This was a cute romcom! I really enjoyed all the competitions and the fun dates/projects throughout the book. I felt the steam and chemistry between the characters, but was left disappointed when the door slammed in my face!! I also wish we got a little bit more to the ending with what happened with the houses and after the magazine.
Read this if:
- you enjoy home DIY projects
- love enemies to lovers
- want closed door romance
- you enjoy multiple POVs
Thank you so much SMP and Netgalley for my early copy in exchange for a honest review!
A fades-to-black, enemies-to-lovers romance... This one is full of great supporting characters. The main characters are fine too, but nothing really special. The story is sweet but I will say the ending was a bit too 'true love monologue-y' for me.
How to Love Your Neighbor is a charming (closed door) contemporary romance. I did not read Sophie Sullivan's first book, but this story was fine as a stand alone.
I thought Noah and Grace had great chemistry and I loved how she handled the subplot of difficult parents and striking out on your own. And I also found the interior design element to be super engaging - it was detailed enough to show the author knew what she was talking about, but wasn't so down in the weeds as to be boring.
Thank you to Netgalley, St. Martin's, and the author for the eARC in exchange for my review.
I did not love the first chapter of HOW TO LOVE YOUR NEIGHBOR. I don't know, it just gave me a bit of a pause. UNTIL we meet Morty who is Grace's pseudo grandfather, roommate, boss, BFF, etc. And he is the cranky old man with a heart of gold character that you instantly love so, yeah, at that point I did a 180 and it was only uphill from there.
This was such a lovely, lighthearted, book and I enjoyed every minute. It made me laugh out loud (again, Morty was HILARIOUS but also Grace was so snarky and did not pull her punches and it hit perfectly). I loved the chemistry with Grace and Noah. There was lots of bickering, frustration, and attraction that you look for in a quality enemies-to-lovers. The pacing worked really well for me; this wouldn't be a slow burn but also wasn't too fast that the reader couldn't enjoy the characters slowly realizing they weren't enemies anymore. I loved the home renovation plot and the "making a house a home" underlying theme.
I'd definitely recommend this to anyone looking for fun enemies-to-lovers, quality side characters, a home renovation plot, and closed-door romances.
Grace was a strong female character but at times she did annoy me with her jumping to conclusions. I liked Noah and how he was trying to better himself even with Grace treating him so harshly sometimes. Their banter was good but it was in spurts. Some of the book was slow to me and I had to keep going to get to the next good part. The secondary characters were enjoyable and the idea of the remodeling.
There just wasn't anything special or unique about this book. The writing was just "OK" and the characters weren't well developed. I found myself forcing my way through the book and just overall not enjoying it. Also, any adult romance book that is straight "fade-to-black" is an automatic no in my book.
The story was too fluffy and not particularly satisfying. I do like the "enemies to lovers" trope, but there just wasn't a spark between the two main characters. Would not recommend to others!
“You are the most stubborn woman I’ve met.”
“Awesome. You’re the most irritating man I’ve met.”

How To Love Your Neighbour tells the enemies to lovers story of Noah and Grace. Noah, a rich real estate developer, looking to make a name for himself outside of his fathers world. And Grace, a interior design student, busting her butt to make ends meet and her dreams come true. When she inherits her grandparents cottage on the beach, and meets her new neighbour Noah, things quickly turn into a feud. A feud that eventually grows into much more.
I love an enemies to lovers romcom. So I was excited about this one after reading the synopsis. And I mean, this cover completely drew me in. Unfortunately though, it just didn’t work for me. The pacing was off. I didn’t like the MC’s, especially the hero. There was no growth or depth. The chemistry and tension you usually feel in an enemies to lovers was completely missing. It lacked not only chemistry but romance, and quite honestly was just bland. I hate writing these kind of reviews, but unfortunately I wouldn’t recommend this one.
*Thank you to St. Martins Press for the ARC via Netgalley in exchange for my honest review. All opinions are my own and given freely.
"I don't make promises I can't keep," he said, his throat unexpectedly dry. "But I can tell you I've never felt this before or wanted anyone more than I want you. Not just for a night or two or three. I don't know what the future holds but you're all I see, Grace."
My first renovation romance! How to Love Your Neighbor by Sophie Sullivan has me hooked on a new trope! Not only that, but it's enemies to friends to lovers *insert hear eyes emoji here* AND found family, both which get me every time! Misunderstood Noah & sunshiney Grace were such fun characters with undeniable chemistry from the very beginning. I have so many highlighted lines about how they feel when they're near each other and when they kiss. Got me right in the feels! I love how even when one of them messed up, they would apologize and talk through their problems or issues, and they grew as a couple even as they grew as individuals.
Not only was this book fun and flirty, but it touched on insecurities that both Noah & Grace were working through. I do think that it was emphasized a little TOO much at times, but it did not take away from the story. Noah & Grace both went through incredible growth and character development.
There were a couple "that's what she said" jokes that really didn't make any sense to me. Most of the dialogue was good, but there were a few times where it felt like the humor/jokes were forced and the banter was unnatural. But that could be part of the ARC process and not ironing everything out yet, so take that with a grain of salt.
Overall this was such a fun read, and I didn't realize that her first book, Ten Rules for Faking It, is about a couple of the side characters in this novel! I will definitely be picking that one up soon!
I'm not a huge fan of the star system when it comes to books, as everyone's opinions vary widely. For the sake of this review, I will explain my rating system and why I gave it 3 stars. I reserve 5 stars for books that really hit me on an emotional level and I get totally invested in. 4 stars are for books that were sooo good but not quite 5 star material. I gave this one 3 stars because it was so cute, but I personally couldn't relate the characters too well, and it was just a normal rom com, however, I thoroughly enjoyed the plot and the detail Sophie put into the characters and houses, which were so integral the story they were almost characters themselves.
My sincere thanks to NetGalley and the always wonderful St. Martin’s Press for the opportunity to read this delightful romance. I am not a traditional romance reader, and by that I mean I rarely reach for romance books. It’s not that I think they are bad or anything, it’s just that my tastes tend to swing more towards fantasy and horror.
Books like this remind me that sometimes, I need to take a break from all the dark, epic reads and enjoy a light, sweet story. This story follows dueling neighbors as their feud sparks undeniable chemistry that they try to resist. We follow the scrappy, pull herself up by her bootstraps, Grace as she finishes interior design school while renovating an inherited property and rich, tender hearted but socially awkward Noah as they become next door neighbors by the strangest of coincidences. Noah wants to expand his property by buying Grace’s house and land, but Grace has never owned anything of her own before and is determined not to let his extravagant and insulting offers move her away from claiming something for herself. As their desires collide, something else seems to be sparked in the air between them. Can these two put aside their differences and uncover something more between them, or will their competing desires push them into permanent enemy territory?
Delightful. I am so glad I read this! It was adorable and so fun!
How to Love Your Neighbor is a romcom that purports to pit neighbor against neighbor with a grumpy/sunshine trope. Unfortunately, something was missing for me. The pacing seemed to drag a bit causing me to loose interest partway through. Their enemies to loves quarrel only lasted a fourth of the book before they were a couple.
The book starts out with an adorable meet cute. We hear all about how Grace has her life figured out: finish design school, remodel her grandparents home she inherited, and start her career as an interior designer. She quickly learns that her next door neighbor is the cute man from the said meet cute. Noah does some investing and offers to buy her house in order to put in a pool. This scenario somehow makes them enemies? Some neighborly disputes that could have been resolved with a conversation were totally blown out of proportion. As a reader, Grace frequently came off as immature.
One thing I really enjoyed in this book were the secondary characters. Morty was especially well written. I could completely see my grandpa saying and doing the same things he was. The idea of "found family" verses the one you were born with is a strong theme throughout. There were some cute moments overall; like the design challenges. The conflict with Grace's gaslighting mother woven throughout seemed believable (up until the ending conflict). Noah also had some big conflict with his father but it happens before the book takes place and we are never shown or told why. This is a fade to black romcom with no steamy scenes on page.
All in all, it was a cute book and I can see why other's would like it. It just didn't grab me personally.
Thank you to NetGalley and St Martin's Press for giving me an ARC in exchange for my honest opinion.
New to Sullivan’s writing, I had no idea what to expect but was thrilled with her storytelling. The first thing that stood out for me was her narrative technique. Told in third-person from a dual point of view, I liked the snappy sentences that create just the right amount of tension, and the playful banter was something else. Also, I thoroughly enjoyed getting to know her believable characters who brought this story to life.
Their story couldn’t have started off on a worse footing. Grace gave me the impression that she was a walking disaster, but that’s far from the truth. If there were ever a more organised and tenacious lass, it is she. Left wondering who the gorgeous guy that crossed her path was, it’s not only Grace who’s in for a surprise.
I liked Noah from the moment I met him—his wry smile and dry wit, but him harassing Grace for something he wanted, annoyed me a tad. He wasn’t counting on her stubbornness, and he’s used to getting his own way. So, they’re at loggerheads for a good part of the story, but I had to give him his due when he made an effort to hold out an olive branch. Hahaha, I absolutely loved her response to that.
I don’t know who was more excited about Noah’s project. It gave me something to look forward to because I felt that the story had slowed down a little bit beforehand. This is where I got to see Grace in her element and Noah pulling out all the stops. Aah, but will they be able to keep things professional or give in to the intense attraction they’re trying to fight?
Although How To Love Your Neighbor is a rom-com, it’s not all sunshine and roses. Grace Travis and Noah Jensen have their crosses to bear—namely, some family members. I was delighted to see that a good few secondary characters were helping them value what they had in front of them. Noah’s siblings, his right-hand man, an important person in Grace’s life and her best friend certainly impressed me.
The successful guy and struggling to make ends meet gal swing on the tale was a delight. And kudos for the way the author dealt with anxiety issues. If you’re into laugh-out-loud reads steeped in emotion, this book will be right up your alley.
Many thanks to St. Martin’s Press for the ARC through NetGalley in return for an honest review.
This was a cute rom com about two neighbors who start off on the wrong foot but have an undeniable attraction. What set this book apart for me was the fact that they both knew they had their own baggage. Rather than (totally) turning on each other and spending most of the book hating each other, Grace and Noah realized their own baggage was getting in the way and tried to be together while working on themselves. The relationship felt a little more realistic that way.

Release Date: 1.18.2022
Grace Travis is ready for success! She is finishing school and work odd jobs. She receives the opportunity to fix up her grandparents' little house on the beach and feels excited.
Of course, that is until a new neighbor moves in next door.
Noah Jansen is a real estate developer and found a great little place on the beach to fix up. He needs to buy the house next door to make this his dream property with a pool. His new neighbor, Grace is difficult and beautiful.
Grace refuses to sell. Noah is not used to hearing no and thinks money can buy everything. Grace and Noah start a feud, squabbling over fences and hedges. They need to re-prioritize to ensure their visions for their homes come true.
This is the follow up to "Ten Rules for Faking It." It is a cute little romance. Grace and Noah have undeniable chemistry. They felt authentic, having flaws and virtues. I enjoyed reading this entertaining and heartfelt romance.
Thanks to @netgalley for the opportunity to read this title in exchange for my honest review.

This was such a fun, opposites attract romance! It definitely gave me some HGTV romcom vibes.
The beginning was great, then the middle lagged a bit before picking up again towards the end. The chemistry between Grace and Noah didn't exactly pop off the page but they still made for a believable couple. This is a non-spicy romance so if that's your thing, this is a safe one for you!
This was a quick, entertaining read that doesn't take too much of an emotional or mental toll.
Never ending and boring, I didn't even think it was a romance due to the "insta hate" to "insta love". It was not my cup of tea.
Noioso e lunghissimo, Non sembrava nemmeno un romanzo d'amore, con i due protagonisti che passano dall'odio istantaneo all'amore istantaneo senza nessuna ragione apparente in entrambi i casi. Decisamente non il mio genere.
I received from the Publisher a complimentary digital advanced review copy of the book in exchange for a honest review.
How To Love You Neighbor is a fun and charming enemy to lover story. Grace has everything she's every wanted. She worked hard to get it and she gets a chance to flip a dreamy little beach house. She's so excited for this opportunity until she meets the new next door neighbor. Noah is a cut throat real estate developer who wants Grace's house. The characters were really strong and their banter was great. However I felt like this story dragged in the middle and made me loose interest. I did enjoy this story but I wish the pacing was a bit better.
Didn't love this one... a little too cheesy for me. The chemistry just didn't sizzle and I found both of the main characters underdeveloped.
How to Love Your Neighbor by Sophie Sullivan is a sexy romp that would be a great beach read, especially as it takes place on the beach! Grace has her life figured out, she'll finish school and be the Interior Designer of her dreams, renovate her inherited home on the beach and have a great life, until she meets her neighbor, who wants to buy her place to make his bigger. Fireworks ensue and when they're not arguing they're trying to avoid the mutual attraction that threatens to explode. When it finally does...stand back!!!
Thanks to the author, St. Martin's Press and NetGalley for an ARC of this novel in exchange for my honest review.
How to Love Your Neighbor is something that I really, really wanted to enjoy- but I didn't. I usually love a good enemies to lovers plot but his one was just not for me.
I didn't feel much chemistry between the characters. Honestly, I didn't like Noah at all as a character. He was a big, selfish jerk. And I felt that the attraction Grace had to him was purely physical. Their whole romance felt off and dry.
With that being said, it was pretty well written and I think many people would enjoy this book- it just wasn't my cup of tea.
Nevertheless, if you are looking for a cute romantic story, give this book a shot! Maybe you'll enjoy it more than I did.
Thank you to Netgalley and St. Martin's Griffins for allowing me an ARC of this book in exchange for an honest review.
I tried to give this author another shot. However, I couldn't get into the story. The male protagonist was way too macho and bro for me. I think I will pass on this author in the future.
