made those scenes HOT! Throw in the fact that neither thought they truly wanted a relationship (Rian because of what her parents did and Pierce because of what his idiot ex did to him) and the story that plays out between them is a beautiful thing to read! I loved this one so much I decided to go back and buy the ones before this in the series just because this author hooked me from the start. A great read!

Oh this starts off with the cutest meet-cute. Who doesn't love a good looking man, in a suit, in the grocery store?

I love the deep passion we see right off the bat with Pierce when he stares down Rian (Ryan with an i). This whole opening scene at the grocery store just completely drew me in.

Once that is over, we step into the world of real estate in the Hamptons. Rian's backstory is so heartbreaking. I just can't comprehend any set of parents doing that. Like at all. It's crazy pants to me.

Rian is so strong of will, and Pierce is strong in desire it makes for some very funny back and forth. I love that Rian stood her ground for a bit. I mean one can only resist the hot guy for so long. I get you girl. I get you.

I was very worried about the angst of the story. I didn't want what Rian believed to be true and was happy when it wasn't.

I loved the side characters. Her sister and his brother (please be more stories to follow). Of course we see a bit of Lex and Amalie from Hooking Up. It took a bit for me to get the connection to the series, but once we find out it's via Amalie I fell more in love with the story.

I have to say, I Flipping LOVED Pierce. Far from the a-hole Rian thought he was when the first met, Pierce was a sexy, swoony guy that I wanted nothing more than to cuddle up with. He was a far cry from what I initially expected, and what I got was so different from what I thought was coming that it took me a while to see the truth right there in front of my eyes.

In a way, I think that’s what happened to Rian. She was so gun-shy from her past that she was unwilling to step out and live her life. While not broken, she certainly had some bent edges that needed tending before she could believe life could be the way she wanted.

I loved the house-flipping, real estate agent angle. I loved Rian and Marley’s relationship. I loved Pierce and the way who he was spun me around and made me swoon.

This is one of my favorites from this author, and I can’t wait to see what else she has in store.

I am a huge fan of Helena Hunting. I love her Pucked series and I have been enjoying her Shacking Up series. This book is in the Shacking Up world as the hero is the brother of Amalie the heroine on Hooking Up.

Ok this is the story of Rian and Pierce.

Rian and Pierce meets at the grocery store after Pierce confronts Rian from running over his car. It turns out Rian has a twin sister who did the damage. Pierce is intrigue by Rian and he wants to go on a date. Rian is a skeptic about it. She has been burned by hot guys. She ignores Pierce but Pierce is persistent and he manages to snag a date.

There is a backstory about house flips, Rian's family history and why Pierce is in the Hampton's this summer that makes this book enjoyable.

I really enjoy that Rian stood her ground in the relationship. She didn't lose herself. She followed her dreams and focus on accomplishing them.

I think they make a great pairing.

I love Helena's books.This one was amazing.
Fate brought Rian and Peirce together. She maybe used to living a certain life style but when you meet the right one, you change your thoughts

This is a very light read, which is to be expected; definitely a lounging on the beach attractively steamy romance. It has all the elements so many of us hoped for in our playing princess days

This book is sweet, funny and sexy. I wish I had a Pierce in my life. I love the chemistry between him and Rian. Perfect.

Rian and her twin, Marley, are realtors, trying to gain enough capital to start flipping homes. Pierce and his brother Lawson have lots of capital and are buying as many homes as they can along the beach in the Hamptons.

Pierce felt an instant attraction to Rian, but because of her past, she does not get close to people. Pierce is relentless (and sweet, and funny) in his pursuit of Rian until she finally gives in and she is glad she did!

This is the third book in the Shacking Up series, but can be read as a stand alone. At the beginning, Rian is difficult to like. She a bit brash, tells it like it is, and she doesn't hold back. Well, except for the dark family secret which she is keeping to herself. I'll be honest, I was a bit disappointed there wasn't more house flipping drama.

I kinda wanted more details. Something like you may see on HGTV house flipping shows. But this book focused more on the Rian and Pierce and their budding relationship and their relationship with their siblings. Which is not a bad thing. And it wasn't until I finished the book that I realized I would have liked to see more house flipping drama. So It was not missed all that much.

I was pleasantly surprised to find that I adored these well fleshed out characters and I truly cared about what happened to them. I woke up this morning thinking about them, which means that I definitely enjoyed the book!

Who knew flipping houses could be so fun & fiery!!! The banter, the heat, and the competitiveness are all reasons to love Helena's new book, I Flipping Love You! It is a standalone that is set in the Shacking Up world.

Rian and her twin, Marley are extremely close, smart & sassy. They are slow to trust and rely on others because of their shameful past that they are constantly trying to put behind them.

Pierce is taking a break from law after one mistake puts him and his family in a bind. Now he's in the Hamptons and he's buying and flipping houses with his brother.

Fate is an evil bitch and continues to throw Pierce & Rian together!!! When they are in the same room the fire blazes, so hot that it melts your panties right off!!! How long can you push off the inevitable?!

I was immersed in this entertainingly passionate read from page one!!! I loved to see Rian & Pierce overcome their personal challenges and grow together. This is a must read 5 🔥!!!

Indulge in this sinfully sweet, deliciously sexy and laugh-out-loud romance rife with sexual tension, undeniable chemistry and swoon-worthy scenes. A touch of scandalous family history, an obsession with Cinnamon Toast Crunch, a lime green Speedo, killer seaweed, some gnomery, an adorable three-legged rescue dog, and a great crew of characters are the perfect combination for a fun romance you're sure to flipping love!

I'm definitely going to be checking out the other stand-alones in the Shacking Up series, especially Hooking Up for Amalie and Lex's story. I sure hope there's more to come in this series, because there are some great characters - like Rian's fraternal twin sister, Marley - that I'd love to see more of.

I Flipping Love You has cemented my love for Helena Hunting. Her novels are always laugh out loud funny, maintain the perfect balance of serious plot and frivolous extras, and steamy connections. I Flipping Love You is all of this and more packed in the unique setting of an HGTV lovers dream: house renovation.

I Flipping Love You is told from two perspectives, Rian and Pierce. Both perspectives are well written in that they are distinguishable from her each other. They both have a distinct voice and offer hilarious moments of their own. From the first few pages, Hunting had me laughing out loud at work. Let me tell you, it’s hard to read discreetly when what you’re reading has you laughing every few pages.

What I enjoyed most about this novel was the unique setting. I’ve never read a romance set in the house flipping business. I love watching HGTV, so when I saw this I couldn’t resist and I’m glad I didn’t. Hunting is able to balance fun and serious perfectly within this setting creating a unique romantic comedy.

Rian and Pierce’s chemistry sizzles off the pages. When they first meet, they have instant chemistry that isn’t always the easiest to write, but Hunting pulls it off flawlessly. Rian’s prickly personality and Pierce’s layback attitude make for some fun back and forth banter that kept me flipping the pages.

Overall, I Flipping Love You is a fantastic addition to the Shacking Up series. If you’re looking for a fun, laugh out loud romance with a serious side, and chemistry between the main characters that is second to none, be sure to check out I Flipping Love You.

The book didn't grab me in the beginning. I couldn't get passed 16%. The male lead character felt too misogynist, the sister was irritating and the grocery store/parking lot meeting seemed silly. I was under the impression the couple would meet up at a house auction or something similar, since the story was supposed to be about rival house flippers (?). If so, I lost patience with the grocery store set-up and wasn't interested enough in the characters to continue.

Pleasant enough, but entirely forgettable formulaic romance that is beginning to be tiresome: independent woman gains the attraction of rich man (incredibly rich man), and although she is rude to him at first, he persists until she sees What A Good Guy He Is, and they live happily ever after.

Nothing new here, nothing thought-provoking, and the coincidences that throw these two together just aren't credible. As well, the chapters' alternating perspectives are more of a problem than a plus, not allowing readers to feel close to either of the romantic leads.

Forgive me but I just have to say it - I flipping loved this book. I Flipping Love You is a highly entertaining story of money had and lost, families good and bad and shared passions for fixing up real estate.

The book starts out with a funny and highly original “meet cute” between Rian and Pierce. Pierce mistakes Rian for her nearly identical fraternal twin, Marley, who pulled a hit and run on his prized Tesla. There’s mutual attraction in the air but Rian isn’t impressed with the pretty, harsh, rich boy.

I found Rian’s instance on paying her way whenever she and Pierce eat together almost as annoying as Pierce thought it was. It’s good though in establishing that Rian is in no way interested in Pierce’s money. Poor Rian is carrying a lot of guilt over her unwitting assistance when her dad fleeced investor and left town. The negative celebrity also motivates her to play it very low key. She and Marley are fairly successful at hiding in plain sight after changing their names. This history makes her even more wary of people and closed down.

I loved that Pierce, the rich kid lawyer with all the right breaks in life, truly enjoys doing hands on work on the houses he and his brother are remodeling. I was also impressed with his willingness to help Rian with her remodel by providing labor and shopping/design help.

It’s fun to watch the numerous ways fate brings Rian and Pierce together. Pierce is such a good guy and isn’t scared away by Rian’s inability to open up in any way. Oddly though when they finally have sex, Rian is not closed off at all. She’s able to throw herself 100% into the moment and can even admit to herself that she wants more.

The story is well paced, the characters diverse and the story was highly believable. I loved that Rian and Marley were making their way so well and building their new life from the ashes left by their parents. It took a while but I was proud of Pierce for stepping away from the life his father wanted for him to the life he wanted for himself. Hunting had me laughing out loud several times. She writes some hysterically funny dialog.
There’s even some pretty intense intrigue when Rian finds out about Pierce and his brother’s purchase of many properties and their familial ties to a huge hotel chain likely to find the properties desirable for development.

I highly recommend this funny, touching story.

2.5 stars. Kismet is the one word to describe this book. Rian and Pierce are bumping into each other every other scene. It got old after awhile. I loved the 1st 1/2 half but frankly the last half started to drag for me. I thought this was going to be a full blown flipping house cute story, but it's not what I was expecting. Marley the fraternal twin sister really got annoying for me. And I thought this was supposed to be a ROMCOM and I didn't laugh at all from what I read. I'll still give some of helenas work a try, but this one wasn't for me.

I loved everything about this book! Helena Hunting has a way of writing that sucks you in from the first page and doesn't let you go until "the end". I am also a fairly aggressive HGTV watcher so a book where they flip houses was right up my alley. This series is quickly becoming one of my favorites!
