How to love your neighbor is Sophie Sullivan’s second book. In her debut, Ten rules for faking it, Everly and Chris were featured. This is Chris’ brother, Noah’s book. Grace inherits her grandmother’s property, which is next to Noah’s house. He wants to buy her out so he can build a pool over there. But, she stands her ground. There is a ton of HGTV vibes, with all the remodeling and house projects both characters take on. Some of the tropes you will see are enemies to lovers and grumpy/sunshine. There is a whole lot of family drama from both sides. Also, if you are looking for a clean romance, this definitely falls into that category. Everything that happened between them was off the page.

I have to give this 3 stars because I’m kind of in the middle on this book. I liked all the house projects. I enjoyed their first meet. The secondary characters all brought a lot to the story. Grace was a good character; strong, stubborn, thoughtful. However, Noah was kind of awful. He was your stereotypical “rich boy” who realizes he can’t just throw money at people and get what he wants. He did slightly change by the end but I can’t say I ever warmed up to him. His 180 didn’t feel authentic at all. The storyline was good, but it dragged on so much that I got bored in the last half of the book. Also, I felt like there was no connection at all between Noah and Grace. It lacked chemistry and good banter. I’m definitely in the minority but this didn’t completely work for me.

What's it about (in a nutshell):
How to Love Your Neighbor by Sophie Sullivan is a story that will keep a smile on your face from start to finish. Grace Travis inherits a small beach house from her grandparents, and Noah lives in the large house next door. He wants Grace's place to expand his own property and refuses to take no for an answer. From there, the story takes on laugh-out-loud proportions as neither is willing to back down.

What I Enjoyed:
What I most loved about this story is how truly happy it made me from start to finish. It's such a feel-good story perfect for escaping into and while away a few hours or your weekend.

I also loved the home improvement angle that the story takes. I watch a lot of HGTV myself, so I could easily fall into the designing, competitions, and just general home improvements each was doing. These aspects also provide the genuinely laugh-out-loud moments in the story, and they are such a pure delight.

The banter between Grace and Noah is a lot of fun also. I'm a big fan of the enemies to lovers trope, so that really wasn't a surprise that I would enjoy them so much. The relationship felt genuine, and their chemistry leaped off the page for me.

Characters:
Grace had to struggle all of her life, and through sheer determination alone, she has what little she does. She doesn't know the identity of her biological father, and her mother only contacts her when she wants something – usually money. She is the kind of person who you want to help because she works so hard and doesn't ask for anything in return.

Noah was born to a family of means and has never wanted anything. Except when it comes to his own identity in the business world. He wants to come out from his dad's shadow and show the world a more caring type of developer, as his grandfather was. Giving back to the community and making a name for himself is all he really wants if only his father will let him out from underneath his thumb.

What I Wish:
The only thing that stood out to me was that there is no actual focused conflict in the story – one that the story truly pivots around. There is a conflict between Grace and Noah, but it is resolved relatively early. Some minor disputes create bursts of tension but not one overall one. I missed that in this story, though I did not want the predictable conflict many romcoms use. I think the elements were there to create a more significant conflict that Noah and Grace, maybe together, needed to overcome.

To Read or Not to Read:
If you are looking for a story that will put a smile on your face and make your heart feel warm and fuzzy, How to Love Your Neighbor is just what you are looking for in your next read.

I didn't love it but I didn't hate it! It wasn't a book I would recommend or reread and really just isn't my kind of romance. I loved the enemies-to-lovers trope in this one and I do really enjoy a good romantic comedy from time-to-time. I just love more angst and drama in my stories. I love steam and smut in my romance but I also can live without it when the story and relationship are so good. This is a book, with just a little more improvement, that would be perfect without steam for me.

I felt like I was TOLD about the chemistry and feelings and relationships rather than SEEING and FEELING the chemistry which is one reason the fade-to-black wasn't my favorite. I just didn't feel a spark with them. Noah had so much potential too. He's my favorite kind of man in a romance and particularly enemies-to-lovers. This is a book that I absolutely can see being a favorite for so many but for me it just wasn't memorable. I think I need to start being a bit pickier about the romances I request on NetGalley rather than just being request happy!

Three stars!

Poor design student Grace inherits a beach house next door to wealthy real estate developer Noah. They both strive to shed their crappy parents and make a name for themselves. Sort of enemies to lovers, but also friends to lovers- kind of changes a few times.

While this could have been a really cute rom com, it fell flat for me. At one point, I actually had the thought that I couldn’t stand either one of them and was bored to the point that I focused on how much of the book was left.

I did highlight a couple of quotes from this- it’s not all bad, but it’s just very lukewarm- something you can read and instantly move on from, thus making it a three star read for me.

This was the perfect enemies to friends to co-workers to lovers story, or something like that!

Grace is an interior design student struggling to make ends meet when she (literally) runs into Noah, her soon-to-be neighbor who happens to be a real estate developer and also happens to really want her house.

What starts as a great business proposition for the two of them turns into.... Well, you have to read it and find out.

Read this if you like interior design, dogs, and cute nicknames.

Thanks so much to Netgalley for an EARC in exchange for an honest review! This book will be released on January 18th!

This may be the perfect romance story! Fun, silly, light-hearted, sweet and at times steamy, all the things I hope to find when I pick up a book like this. I loved the dynamic between Noah and Grace, it was believable, and the chemistry was most definitely there. I loved how the tension was built up - and nothing felt forced or over-the-top or even drawn out. I loved that it wasn't your typical story, too. I thought I could figure out what was going to happen and I was so happy to be wrong.

As someone who watches a fair amount of HGTV I really loved all the interior design parts, it is definitely something I never knew I wanted in a book! There *is* a part one to this story, but I really don't think it matters if you've read it or not. I didn't even know about it until I finished this book.

This was my first book by Sophie Sullivan and it most definitely will not be my last.

This is the second book by Sophie Sullivan. Though it is not being marketed (at least that I've seen) as a series, the same family appears in this book as in Ten Rules for Faking It. Though not necessary, I highly recommend you read Ten Rules first. (If not first, it is still worth the read)
Grace inherited a beach house from her grandparents she didn't know. When she finally moves in, her next door neighbor, Noah, wants to buy it from her so he can expand his yard. Grace thinks the house will connect her to the family she never knew and refuses. As animosity builds, somehow the two end up working together. Noah needs her to help him redo his house. Since Grace is getting ready to graduate with a degree in Interior Design, she jumps at the chance to work on her first house.
Opinion
I am a huge fan of the way that Sophie Sullivan writes. She has a way about her that makes the story flow naturally and seemingly effortless. Sullivan does a great job on establishing each characters personality and is able to balance them off each other. Where one character fails, the other succeeds. The supporting characters also play such an integral part that help develop the story. I simply cannot wait for the next story from Sullivan and with two more brothers and a sister left, I hope the story is about Noah and Chris' family. (Chris is from Ten Rules and makes appearances in this book.)
Many thanks to Net Galley and St. Martins Press for providing me with an ARC of this book.

Well... this was ADORABLE! HGTV fans... this romance is for YOU! If you like:

🏠 fun meet cute (hint: it involves DOGS)
🏠 HGTV shows / Interior Design
🏠 enemies to lovers romance
🏠 great supporting characters
🏠 Sunny ocean-side setting

This book was just so fun, and yet also, showcased great character growth in both our MCs, who are both struggling to overcome tough parent/child relationships. I admired Grace for her tenacity and drive - girlfriend was determined to make it on her own as an interior designer. I loved the fixer-upper aspect of this book too - so fun to have two neighbors basically competing on projects, but also working together and seeing that relationship grow into more. Grace was spunky and she really brought Noah (our hero) out of his shell. I feel like they complemented each other very well. To note, this a closed-door romance, and one that still managed to build up tension between the two MCs, which I always appreciate.

I LOVED THIS BOOK!
I NEEDED THIS BOOK!
4.5 rounded up to 5
I loved how happy this book made me feel.
Yes, there are parts that I thought were over the top, slow and beyond silly. But…..I was laughing and enjoying Gracie and Noahs antics so much that I could overlook the parts that made me roll my eyes. Their relationship was so engaging and heartwarming.
If you feel the need for a cozy, light romance with lots of humorous moments, you need to go get How to Love Your Neighbor right now!
Many thanks to NetGalley, the publisher and author for the opportunity to read this book for my honest review. All opinions expressed are my own.

Another cute rom com to add to my romance shelf! This one will surely be a hit this spring! Very cute cover, cute characters, and less spicy than the genre usually leans.

How to Love Your Neighbor is an enjoyable book. It is an enemies-to-lovers of sorts, however, there is no heat. The storyline is good, the characters are good, but it was lacking the enemies-to-lovers feel I usually get when reading this trope (I also like the sexual tension in this trope, but that was non-existent).

Overall, I would definitely recommend to readers who do not need the "heat" in their enemies-to-lovers romance reads, because the storyline was cute and had good flow. 3.5 stars from me.

I loved Grace and Noah right from the first chapter of the book. Their internal struggles with themselves and each other made the story even more special. An absolute delight of a love story that made me smile the whole time that I was reading it. Noah is the older brother of Chris, who we met in 10 rules of faking it. If you haven’t read Chris and Everly’s book, 10 rules of faking it, I would highly recommend it. Although the two books are part of a series, they can be read as stand alone. I definitely recommend this book.

Noah is a real estate developer who left his father’s company, moved to California, and is trying to strike out on his own. His family has labeled him as flighty, but this time, he’s determined to put down roots. That starts with redoing his house + buying the one next door to make his design dreams come true.

Grace is finishing up her interior design degree and can’t wait to leave her mark. Her grandparents’ recently left her their house, and she is excited to make it her own. The problem is, her arrogant (and hot) next door neighbor keeps trying to buy it.

Then, an opportunity arises that would be beneficial for both of them… if they can work together. What follows is an enemies to lovers story that is so fun & sweet!

I knew when this book started with the Maren Morris “The Bones” quote, it was going to be good! I loved the character development in this book. You see so much growth in both Grace and Noah individually and as a couple. I cared about them and all of the side characters too! I found myself both racing to finish it, but also trying to slow down and make it last. This was my first book to read by Sullivan and I am now a fan. I can’t wait to read her others!

Thank you to St. Martin’s Press & NetGalley for allowing me to read an ARC in exchange for my honest opinion.

3.5 stars

This was a sweet enemies to lovers story.
I liked how they met and how their relationship built from there.
I liked the side characters too. They were fun and entertaining.
Tammy... it's understandable why her name starts with T because that woman was TRASH!!
HATE HER SO MUCH!
This doesn't have a higher rating because it became predictable by the end but... Still this book was fun read. I'll definitely be picking up more books from this author.

Witty, heartwarming, and fun, HOW TO LOVE YOUR NEIGHBOUR by Sophie Sullivan is a wonderful contemporary romance that is sure to brighten your day.

Grace Travis knows all about hard work so when she gets the chance to have a home all of her own, she is determined to put in a lot of hard work to design her little corner of the world. Who cares that it will take a long time or that she will have to do most of the work herself - that's part of the fun, right? But when her sexy neighbour wants to buy her home, sparks will fly and not always the good kind!
Determined to start afresh, property developer Noah knows when he has found something special and he needs the house next door to make his dream reality. But his next-door neighbour doesn't seem to understand. As they get thrown together time and again, the tension between them is undeniable but as it begins to bubble up they will soon learn that sometimes love and hate are more closely connected than you could ever imagine.
Can they find a way for both of them to get what they want? Or will the temperature between them burn them both beyond redemption?

HOW TO LOVE YOUR NEIGHBOUR by Sophie Sullivan is a clever take on falling in love with the girl/guy-next-door idea and I enjoyed every moment of it. Grace wants to belong and finally has somewhere that is hers, somewhere she can belong, and it was great seeing such a strong and independent character in Grace. Noah also wants a fresh start, a chance to build his own life and his own success, so when he sees something he wants he is relentless. There are moments of laughter, sizzling chemistry, and plenty of ups and downs for them both, but I was more than happy to be along for the ride.

HOW TO LOVE YOUR NEIGHBOUR by Sophie Sullivan is an enjoyable story from beginning to end with likeable characters and plenty of laughs along the way to keep you hooked. I look forward to reading more from Sophie.

This book just was not for me. The main characters annoyed me. There didn't seem to be a real connection between Grace and Noah. It was an enemies to lover plot, but there was not enough tension for that to really work. I only finished this book because I was reading it for NetGalley to review.

This was a cute read. Grace is an interior design student, who recently inherited her grandparents house that she plans to fix up. Noah is the next door neighbor that want to buy the cottage so he can expand his property.

I really enjoyed this enemies to lovers/ grump v sunshine book. These two characters have great chemistry and there’s no guessing about their attraction. This book was entertaining yet also touched on toxic relationships, social anxiety and other topics.

I’ve never read as many romance novels as I have the last year, and I’m loving every minute! I’ve needed these happy endings with all the craziness going on. And I’ve read some really great stories, including this one, which I just finished. What I loved so much about this book, aside from the friends to lovers romance itself, was that this was also a book of self-discovery, and figuring out how to be in a healthy and loving relationship. This is also a wonderful book about home and family. Grace and Noah are a truly endearing couple—funny, sweet, and charming.

Trading spaces with romance!

Grace Travis thought she finally had everything together with getting ready to graduate from design school and making enough money to start working on the house she had inherited from her grandparents that she had never met. But her plans hit a snag when her new neighbor offered to buy her house even before she finished moving in.

The only thing that Noah Jansen needs to make his new house perfect is to buy the little house next door and expand his back yard. Noah found out that he had started a feud with Grace especially when Noah’s makeover of his house by Grace is in a national magazine.

How to Love Your Neighbor has some funny parts between Grace and Noah, but I especially loved how they made their friends into a family and Noah’s brother Chris has his story in Ten Rules for Faking It.

I voluntarily read and reviewed an advanced copy of this book from NetGalley. All thoughts and opinions are my own.
