Pierce is a dirty talking lawyer with a love of flipping houses. Rian is a snarky little thing with a penchant for numbers and her twin sister. Together these two are explosive!
I haven't read a lot by Helena Hunting. WHY?! I loved this one.
Rian is my kind of girl. Doesn't mind hard work, runs her mouth, loves cereal.
Pierce is very similar, but hot.
This book was hilarious as it was serious. It hit all the feels, but kept me entertained.
I will most definitely be reading the others from this series!
This is a super fun romance with characters that you can relate to and fall in love with. It has all of the misunderstandings, fights and make-ups that come with people who just aren't sure about one another so they don't communicate. The dialogue is hilarious and is part of what makes you fall in love with these characters because they just seem like real people. Rian Sutter is the "numbers gal" who is looking for someone to love her, even though she says she just wants to date. Pierce Whitfield is intrigued by the sexy package of Rian, as well as her sass. He just can't shake her - they keep running into each other, and they are drawn together. Through their love of repairing and flipping old beach houses, they bond and maybe, just maybe, find that one to be with forever.
I didn't really get to connect with the characters as much as I'd hoped, but I did loved the quick start-up in which this author took with the story. This just wasn't my cup of tea and I really wish it had been. BUT (again), I am not deterred and will still follow up on Helena's future works because I have high hopes!
Rian and Pierce's story was an enjoyable read. I really liked that it had a different edge to it than a lot of books right now which gave it it's own unique plot and the characters were compelling and completely sucked me in.
Rian is sexy and super smart - sometimes her smarts get her into trouble. Pierce is taking a break from his usual lawyer self and living with his brother.
This story had the usual bouts of humor I expect from Hunting, but there were some deeper parts as well and just the right amount of steam. The chemistry between Rian and Pierce is off the charts and their connection pulled me right into their journey together.
I loved this book it was everything you've come to expect from Helena Hunting. The back and forth. the sexual tension and all that steamy sex. I wanted to soak in the tub and read this glad I didn't I needed a cold shower. Never start one of her books thinking you'll read a little and come back to it I was up til 4:30 am. Its a great stand alone but the other is just as good.
Twin Swapping usually happens when little ones want to play games on their teachers. But what happens when grown women play these games.
Marley is the irresponsible sister who has managed to hit and run. Rian is the innocent twin that has to bear the brunt of Pierce Whitfield anger!
Sparks begin to fly as Rian and Pierce work things out. Can a misunderstanding really bring two people together or will more twin games flip things around.
Helena Hunting is not a name that I am unfamiliar with, but I will shockingly admit that this is my first book from her. And it will not be the last. The sexy romance with just hint of the humor she is famous for is clear as day as you flip from page to page. I Flipping Love You is an enjoyable read that kept me sucked in for hours.
Who would have thought that a box of Cinnamon Toast Crunch could out these two together .. or .. was it the Tesla .. or .. was it the beach house .. or .. was it for the love of flipping ??
Rian with an I instead of a Y .. was literally blind sided by this guy Pierce who she knows nothing about BUT when they keep running into each other he thinks it is meant to be and will stop at nothing to get her attention. But Ri has he eyes set in the big prize .. the Mission mansion and nothing will stop her from getting the prize except MONEY !!
Pierce feels it every time he holds Ri's hand .. the small of her back .. Does she feel it too ?? The chemistry between these two characters is sizzling and that isn't just from the Hampton's sun !!
When they find them selves up against each other in the flipping of homes on the beach front Pierce's knows it is time to quite the legal profession and go after something he truly loves working with his hands and flipping with Ri !!
But because we all know there is a BUT in a fantastic collaboration as this .. Can he leave the family business and can she hold back her families past from him ?? you know the chemistry between thee two is to hot to let anything go .. let alone there love of the Beach .. Flipping Homes .. The Mansion and the Love that is blooming for each other !!

Let me start by saying that I am a Helena Hunting loyalist! And if I am a loyalist, there is hardly ever a case that I don't like a book by those authors! So some might consider this review biased, but it's still honest! I read the first chapter of the book in her newsletter and was eagerly waiting for the book release ( not at all patiently) specially after reading there meet cute! The book starts with a case of mistaken identity (as the heroine) has a twin, from there on out we see the banter and chemistry between Pierce and Rian, we get to know their characters which made me fall more and more in love with the book. There is nothing I admire more in a book than strong independent women, and Rian's character is exactly that. And for strong leading ladies, you do require an equally strong hero, which is exactly what Pierce is to a T! It is a book where you can't help but laugh and smile throughout making your jaw ache! And I don't mind it at all! I also cried throughout the last few chapters and when you are able to feel all the emotions with the characters, that is all I need and expect from a good book! To take me on on experience! And this book just adds to my argument for anyone who would question my loyalties! I hope all the readers enjoy it as much as I did and this review proves to be helpful to them! ♥️
Another great book by Helena Hunting! So much fun and I loved the characters! This is a book I will be rereading soon.
Deep, sexy and just plain fun! Laugh out loud moments caught my attention, and extreme sexual chemistry between Rian and Pierce kept it! The story line is fairly fast paced as we're drawn into the story of Rian's past and our attention is held trying to figure out what's going to come of the two of them and the properties their siblings are fighting over!
She hasn't summered in the Hamptons since her family lost their fortune years ago, but Rian Sutter is enjoying being back in her old stomping ground! She and her sister have finally done well enough in their real estate business to afford to buy a fixer upper to flip, and they're not going to stop there!
Lawyer Pierce Whitfield doesn't usually spend his summers doing construction, but he's a bit down and out with his career at the moment and using some downtime to help his brother out with some renovation properties. When he meets Rian and sparks fly, he figures he just might be in for a summer fling ... but when they start competing for the same properties on the beach, sparks of a different type start flying!
Another thoroughly enjoyable read from Helena Hunting. This book covers Anarchy Amie's older brother Pierce. I wasn't sure where this book would go but I found myself laughing and crying and then, crying with laughter at these characters. I became almost instantly invested in these characters and was rooting for them from the beginning. It's not your formulaic romance, but you still get all the wonderful elements you've come to love from Hunting's writing.
This book was a letdown for me. It definitely did not get off to a good start, with Rian and Pierce's first meeting in the grocery store. In their first interaction, Pierce comes off as very aggressive, confrontational, and borderline abusive. While the character did settle down later in the book, that initial encounter seriously tainted my view of him for the entire book. I was even talking to a friend about the first chapter, and I mentioned that it would be a great place for the *actual* male lead to walk around the corner and tell this aggressor to leave the female lead alone! But no, we're stuck with this intimidating man as one of the lead characters.
The tension and conflict that is portrayed in the book's description just isn't there. There are a couple very brief issues that come up, but nothing like the blurb would have you believe. The main conflict in the book comes from Rian resisting dating Pierce because he's good-looking, and naturally, a relationship with a good-looking guy is doomed to fail. Also, the ending is one that can be seen from about 3 miles away.
Finally, the author's choice of wording when referring to the male and female parts involved in a romantic encounter were laughable, and often made me roll my eyes and wonder how it's supposed to be romantic at all when it sounds like it's written by a giggly teenager.
If would give this 1.5 stars if I could, simply because I did manage to make it to the end without throwing my tablet across the room. If you're looking for a superficial romance novel with little substance, this might be for you. Otherwise, you may want to look elsewhere.
I Flipping Love You is the third book in the Shacking Up series of contemporary romances by Helena Hunting. I have read the first book in the series, but somehow missed the second. You do not need to read the books in order or as a series to fully enjoy the reads.
Rian Sutter grew up with the finer things in life. Spending summers in The Hamptons was a normal occurrence for her until her parents took everything years ago. Now Rian and her sister are getting their life, and finances, back on track through real estate. Not only do they buy and sell houses to the rich and famous, but they finally have the capital to flip their very own beachfront property. But then she catches the attention of a sexy stranger who comes with his own set of complications. Pierce Whitfield doesn’t normally demo kitchens, install dry wall, or tear apart a beautiful woman’s dreams. He’s just a down-on-his-luck lawyer who needed a break from the city and agreed to help his brother work on a few homes in the Hamptons. When he first meets Rian, the attraction is undeniable. But when they start competing for the same pieces of prime real estate, the early sparks turn into full-blown fireworks.
I Flipping Love You is a book that started off great. I loved the confrontation the starts the entire story, and loved Rian's personality and wit. Pierce spoke to me a little less than Rian, but his determination and self awareness kept me on board. I was a little disappointed with how quickly Rian when from banter and refusal to having sex on the beach, but just because it would not have been my choice it does not mean it could not happen. The complications with our characters arguing over real estate and business were well handled, at least until neither Rian or Pierce were actually paying any attention to it- and then it because suddenly important again. Getting caught up is normal, not expecting the other half to be just as oblivious bothered me a little. I do not know why, but this little things added up and just left me enjoying the story less than I expected, I still liked the characters, but I was not engaged with their story or left wanting more when I turned the last page. It was still enjoyable, and plenty steamy, but it just did not hold up to what I expected or hoped for.
I Flipping Love You is a book that fans oft he author and series will definitely want to read. However, if you have not read Hunting's work before, do not start here because it is a good book, but not her best.
The chemistry between Pierce and Rian is hot, but there are a few too many coincidences to bring them together. and for a story about flipping houses, I expected more. Yes there are some passing real estate mentions, but I expected more. I was happy to see them both put aside their pasts and look at a future together.
Well, I did end up reading the book, after the recommendations and I actually quite liked it. Pierce and Rian were a great couple, even when I was not always on board with the humor of the author. It is a nice beach read which leaves you with a warm feeling. Maybe I will pick up another book from this author after all!
I actually forgot that this book was on my list, because had some other obligations. I requested it because of the title, a tongue in cheek remark.... got it!
Of course Helena Hunting put it out of the park!!! Love the way she gets her characters to have the perfect balance of Love/Hate. The things she puts in monologue is just side splitting good fun. Having this book take place in the Hamptons made me want to go back to the beach, I could smell the salty air. 5 STARS for sure!!
This book has humor, a sassy, pull yourself up by your bootstraps heroine, and a successful, albeit slightly disgraced, hero with a big heart. This story caught me from the beginning and didn't let go. I was routing for Rian Sutter from the opening pages, in life as much as in love. The banter between she and Pierce Whitfield was fabulous fun. This is the first book of Helena Hunting's I have read but will not be the last. This book was a treat.
