The blurb on this book does it no justice at all. This is in no way a book about selling and buying houses! I’m absolutely not giving away spoilers so no details here, but this book is about psychopaths.

Usually I‘d give a brief description of the story in my review, but instead I’ll focus on characters, while trying not to give anything away. Arguably our main characters are Renowned surgeon Millie, her husband Tom and their two children, Medusa and Peter. They are the centre of the property chain. Below them is a young couple, social media influencers Harper and Kyle who run the brand Kyper Nation. At the top of the chain are beloved morning TV host Stacey and her older husband, Felix.

It wouldn’t be right to say I liked the characters in this book. Mostly they left me cold, but I think that was deliberate. The way they interacted and behaved made for an irresistible read! Its a fast paced book with so many twists and turns you are never entirely sure what you are looking at. I really enjoyed it and found it unputdownable. A wickedly twisted and deliciously chilling novel that explores the dark side of the human psyche.

Three couples - renown heart surgeon Millie and her computer geek husband Tom, TV presenter Stacey and her older husband Felix, and the influencer duo Kyle and Harper aka Kyper - meet over a property deal, but end up getting entangled in each other's lives with disastrous consequences.

I'm afraid that it may not be possible to write a fair review on this book without revealing spoilers but the one thing I can say without a doubt is that the blurb does absolutely no justice to this fantastic thriller. The plot is revealed through the POVs of Millie, Stacey, and Harper. Despite their widely different career paths and lifestyles, the one thing in common with all three women is that they are all shrewd, manipulative and above all, psycopaths. To what capacity they use their is what sets them apart and makes the reader root for one and condemn the other.

The narrative delves deep into the psychological and social makeup of a psycopath - what makes them tick and what turns them into monsters or overachievers. There is also a repeated mention of the extents a mother would go to, for her child - while I normally would agree with it, in this particular context, I beg to differ. The twisty dark nature of the plot makes for a thrilling read but it does require a trigger warning for certain graphical scenes of domestic violence and a bit of gory content. Being the wuss that I am, I skim-read those parts.

Overall, an absolutely riveting read. Thanks to Avon Books and Netgalley for providing a digital copy of the book in exchange for an honest review.

I didn't love this unfortunately.
Each character was lacking a distinct personality to me, I found myself mixing up quite a few of the main female characters often.
The suspense was also short lived especially towards the end, and I felt let down when things fizzled out.

Three couples: Stacey and Felix, owners of the Glass House. Millie and Tom, have long wanted to buy the Glass House. Harper and Kyle, are eager to purchase Millie and Tom's house. What happens when things don't work out the way you want?
Stacey is a famous tv host, but her marriage is not what it seems. Harper is a popular internet vlogger with dreams of moving up in society. Millie has always wanted to own the Glass House and is willing to do anything to get it.

I really enjoyed Stolen, by Tess Stimson, so I was excited to read this newest one from her. It definitely did not disappoint. I enjoyed the different points of view, and especially the "SET Talks" chapters. Learning the inner workings of a psychopath's mind was interesting. Every single character is absolutely crazy and you're left wondering how it's going to end. It was one absolutely twisted story. There is quite a bit of violence detailed in the story, so be prepared.
There were a couple of things I felt were left somewhat unresolved, not major plot holes, but left me wondering what the point was for having mentioned them. Overall though, this was an absolute thrilling read!

Holy smokes Batman! This book took me by surprise by how damn good it was. And that ending, OMG. I can’t wait for what the author puts out next. I’ll be recommending this to everyone I know, even ones I don’t. Brava!

I love a good thriller - but I didn't have the highest hopes. Well - I judged a book by its cover and was very pleasantly surprised! Such a well done thriller that is intense and hard to put down. I can't get over how well written this book is...the characters were so well drawn out you just want to know more and more. This is a wonderful psychological thriller that will keep you guessing until the end. This book is a perfect read for any true crime fan - its a nail biter all the way until the last page

The is the true definition of gripping, dark, page-turning psychological thriller!

Three couples are connected by a dream house - The Glass House.

Couple A (Stacey and Felix) owns it but they are downsizing, therefore Stacey is finding the right person to buy the house to keep the secret…

Couple B (Millie and Tom) noticed they put up a For Sale sign. Millie can’t wait to move into this dream house.

Couple C (Harper and Kyle) is a pair of famous influencer. They are planning to move into Millie’s place..to move up in the society.

BUT Nothing goes as planned…

Intriguing since page 1 of the book. Those twists and those dark secrets will keep you read till the end.

Millie and Tom are childhood sweethearts, Tom supports Millie completely and loves every single side of her. Which is all the more remarkable given she is a self confessed psychopath, albeit one that saves lives every day in surgery.
When a house Millie loves comes on the market, Tom is powerless to resist.

Stacey and Felix are selling the house Millie wants, colloquially known as the glass house. Stacey hits it off with Millie and from there they become close of a sort.

The final part of the chain is Harper and Kyle, who want to buy Millie and Tom’s house, social media influencers with no patience to get the house.

It all goes wrong, nothing is as it seems and even the untouchables can be conned. Add to that Millie and Tom’s children showing signs of Millie’s proclivities and you have one rip roaring thriller, with truly horrifying consequences.

This was spectacular and I devoured it in one sitting. I cannot wait to get a copy for my friends and read more of this author!

What a wild ride of a read! A stonking great novel, that’s perfect for the beach! I’ve read all of Tess’s novels and she just gets better and better!

This book was wild! The ending was insane. I loved the characters despite not really connecting with any of them. The plot twists were suspenseful and crazy!

This book made me wonder how many psychopaths I cross throughout my day to day life. It has some interesting points to be made about the condition. It also questions how far a parent will go for their child and how far one will go for what they want. It had some great moments but I felt like it dragged on too long.

The New House by Tess Stimson is an explosive, adrenaline charged thriller that makes you want more. The story focuses on 3 successful, well off couples who are looking to change their residences in the hot real estate market of London. The beautiful, modern glass house has been Millie and Tom’s dream for years and finally it will be theirs. Harper and Kyle are young influencers looking to get out of their cramped flat and have their eyes on Millie’s painstakingly renovated home. Finally Stacey, a beloved tv personality and her husband Felix are looking to downsize their glass house but will not settle for just any buyer.
Add one canceled house sale mixed in with a dash of psychopathic tendencies who will stop at nothing to get their dream house then you have a recipe for an unputdownable thriller!

What I like(loved) about the book:
-EVERYTHING!! This was a home run for me!
-I found the characters fascinating and flawed and although some had antisocial traits, I was rooting for them especially Millie, the complex cardiac surgeon and her supportive husband Tom
-the multiple points of view,short chapters, blended with SETtalk blurbs and Kyperlife posts that added to the perfect pacing of the story
-the twists and turns that I did and didn’t see coming…and wow what an ending!
-entering the mind of a psychopath, I felt that not only was this a highly entertaining read but I also learned something
-the descriptive writing style of Stimson which immersed me into the high powered, influential and sophisticated city of London

What I disliked about the book:
-ABSOLUTELY NOTHING!

My rating 5 out of 5 (more if I could rate higher)

My Final Take Away
I absolutely loved this book! It was such a satisfying read that made me yearn for more and when I was finished with it…I was left with a ‘what now?’ mindset. It was a rare book that kept me entertained yet educated me at the same time. If you enjoy twisty psychological thrillers with deliciously depraved characters then this read is for you!

A suspenseful page-turner with an ending I did not expect! A bit far-fetched, but lots of fun! 8.75/10.

This book missed the mark for me. The characters have no redeeming qualities so I couldn’t sympathize with any of them. Some of them were full blown unrealistic in both character traits and actions. I had high hopes for this one and was underwhelmed.

The blurb gives very little away, but know that this is not just a book about couples buying and selling houses. It is a twisty psychological thriller chock full of craziness and twists. You won't be able to put it down!

Great read! This was a dark and twisty psychological thriller based on 3 couples who are each buying a house, with each sale relying on the others. Millie is the primary narrator but you also get some chapters from other characters. At least one of the characters is a psychopath and you get glimpses into the psychopathic mind along with the actual mystery within the storyline. There is way more going on here than the synopsis lets on but it’s fun to uncover the surprises.

Whole not necessarily likable, I felt that most of the characters were at least relatable in many ways, and the dynamics between each of the 3 couples felt real. I couldn’t figure out what was really going on with Felix and Stacey- there were a lot of twists within that storyline. There are many ethical decisions that needed to be made and while I didn’t agree with some of those decisions in theory, I could see why they were made.

Overall, this is a wild ride that you’ll likely have trouble putting down. Another winner from this author that I would recommend for those who like psychological thrillers. Thanks to Netgalley for providing me a copy of this book in exchange for an honest review.

✂️ This was my first book by the author and I have only one word to say: WOW!! 🤩 I loved everything about this one: the mystery, twists, darkness, secrets and multiple psychopaths. 😆
This book was the literal definition of UNPUTDOWNABLE and it kept me guessing till the very end. And that ending twist, it was like cherry on the top. Can’t recommend it enough. 👍

✂️ And I can’t wait to read more by the author. Do look into the TRIGGER WARNINGS beforehand because this book talks about some disturbing content. Thanks to the author and NetGalley for the ebook.

When you finish this book you will think what an earth have I just read. This is because the book is such an addictive dark thriller. The author leads you down so many roads that you’ll never quite sure where the story will end up.

Tess Stimson has developed such fantastic characters that shouldn’t but do just fit together. Each of the women in the book have complex characters. You really feel you know them.

The story is cleverly put together how can it be that three women in a house sale chain can come together and there be murder. Once you have picked this book up you won’t put it down until the very final page. There is so much detail in the story that the author has obviously done plenty of research especially into heart surgery.

A highly recommended book that will surely rank among one of Tess Simpsons best.

Hooking from the off. An incredibly dark thriller, touches on things others don't. It's actually an uncomfortable read at times - but in a satisfying way - it is truly 'thrilling' which some books in this genre miss nowadays. Some great surprises along the way, although I felt parts of the middle dragged a wee bit. Overall, a fab read.

The new house by tess stimson was an incredibly written edge of your seat; chill in your veins rollercoaster thriller! I honestly think this is the best book I have read all year! Once I started the first chapter for the first time in my life I never wanted the book to end. I literally conserved it to make it last longer lol. I can't get over how well written this book is...the characters were so well drawn out you just want to know more and more. Go ahead and try to guess how this book will end.... no way possible. This was my first novel by tess stimson and I am super impressed. After I got done with this book I went and bought ALL of her other books as well. It's sad I had never heard of her....I was missing out. Ms.Stimson in incredibly talented.

The new house by tess stimson starts out by introducing us to the carefully mastered characters. Millie, her husband Josh and their two children meddie and Peter. Kyle and harper and their two children and the owners of the glass house...the porters. Felix and Stacey and their son. Each couple end up meeting by fate when they are looking to sell their houses and make a fresh start. For as long as millie can remember she has been obsessed with the glass house and a for sale sign has finally been placed in its front lawn. Millie is willing to do whatever it takes to make this house sale happen...after all it is her dream house. In order to buy the infamous glass house she must sell her house first to be able to afford it. That is where Kyle and harper come in to play... harper is just as desperate to buy millies family home as millie is to buy the glass house from the Porters. This isn't even the most interesting part of the story ...did I mention millie is a heart surgeon and her and her son Peter are both psychopaths. Harper and her husband are in the public eye and run a vlog that has over a million followers #kypernation. Stacey is in the public eye as well being the host of an early morning show. Her husband Felix runs a huge company that ends up stealing millions from investors...then mysteriously Felix Porter goes missing. The three women become very close after fate brings them together through their homes. where is Felix Porter? Did he flee the country and run from his problems or is he a dead man? Does millie have her psychological issues under control or is she a murderer? Why is Stacey going out of her way to be best friends with millie? I hope you will find out for yourself this August when The New House by Tess Stimson is released.
