Cute contemporary romance - a good summer read. Characters were fun and had good backstory. I'm not into the house flipping shows, so I learned a thing or two on that topic. The leads got together quickly, and the conflict that drove the story was somewhat light. I wish the story had more emotional depth, but it was easy to get into and I did like it. Helena Hunting has mellowed her writing in this series, much easier to take (not as ridiculously absurd as some of her other series). 3.5 stars.

I did not realise this was part of a series when I started reading - but that didn't seem to matter this was a great read!

This was a sweet and easy read, with entertaining characters (who were mature and fun - not often it happens with both the leads!), the highlight however was the initial meet-cute for Rian and Pierce.

I Flipping Love You is my first book by Helena Hunting, but it won’t be my last. I thoroughly enjoyed this book.

If you are looking for a fun, full of laughter, sweet and sexy romance that would be perfect for the beach, then you should this book.

This is the third book in her Shacking Up Series but can be read as a complete standalone. I haven’t read any of the other books in this series and I don’t feel like I was missing anything. We do see some of the previous characters from the second book. But I don’t feel you have to read that book before this one to completely enjoy this story.

I thought this storyline was entertaining and something unique to me. I have never read a story that revolves around flipping properties. I thought the pace and flow of this story worked well. This story was told in Dual POV.

In this book we follow Rian (Ryan with an i) and Pierce. Rian and her twin sister Marley are looking to flip some houses in the Hamptons Area in hopes to gain enough capitol to maybe purchase the Mission Mansion. Which was in their family until their parents betrayed them in the worst way and it had to be sold. Pierce is a Patent Lawyer in Manhattan, working with his father. When he makes a major mistake on a patent and causes problems for his father’s company, he is sent to the Hamptons to live with his brother for awhile until things are worked out. Little did he know that a mistake, a hit and run and a new venture would change his life forever. I loved how these two meet. Talk about a funny and awkward situation. This story had me laughing out loud.

I loved the banter and connection between all of the characters. It was a great dynamic. I am kind of hoping Marley will get a book in the future.

So if you are looking for a fun, entertaining, little drama romantic comedy, then this is a book you will want to read. Like I said this is perfect for a lazy day at the beach!!!!

This is a fun and sexy romantic comedy in the Shacking Up universe. It's an enemies to lovers story that will have you laughing and swooning at the same time. Though characters in previous books do appear, I Flipping Love You can be read as a stand alone.

Pierce and Rian had incredible chemistry from the start and I loved their witty banter. Things may start off with some instalust, but as the story progresses, I liked that their relationship began to evolve into something more substantial. Don't worry though, there are still plenty of sexy times to keep you swooning! ;)

Both Pierce and Rian are doing their best to avoid their pasts (and some of the present), and though there are a few missteps along the way, I'm glad there wasn't any unnecessary drama or angst. What starts as a summer fling, ends up being more complicated when feelings get involved and past histories are revealed. Will Pierce and Rian be able to get beyond this to find their happily every after?

I loved the cast of characters in this book, as well as seeing old favorites like Lex and Amalie from Hooking Up again. I especially enjoyed Ms. Barber, who had me laughing so hard at her reaction to Pierce in his lime green banana hammock! No one writes a rom com like Helena Hunting! ;) The epilogue was absolutely adorable and brought the story full circle. Fans of Helena Hunting definitely don't want to miss this one!

When I first started reading I Flipping Love You, I didn't realize it was the third book in the Shacking Up series. I was pleasantly surprised when I realized it was connected to a series I adored. All of these books can be read separately as standalones, but they're even more fun read together.

I Flipping Love You was a very entertaining read. Rian and Pierce don't start out on the right foot with each other, and it leads to hilarious banter. There's obvious attraction and chemistry that builds as the story goes on. Rian and Pierce's physical relationship is easy, while their emotional one is not. Pierce is all in, but Rian holds back. I loved how Pierce continually pushed Rian's comfort levels (in a good way). He won her over quickly and yet slowly. I liked the pace at which their relationship bloomed. It was incredibly fun to read.

I do have to admit I got a little annoyed with Rian at the climax of the story. I was frustrated that I didn't understand her motives completely. I thought she was being stupid, and dramatic for silly reasons. It wasn't until Rian came clean with Pierce that I got it, but I still didn't necessarily like how Rian had handled it.

That little frustration didn't ruin the book, though. I guess it made for a pretty big ah-ha moment for me. Overall, I loved reading I Flipping Love You. I constantly found myself with a huge grin on my face while reading it. It's definitely a book I will recommend to someone looking for a great beach read this upcoming summer.

Is this a hate to love story?
Is this instalust?
I'd actually say it's a mix of both.

Some mistaken identity, prejudging, and endless negotiations, are how our H and h, Pierce and Rian, first get to know one another.

I liked Pierce from the start and didn't quite understand Rian's harsh treatment of him at times. I get that she's been burned before by the hot men who've come thru her life, but Pierce basically has to beg her to just have a drink with him. Girl's got chill!

Rian puts up quite the fight against Pierce and then randomly just seems to say, "fuck it". That transition was a bit abrupt to me and despite my desire for her to relax around Pierce, I thought she went cold to hot faster than I'd expect. Although I would have liked to have more of a solid foundation between the two, that foundation is later build through their repeated run ins throughout town, along with their semi-working relationship.

As a loyal watcher of my house flipping shows, I enjoyed the backstory on this book, as each main character is looking for a fresh start after a rocky and controversial past. The fact that they share an interest in real estate made me further question why Rian was held back in the first place.

The more time Rian and Pierce spent together, the more I liked them as a couple. They had a fun vibe about them and just the amount of heat to steam things up. So, I had to wonder why they kept the secrets they did for the time they did. I personally couldn't see how either would be an issue, and that lack of communication created some unnecessary drama, in my opinion. Thankfully, the author didn't take it to angst extremes.

Overall, this is light and fun story about two characters looking to reinvent themselves and find love in the most unexpected places. Clean up on aisle 6!

I’ve read the other two books in this series, but didn’t realize it until I started.

I really liked Rian and Pierce. They’re both truly good people, their chemistry is off the charts, and they have fantastic banter. I loved how much he appreciated how smart she was. Marley was a fun and supportive sister and I’m curious to see if she gets a book next.

Plot wise it was fun. I enjoyed them working together on the houses and him sharing contacts and helping. And of course the gnomes. I could have gone with just a bit more conversation. It did seem that they always just fell into bed, but at least the conflict didn’t last too long and I loved the epilogue.

Overall it was a fun read, even if it had a ton of weird word choices...

A deliciously sexy enemies to lovers romance story by Helena Hunting packed with humor, a bit of angst, secrets, mistaken identity, fate, undeniable attraction, sizzling chemistry, and hot and dirty scenes. I Flipping Love You is everything a romance should be.

I volunteered to review an advance reader copy of this book.

I have enjoyed quite a few of Helena Hunting's books, and really have enjoyed the Shacking Up series, so I was excited about I Flipping Love You. The title alone is attention-grabbing, and describes this book perfectly!

Rian and Pierce meet in the grocery store. Rian had a tough upbringing, and is just trying to pull herself together enough to flip a beach house with her sister. Pierce, too is having a tough time. These two had a huge connection that was undeniable, and this book kept me laughing the entire time!

Helena Hunting continues to write fun, romantic comedies that I can't get enough of! I definitely recommend I Flipping Love You!

This is the story of Pierce and Rian and is part of the Shacking UP series. Each book can be read on it’s own, but it’s best to read them in order. Helena Hunting delivers a fun and sexy read. Rian and her twin-sister are cute and funny together Pierce is a bit of an ass in the beginning. This story is entertaining, light-hearted, and at times, a steamy read, I loved the feel good feel of the story. It is a quick and easy read, a cute, funny enemies-to-lovers romance.

Rian and Pierce are great, especially their first meeting when Pierce mistakes Rian for her twin sister who hit his car and took off. Also love the scene with Pierce and his sister in the restaurant. The first 50% was a lot more engaging then the second half. Maybe it was the extended family drama and the ending advanced the relationship quite quickly.

Helena Hunting, queen of romance. Writer of deliciously sinful stories.
Her books are morish as fuck. Kinda like a tub of ben&jerry's ice cream. You know that shit isn't good for your health but it's just asking to be eaten. Yes, that's Helena Hunting's books for me! So damn good I'm always left wanting more but always left with a damn book hangover!(see, not good for my health!!).

I mean you know shits going south when the story starts with a hit & run AND a case of mistaken identity. Hilarious would be an understatement. I laughed so hard at so much of the story in the best ways. Rian and Pierce created so much fire and sweet. Rhian is set out to prove to the world she isn't her parents whilst Pierce is escaping a life he can't face. Together they embark on a crazy ride of hilarious mishaps, chance meetings, sweet romancing and some smoking hot lovings. It isn't all sunshine for them but there is very little angst. They fit perfectly so as a reader it was easy to relate and connect with them as characters making is all the more believable.

The story flowed seemlessly, the characters fit perfectly and that ending was so damn sweet I had toothache. I have zero complaints here I could have easily read more just because that's how easy it was. It's a sweet romance with a boatload of humour, a few misunderstandings and real chemistry. It's an easy enjoyable read that I didn't have to put effort into reading I just opened the first chapter and BHAM!!! I was sucked in to all the crazy never to be seen again until the end. I can't recommend enough.

I kindly received this ARC from the publisher via netgalley in exchange for an honest review.

Rian and her twin sister live in the Hamptons. They are in real estate, but their dream is it to flip those run-down quality houses near the beach until they have enough saved to buy the one they really want: their grandmother's mansion - which their parents sold before leaving them behind - with lots of debt and legal problems.

But now things are looking up ... finally.

Enter Pierce.

Mega rich New York lawyer.

He's in a bit of a overworked-lawyer crisis. He needs to get away from the city to recover from a mistake he made at work. And so he ends up in the Hamptons helping his brother buy and flip houses.

And then Rian and Pierce meet. And it's not a good first meeting.
He accuses her of hitting his car and she accuses him of sexual harassment.
Both not really true - because it was of course her sister who rammed his car last week - and fled the scene!

But now Pierce is mega interested in Rian ... but she's a bit stubborn. She's not looking for anything serious and especially not with a sexy rich guy. Bad experiences with those!!

But Pierce is NOT giving up and Rian won't be able to resist forever ... and then there's also the tiny little problem, that they're both interested in all of the same houses!!!!!

LET THE FUN TIMES BEGIN!

WHAT WILL HAPPEN WITH RIAN & PIERCE?
WILL THERE BE A HAPPILY EVER AFTER?
READ THE BOOK TO FIND OUT! ☺

ADORABLE!

Another mega-adorable and funny and sparky and sexy romance in this amazing series!

I adored Rian and Pierce from the moment I started reading.
They so obviously belong together, but there was this stupid first impression.
But they're working on it.

And it's so adorable and full of sparks and flirting and sexiness and beach and sand and houses ... I just loved reading it!
I love the whole summery, beachy, Hamptons atmosphere.

We have so many funny and sexy and adorable moments!

But also some very serious and moving and frustrating moments. Both Rian and Pierce have parental and/or job troubles, which are keeping both from enjoying life the way it's supposed to be enjoyed.

But ... we'll get to that happily ever after! And we love every page of their journey!!!

I just loved this book! There's really nothing more I could say!

READ IT!

I FLIPPING LOVE YOU was the most adorable Romantic Dramedy!!!! Funny, sweet, sexy! I just LOVED it! Run to your nearest amazon for your own Pierce - this one is MINE!!!!

This was a really nice addition to the Shacking Up series. I absolutely adored the first, and the next two haven't quite lived up, but they're damn close! In this installment, we have Rian, the dependable twin of Marley, who's involved in real estate in the Hamptons and running away from/trying to hide her family's notorious past. Then we have Pierce, an all-around great guy, loyal to his family for all their faults, doing patent law for his father's company even though he doesn't love it. He's in the Hamptons for the summer flipping houses with his brother, Lawson, who's quite an interesting character.

These two get thrown together time and again in the beginning by coincidence, but their chemistry is off the charts. Sometimes writers get out of control with forcing flirty banter, but this is not the case here. I loved that Rian didn't want to be attracted to Pierce but just couldn't help flirting back and playing along.

I think the middle my have dragged a little bit, but it's also possible that I wasn't getting a chance to read very frequently so I was only reading about a chapter a day. That might've made it seem slower than it actually was. Either way, the end was fantastic. It could've been considered predictable, but the author put a nice spin on it.

Overall engaging story, interesting side characters, and wonderful hero and heroine.

4 Stars!

So in love with the Shacking Up series. You can't help but to fall in love with the characters and their heartwarming stories.

Rian and Pierce meet in the best way. He literally mistaken her for her twin. And let's just say that Pierce is NOT happy with Rian's twin sister.

Although, there is attraction pretty early on, and Pierce tries multiple times to get a date with Rian, she holds steady with a resounding, "no." Rian has her reasons. Her life was upended in prior years and she, along with her sister are just trying to make a successful living. Rian doesn't have time for dating.

Pierce and Rian keep running into each other. It is inevitable that they will connect at some point. Their relationship started off slow but then blossomed in the sweetest way. At first, I wasn't sure about Pierce's character. Since I actually read I Flipping Love You book before the prior which is Pierce's sister's book, I would have met him earlier. I loved him in Amalie's book.

While there are some conflicts and a bit of angst, as well as a secret or two, I enjoyed this book. I wasn't frustrated with Rian's stubbornness and her trying to push Pierce away. Especially because of his adorable persistence. Pierce was romantic and sexy.

That said, I wasn't the biggest fan of Marley who is Rian's twin. Nor did I care for Lawson. But towards the end of the book, they grew on me. In fact, I am hoping the author will give us a book featuring them together. They seemed to be perfect for each other. I don't want to spoil anything but when you read this book, you'll see what I mean.

This is my honest an unbiased review. Thank you for taking the time to read it. :)

I Flipping Love You is the 3rd book in the Shacking Up series can be technically read as a stand alone. I almost did just that but at the last minute decided to binge read the first two books plus the novella in the span of two days and I have no regrets!

Helena Hunting is fantastic at developing characters you can't help but love. Rian is a girl who doesn't acknowledge her own beauty and is full of attitude and sass. Her sister is her number one priority, and she keeps her hurt locked up tight. Her past has left her with major trust issues and a lack of confidence. Pierce is damn sexy and he knows it. He is trying to change his current career path and trying to find something that will make him happy.

Neither Rian or Pierce are looking for a relationship when their paths cross but the sparks are undeniable. The banter back and forth when they are together is funny and the sexual tension and chemistry is intense. Pierce knows exactly how to push her buttons, and she can dish it right back.

“That wasn’t very nice.” A tremor runs through her.
“The part where I saved you from the dangerous seaweed, or the part where you dragged me into the water . Or are you referring to me kissing you ? Because I thought that was very, very nice, actually.”

I Flipping Love You was a great addition to the series and I hope she continues to write more. I wouldn't mind reading books about Rians sister or Pierces brother in the future. I definitely recommend this book and the others in the Shacking Up series to rom-com readers.

I Flipping Love You
Helena Hunting
5 ⭐️⭐️⭐️⭐️⭐️

Excellent!! Flipping loved this one! As always Helena Hunting never fails to entertain her readers. Such a great quick and easy read.

Rian Sutter grew up with the finer things in life. Spending summers in the Hamptons was a normal occurrence for her until her parents lost everything years ago. Now Rian and her sister are getting their life, and finances, back on track through real estate. Not only do they buy and sell houses to the rich and famous but they finally have the capital to flip their very own beachfront property. But when she catches the attention of a sexy stranger who snaps up every house from under her, all bets are off…

Pierce Whitfield doesn’t normally demo kitchens, install dry wall, or tear apart a beautiful woman’s dreams. He’s just a down-on-his-luck lawyer who needed a break from the city and agreed to help his brother work on a few homes in the Hamptons. When he first meets Rian, the attraction is undeniable. But when they start competing for the same pieces of prime real estate, the early sparks turn into full-blown fireworks. Can these passionate rivals turn up the heat on their budding romance―without burning down the house?

Thanks NetGalley for the arc in exchange for my honest review.

A great meet-cute and tons of mouth watering swoon mixed with just the right amount of angst for a real great romcom.

I love a man who can rock a suit and melt my panties by working with his hands! Pierce will have you licking your lips and saying YUM!

Rian is sassy and you’ll love her!

A witty fun read with laughs, squirming heat and will leave you sighing with a goofy grin.

A light-hearted, feel good page turner of fun!

I FLIPPING LOVE THIS BOOK. From the moment I started reading I was hooked. Every time I read one of Helena’s books I know I will always have a smile on my face and will definitely be LOL. Pierce & Rian will give you all the feels. From the moment they meant you could feel the connection that they have and I loved every minute of their story. Another phenomenal read that once I started reading I didn’t want too stop.
