Rian and Marley Sutter are fraternal twins, but look almost identical. So it's not surprising that they often get mistaken for each other. While in the grocery store, Rian notices a handsome man following her around. She doesn't know if she's being stalked or if he's possibly flirting, until he confronts her with accusations of a hit and run. Rian has no idea what he's talking about, but knows Marley must be behind this. When Marley accosts Pierce with the grocery cart, grabs her sister's hand, and drags her out the store her suspicions are confirmed. Pierce catches up with them and lets Rian know Marley has cost them $2500 in repairs, that they don't have to spend. In order to keep Pierce from calling the police and putting it in through insurance, Rian agrees to pay Pierce and go on a "date" with him.

Pierce Whitfield has never wanted for anything, except his father's approval. He became a patent attorney as that is what his father wanted. When he makes a costly mistake, he steps away to take a break until everything is settled. He joins his brother in flipping houses in the Hamptons. Neither wants to work for their father forever. While being a patent attorney affords him a life of luxury, it doesn't make him happy. Working with his hands, does. When he meets Rian, his curiosity is peaked. He's never met anyone like her. She's a hard worker, doesn't have a lot, but is proud. He also knows she's keeping secrets...

I have to say this is my first Helena Hunting novel. I LOVED it!!! Two thumbs up! I loved the creepy dolls, the gnomes, Tripod. I loved how Rian and Marley were able to make something out of nothing. Having been abandoned by the people who are supposed to love and care for you, only to leave you with a mountain of their debt, and deceit. It's amazing how well adjusted they were. I loved how protective they are of each other and their dreams. I enjoyed the neon green speedo and cookie baking schemes to gain listings. Most of all, I loved who Pierce became with Rian. I read a gifted copy of this novel and all opinions stated are my own.

It's no secret that Helena Hunting is a one-click author for me. She either destroys me with her angst, or gives me a stomach cramp with her comedy. You never know what you're going to get with her, and I went into I Flipping Love You with nervous anticipation.

And I flipping LOVED it!!

Pierce!! One word! That's all you need! Just Pierce. Pierce is a swoon machine. He just might have topped Lance as my favorite HH man of all time. I could end this review right now, and all you would need to know is this is a must read book, all because of PIERCE.

But then I wouldn't get to tell you about Rian. Now THAT is how you write a multidimensional female. Rian has so many facets to her personality, I wasn't certain how their story would go. She certainly had her strong moments, but at times I wanted to shake her. She was battling a closet full of skeletons and losing.

I loved their instant connection and hilarious banter. Their chemistry, as much as Rian wanted to deny, was blatant to everyone around them. Pierce worked so hard to get in there, and Rian put him through the ringer. But the reader is the real winner. This is the perfect book to curl up with on a summer night, and just lose yourself in.

This was a fun plot for a romance. Rian's sister drove me a little bit nuts, but Rian and Pierce together were a blast. There was sass, there was chemistry and there was a little bit of drama. Fun to read!

Here’s how it goes with I Flipping Love You, it was perfectly alright. Rian was a perfectly alright heroine, and Pierce was equally perfectly alright as her hero. Their romance was perfectly alright, and the plot was perfectly alright.

I didn’t dislike this read, but I also I wasn’t blown away by this read. It was… well, alright. I smiled, and chuckled, I even maybe got a small lump in my throat once. I just wish I Flipping Love You had more to do with the house flipping and less on the dramatics.

While I’m at it, I wish the author had talked less about rock hard abs and giant boobs. Give me more romances built on something more than looks. Give me more romances about normal looking people.

Anyway, I know it sounds like I disliked this book, but it was more that I was just pretty blah about it. I had hoped it would be a story that would make me laugh, and fill me with all sorts of happiness, and really I just found the story… perfectly alright.

A story that opens with a scene in a grocery store at the cereal aisle, with Pierce Whitfield looking at the women he thinks scratched his car last week in the parking lot and took off. Rian Sutter is thinking that he is some kind of cereal stalker when her sister comes in and tells her that they must leave the store now. When Pierce finally gets ahold of Rian he realizes that there are two of them when he notices her twin Marley. Marley admits to hitting the car but says Pierce should accept some of the blame, who would park that expensive of a car in a grocery parking lot. Rian just wants to settle the whole matter, but Pierce wants to spend more time with her. They both come to find out they are after the same thing in buying and flipping homes in the Hampton's. The difference is that Rian and her sister have a secret history and it is tied into the mansion that is going to be coming up for sale, but when she finds out that Pierces brother has inside information she looks at Pierce as someone who she can no longer trust, and now he must come up with some kind of way to show her that he is truly in love with her. A very good story with many funny scenes and very good characters.

Talk about the perfect beach read! I adored this. It had everything I love in a story. Rian and Pierce had such a fantastic relationship. I loved their verbal sparring, the building sexual tension, and the animosity between the two. It was just so freaking entertaining, I couldn't get enough!

I loved that this story is told from dual POVs, I really enjoyed getting to know Rian and Pierce, they had such great voices and internal dialogue. From their very first meeting I was all in. There were so many great things happening that had me laughing out loud and smiling. Pierce's relentless pursuit of Rian was so fun and I loved Rian's internal battle as everything unfolded. I love her opening up and when all the emotion comes into play. I really liked the push and pull to their relationship, it made it fun yet slightly complicated and just entertaining to watch unfold.

There was a great cast of characters involved. I love the relationship that Rian had with her sister. How they’ve always been there for each other. The girls were just so strong and really persevered and overcame obstacles in their lives. Pierce's brother was pretty crazy but I liked what he added to the story. I also loved seeing Amalie and Lex from Hooking Up, that was a great addition. I thought this was a really well developed story and had an excellent build. I was excited while reading and couldn't wait for Rian to spill her secrets and for everything to come out.

I Flipping Love You was one of those stories that was exactly what I needed. Light and fun with great characters that had me laughing out loud and cheering for an awesome HEA. I loved that simmering sexual tension and that entertaining verbal sparring as Pierce and Rian coming together. This was an absolute joy to read!

This was a cute/hot light read. I have always enjoyed Ms. Hunting's books...esp the Pucked series. This book does not come close to those Pucked books. Nevertheless, the main characters do have good chemistry and there were moments I had a smile on my face from their back and forth quips. I loved that Pierce is Amalie's brother and we got to see a little peek with Amalie and Lex. Pierce is definitely a good guy....and throughout the book was always steadfast in his interest of Rian. In fact without Rian's paranoid mistrust of Pierce, there really would have been no story. Spunky heroines are so hard to write.....because a lot of times they end up being depicted as spoiled abd self-centered. And there were definitely times that Rian was annoying.....esp when she ran because she worked herself into a frenzy. Although i lost interest at the 30% mark......in the end, I would recommend this book as a fun, light summer read.

Kerry’s 4 Blush Review
I Flipping Love You is a romantic comedy. I absolutely loved Pierce and Rian. I will never look at a dryer the same! These two will have you smiling through their whole story.

Rian and her fraternal twin start flipping houses and making a name for themselves in real estate. Rian has built walls and keeps everyone at a distance. But she keeps running into Pierce Whitfield, who happens to be an attorney. Rian takes one look at him, and she knows he’s trouble. Never mix business with pleasure, number one rule.
I Flipping Love You is funny and sweet. Ryan and Pierce cracked me up. The chemistry is off the charts. I enjoyed the storyline and characters. I haven’t read a Helena Hunting book I didn’t like and I’m looking forward to seeing Rian’s twin get a book. She definitely has a story to tell.
Louisa’s 4 Blush Review
My first Helena Hunting book and I think I chose well!
When Rian and Pierce first meet I wanted to punch him in the face, kinda like Rian did. He was a bit too overwhelming for me, but as time went on and we got to meet the real Pierce, I began to fall a little in love with him, as did Rian.
Rian is one tough cookie, she takes shit from NO ONE! I love a strong heroine in a book and she had it all for me. Strong, smart, witty, determined to make her dreams come true. She’s a bit hesitant to give it all to Pierce, the sex – yeah that parts easy it’s the other stuff that she’s keeps locked up! Coming from a family with secrets that have in the past, ruined her relationships, Rian is keeping it all in. Pierce has a few secrets himself but he’s willing to try and has some oh so swoony moments that will make you smile!
These two may not be compatible on paper but on the dryer, on the beach, on a counter – they couldn’t be more right for each other. I kid, they do connect in more than just the sexual way and the back and forth banter of these two made me giggle and smile.
It’s that time of the year to look for the perfect beach read and well – I Flipping love you is a perfect book for beach reading. It’s fun, sexy and an enjoyable read.

A fun, passionate romance that I couldn’t put down.

Format: Mass Market Paperback
Incredible read! The characters were so funny and headstrong that the chemistry was undeniable. I felt drawn in from the beginning and couldn’t put the book down. The romance was on fire and the other people were just as enjoyable, making me feel like I was a part of it. My first time reading this author and it won’t be my last. Book provided by NetGalley.

Helena Hunting books are a guaranteed good time read and I Flipping Love You follows in this vein. Helena Hunting is an author whose books you pick up when you want a good laugh along with a great love story.

Rian (with an I not a Y) is a sassy, somewhat strange but infinitely lovable character. And Pierce? Oh he is definitely my kind of guy! I don't know how else to describe him accurately enough to convey how perfect he is for Rian - despite what the quiz says! And when you get Rian and Pierce together? Oh that's some explosively and hot times.

This book kept me engaged from page 1. You know how there's some books you skim over parts because it might feel like "filler" or just unimportant? That doesn't happen in this book or actually any of Helena's books!

I LOVED this story so much. It was my very first Helen Hunting book and I am a fan! A 5 star read for sure. Full review up on Amazon and Goodreads.

I Flipping Love You by Helena Hunting is a real estate themed romance novel set in The Hamptons. Rian Sutter is not sure why the well dressed, and rather hot, man is upset at her and accosting her at the grocery store, and she is sure that she did not run into his car, but then again her twin sister Marley might have something to do with it. Pierce Whitfield doesn't really need the money for the scratch on his new Tesla, but it's the principle of the matter, at least at first. When he realizes that Rian is not to blame his attraction to her grows unfettered. Rian and Pierce are opposites. She grew up with the finer things but lost it all because of her father's failed scheming. Pierce's family started out with little but grew into success, success that is now preventing Pierce from doing what he really wants. Real estate is both of their escape and a way to make something more of themselves. Both of them find themselves constantly near each other as the run into each other in The Hamptons and various real estate deals and it seems fate has expectations for them.

I liked these characters and their battles with each other. Feisty battles turn into fiery passion. The more time they spend together the deeper they connect and the more that secrets kept might doom their happily ever after. Neither Rian or Pierce are the type to step back from a fight, particularly with the other, but soon instead of battling against each other they find that side by side is a much more alluring option.

Overall I very much enjoyed I Flipping Love You by Helena Hunting, the hot romance and well managed character development. Rian and Pierce really are made for each other, or more accurately become made for each other as the story progresses. This was a fun read, hot feisty and sensual.

3.75 - Lighthearted and Adorably Entertaining

I’ve heard so many great things about Helena Hunting and have been wanting/planning on binging her Pucked series for a while now. However, that hasn't happened since I'm so busy and have so many books to read and ARCs to review. But being me and a booknerd, that never stopped me from requesting for more and when I saw this on Netgalley I thought why not just go for it. The title’s a little weird and cheesy, but the synopsis seemed fun and promising.

Well, I can honestly say that I wasn't disappointed, BUT...

I Flipping Love you was a kind of slow for me. The story itself wasn’t exceptionally breathtaking or emotionally moving with enough FEELS. I was missing that and I think that's why I wasn't completely crazy over this book. Nevertheless, it did have plenty of really good moments I found quite enjoyable. There were some steamy scenes, sweet swoons, a little drama here and there, and some funny parts too. Definitely made me smile and also almost had me tearing up... almost.

The characters were all pretty interesting. I thought Pierce was an awesome male lead – sexy, rich, and a bit cocky, but also considerate, kind, and romantic. Rian was smart, spunky, headstrong, and an amazing sister. I also really admired her dedication and passion. Marley was a bit irresponsible at times, but she's also hardworking and very determined. I really did like the characters, but no one really stood out for me. Except maybe Amalie… Yeah.. I think she's my favorite. Even if she was barely in the book, I loved all the parts with her - being so bubbly, witty and fun.

The romance was sweet and I thought the chemistry between Pierce and Rian was adorable. Even though I wasn't on board with their romance in the beginning, I eventually warmed up. I liked the angst and how their relationship developed. They had some heartwarming moments and I enjoyed their playful bantering a lot.

The ending was pretty sweet and overall, I Flipping Love You was a delightfully fun read... I’m just not completely head over heels in love with it. That being said, I did really enjoy this novel, so I’m definitely still interested in reading Helena Hunting's books... just not anytime soon.

This may have not swept me off my feet, but it's still an awesome summer read – quick, light, and charming.

This book stars with Rian in the grocery store being accused of a hit and run by Pierce. Imagine his surprise when he looks up and there are two of her.

Rian and her twin are in the real estate business, after their parents abandoned they went from one life to another. Now in order to stay above water they need a big flip. The only problem is Pierce. He is distracting Rian from her focus and she is not sure how to handle it.

This story had everything romance, comedy, and a great story.

Helena Hunting knows how to bring on the heat and laughs in multitude of ways and she proves it yet again, but in a different approach, in I Flipping Love You. This title is quite different than her previous books (her Pucked series) but her broadening into a different type of story was seamless. Being an avid watcher of home reno shows (i.e. Property Brothers), this feels like a homage of those hot handymen. Hunting will never let you down with her ability to bring humor and steam.

I voluntarily read and reviewed an ARC of this book. I enjoyed this book so much and was not ready for it to end. It's the sweetest romance with a HEA ending.
Pierce is a lawyer but is tired of being stuck in an office. He decides to go in with his brother on flipping houses but he never expected to meet the sassy Rian.
Rian is flipping houses with her twin sister Marley. They have their sights on the Mission Mansion and no one is getting in there way. That is until Marley does a hit and run and Rian is mistaken as the driver.
This was a super cute read. Hope we see more from this cute couple.

This book was absolutely hilarious. There was so many times that I literally laughed out loud that I'm pretty sure my husband thinks I am crazy. This book has so much character that it was a easy book to read, and when you put it down, it was easy to be able to put it right back up. What I loved most about this book is how strong the lead lady was. So didn't need a man and didn't need one to help make her dreams come true, she did it on her own. There was parts of this book that was a little hard to believe, like how Lawson was so shady, it's hard for me to believe that Pierce didn't have any idea what was going on, and the book was a little predictable, especially when it came to the Mission Mansion. But it was still an amazing book and I would definitely recommend it!

I Flipping Love You is the third book in the Shacking Up Series. Each book is unique and can be read as a stand-alone. In I Flipping Love You, we get the heartwarming and tender story of the spunky Rian Sutter and the rich and suave Pierce Whitfield.

Rian Sutter and her twin sister have fought hard to overcome the hardships from their past. Both working to build their real estate business and gain success, the girls have made a home for themselves in the Hamptons. Rian seems to have maintained a healthy balance in her life until Pierce crashes in and shakes everything up! Pierce, also dabbling in the real estate business, is one hot alpha male in whom you do not want to "mess" with. Rian and Pierce are instantly drawn to one another, and yet, each has their own secrets. Although they appear to be quite opposite of each other, they are in fact a perfect match. And yet, with so much baggage between them, they are both scared to get too close!

Told in multiple POV, I Flipping Love You is funny, passionate, and a beautiful tender romance. The journey in which Rian and Pierce travel together is full of plenty of twists and turns. The chemistry between Rian and Pierce flows naturally and as the trust (and passion) between them continues to grow, both discover that they cannot live without each other. In addition to the strong central characters, Ms. Hunting offers a stunning cast of supporting characters that enhance the story and add dimension (and drama) to the plot.

Overall, I highly recommend anything written by Helena Hunting. She has a unique writing style full of witty text and complex characters. If you are looking for a light, and yet complex, contemporary romance full of passion and tender romance than look no further, I Flipping Love You is an absolute must read!
