I read this book when it came out. Can't tell you exactly what it was about but I can tell you it was a GOOD READ as all her books are. I have read all of her book and will start her newest one soon.

What better way to spend a summer than to cozy up with a good old fashion romance? You’ll find that here when you visit Springtime at Hope Cottage and meet Josie and Tuck, two very opposites bound to come together and fall in love. Spring is a time of renewal and thus this book is aptly titled. It is a story of friendship, finding your roots, second chances, and finding love again where you least expect it.
Josie, a writer for a New York magazine in need of a change, takes a break to visit her best friend Kaitlyn in Springwater Springs who owns and operates a bed and breakfast. There she meets Tuck, a widowed physical therapist and best friend of Kaitlyn’s fiancé, Mitch. As luck would have it, Josie injures herself while hiking and needs to have the services of Tuck to rehab her knee. To top it off, there is a fire in her New York apartment building which forces her to prolong her stay but there is no room for her at the inn. Reluctantly, Josie takes up temporary residence in Tuck’s garage as the only available room in town due to the Springwater Springs Festival. Josie and Tuck are of two different worlds, but wildly attracted to each other. Additionally, Tuck has just taken a new patient under his wing, 11 year-old Maddie who is an angry little girl with a secret of her own. Is there a future for Josie and Tuck? What about Maddie?
While much of this story was predictable and some events conveniently occurred, it was also a very sweet story that made you smile. Immersed in their story, you can’t but help to root for them to find that happily ever after fairy tale ending. Who doesn’t want to be swept of her feet like Josie was when Tuck found her on the trail? As is typical in the Spring when the butterflies emerge, it was beautiful to see the change in both Josie and Tuck and Maddie as their relationships blossom. Readers will want to visit Springwater Springs in this book to meet Josie, Tuck, and Maddie and enjoy their story. While this story can be a stand-alone tale, there are other books in this series of Springwater Springs that I’m sure are worth reading.

I loved Tuck and Josue’s story. The story grabbed me from the beginning and I couldn’t put it down. I highly recommend. Great read!
Josie Kellum, a magazine writer from NYC, visits her best friend Kaitlyn in Sweetwater Springs. The town is small and set in a valley of the North Carolina mountains. Because of a couple of mishaps she ends up staying longer than her original plans. She moves into a garage apartment at Hope Cottage owned by Tucker Locklear. Tuck is a physical therapist who lost his wife to leukemia two years ago. This is the kind of town where everyone knows each other and word of mouth is quick.
This is a charming, easy read, low angst romance. This is the second in a series that takes place in Sweetwater but each book can be read as a stand alone. It is clean for language and intimacy is off the page. Some of the extra storylines also puts this into women's fiction or chick-lit territory. I enjoyed the characters and the romance felt organic and natural. These aren't my favorite types of stories but I enjoy them when I want a book without a lot of drama. And on a personal note this is my third book I've read this week set in NC. (3.5 stars)

I haven't read all the books in this series but I must say the ones I have read are just like this one, outstanding! It's a heartwarming story of second chance. In fact many characters get a second chance. This is one that will leave you feeling good and just smiling. Don't worry if you haven't read the series this book is great stand alone too. But I'm sure going to read the rest. Enjoy
This is a sweet, heartwarming and at times emotional small town romance story. It is a quick , easy to read and enjoyable book that held my attention throughout. Can a city girl and small town boy find true love? Some surprises and emotional moments make this a very good book. And when animals are included , it's a definite win for me!
The author was new to me and I'm happy that I was gifted a copy of this book to visit the Sweetwater Springs series and get to know the characters and this cozy town.
I will certainly be reading more books by Annie Rains!
Josie is back to visit and hurts her knee and Tuck is the PT guy. Josie ends up staying longer than she planned an rents Tuck's garage apartment. I really enjoyed this book.
My visit to Sweetwater Springs inspired me to read all the books in this series - that's how much I liked this book, Springtime at Hope Cottage.
This is a slow burn story about Tucker, the town's physical therapist and Josie, a city girl visiting one of her friends. When Josie gets injured and needs to see a physical therapist, Tuck is her man. Tuck has been a widow for two years now and he has finally come to the conclusion that he is ready to move on. But he doesn't want to move on with someone who is not going to stay in town. Is it luck or a sign when Josie's city apartment sustains fire damage making her stay away just a little bit longer?
I loved this slow burn and I can't wait to read more from this series in the future.

A sweet book about small town ways featuring a visiting New Yorker. A variety of great characters and a not too much of a surprise reveal midway through the book.
While this was an enjoyable story, it seemed stretched out in places and brisk in others. It certainly was a delightful look at a variety of characters in this small town. From grumpy to loveable, they all portrayed the small town ways of gossip and opinions. You couldn't help hope for a HEA even when it looked impossible!
Fun story that will satisfy your romantic streak!
What a fascinating book. I was impressed by the storyline and the characters were all well written and complex. Where there are complex storylines combined with intriguing characters the reader experience is magnified tremendously. To have a book that is well written as well as entertaining is a delight. Reading is about escaping your world and entering another one. Here I forgot about my own life and was immersed in the world created by the author. I would recommend this book.
I love a sweet romance. This was an easy quick read. I would have enjoyed just a little bit more depth but it was still overall a good time.
Welcome (or welcome back) to Sweetwater Springs - this is the 2nd book in ther series, but each one is a standalone novel. I have read a few of them, but not all, and I don't feel like I am missing out on any of the storyline by not having read them all, or even in any order. Josie is a writer on a brief visit from New York City, where she is a writer for a magazine - she loves her job, and her life there. A fire displaces her out of her apartment, so she decides to stay in Sweetwater Springs a bit longer. She stays with Tucker at Hope Cottage, in apartment over his garage.
Tucker is a physical therapist who enjoys working with his patients in the outdoors. Maddie is a new patient he is working with, and both he and Josie make a connection with her. The little girl is struggling with her PT, and also the loss of her mother in the car crash that injured her.
This is a story of finding a new place to belong, of making a new life for yourself when you lose someone you love, or your sense of direction in the world. I liked that it is a story of rebirth. The characters were relatable and likeable. Having read 4 of the 6 books in this series, this book makes me want to read the others!

I received an arc of this title from NetGalley for an honest review. This is a fairly light read about two people who are attracted to one another but could not be more different. It's a typical romantic contemporary read.
This book was an easy read and I enjoyed every moment of it. The relationship between Josie and Tucker built gently but soon became quite hot!
Josie’s relationship with her best friend, Kaitlyn, is joyous. Every girl needs that type of friendship in their life. Of course, Josie makes lots of friends in her time in Sweetwater Springs but, Kaitlyn is her constant.
Tucker is an all-round good guy who catches the eye of most single women in town and, until meeting Josie, he has enjoyed this lifestyle.
This book and love story would have been straight forward except for the appearance of eleven-year-old Maddie. Maddie has been wheelchair bound since being in an accident which took the life of her mother.
As I hate spoilers, I will leave the synopsis at that.
Please read and enjoy this book, it has every ingredient required for a happy ending!
When widower Tuck first meets Josie he is not impressed. Thinking her a snobby girl from the big city. But then Josie injures herself and Tuck becomes her physical therapist. Slowly they are drawn to each other but Josie plans on returning to the New York. She really doesn't want to go but something happens and she thinks it's best for all concerned if she breaks it off with Tuck and goes home. Sweet romance.

Springtime at Hope Cottage is the second book in Annie Rains Sweetwater Springs series. This can be read as a stand alone, which is true for all the books in the series. For example, I'm working my way backwards going from book 4 to 1 #dontjudgeme
This is a sweet opposites attract small town romance between a physical therapist widower and a city journalist. Josie was up beat, kind and caring. She may not have made the first impression on Tuck but you could tell right away that she was a good person. Tuck I didn't connect with as much. I felt he was way too judgmental of Josie and he was inconsiderate at times in the beginning. Even by the end I didn't really love him but I did enjoy him and Josie together as a couple. The story itself is low angst with fade to black love scenes that fit book perfectly.
Springtime at Hope Cottage was another enjoyable cozy small town romance in Annie Rains Sweetwater Springs series.
I read this as a stand alone even though it's part of the Sweetwater Spring series. Springtime at Hope Cottage is such a heartwarming story about love, friendship, and overco.ing the past. All of these characters are lovable. Josie is a writer for a magazine and take a follow up trip to see her best friend in her new town for another article. Kaitlyn owns a bed and breakfast where Josie says.
Then, there's Tuck who is a widower. He loves Sweetwater and all the peace the old town gives. His family is there and he sees his PT patients on his beautiful property. There and everywhere else in town as well. He helps them heal in their natural surroundings.
They meet while Josie is at the inn on a walking trail. There she get injured and finds herself being helped by the same man that drove her from the airport. Her injuries need a short bit of physical therapy and guess who can help with that. Then, her return trip home gets side tracked due to a fire and the Inn is full. Now Josie has to find somewhere else to stay.

A lovely and sweet story that I enjoyed and made me root for the characters.
The characters are well thought, the setting is lovely and the plot kept me hooked.
An enjoyable and engrossing story that I recommend.

When the heroine visits Sweetwater Springs, an accident befell the heroine to stay longer than she had expected. The hero, a physical therapist, helps with her recuperation while trying not to be attracted to her. As the couple fall in love with each other, they encounter changes and choices they need to face if they wanted a future together.
I liked the small-town vibes and the secondary characters. I liked the twist and how it gave depth to the story. The animals were crucial, be they small or large, to the story in the interactions between the hero and the heroine. I did feel that past relationships of one character overpowered the present main relationship in the book, even if said relationships were critical to the story. Otherwise, it was a nice read.
As for the bonus story, it's 4/5 stars. The young couple have a falling out as they viewed different futures for each other and themselves. Basically the story is bittersweet for the young couple as they resolved said conflict; this is a prequel for one character in the series.
