This was adorable, lovely, sweet, funny and just the right amount of quirky. Loved it!
I really enjoyed this book. Freya meets old school friend Charlie on a night out and after chatting, they realise they both want to buy a house but neither can afford it on their own. They believe they get on well enough to buy together and find a cottage that needs a lot of ‘doing up’. The challenge is whether their friendship will withstand everything that needs doing when they both have their own style of doing it!
Lots of humour, fun, romance and very enjoyable.
An adorable friends-to-lovers tale, Kerr deftly puts a romantic spin on relevant themes, giving her readers a brilliantly swoony and relatable read.
Freya and Charlie met at primary school and became firm friends but were separated when Freya moved away. Fast forward many years and Freya is now a teacher at the High School and Charlie after travelling for a while is back living at home when they meet by chance in the local pub.
Both would like to buy their own property but just can't afford! A chance remark by Charlie gives Freya the idea that they could buy a property together. Charlie finds an old cottage in need to refurbishment, the idea being that they will do it up and then sell it to provide them both with the necessary deposits to buy their own properties. Will it be a happy ending? What calamities will happen along the way?
An engaging read with plenty of twists and turns.
Read and reviewed in exchange for a free copy from NetGalley. I really enjoyed this book. I was invested in the characters and the renovation, although found Freya a little frustrating at times.
Freya desperately wishes to buy her own home, but it seems impossible to find the funds for a mortgage deposit. When she discovers that her old friend Charlie is in the same position, they decide to pool their resources and buy as a couple, hoping to make enough money to pay the deposit on separate future homes. However, as with all great ideas, nothing goes to plan.
The cottage they decide to purchase is off the beaten track, almost derelict and needs renovating. This light hearted, humorous book explores the enormous amount of work the couple need to do to make the cottage habitable. They are helped by Freya’s elderly grandfather and Ted the mischievous dog. The characters are friendly and likeable, with lots of humour as the cottage takes shape and romance blossoms in the air.
An enjoyable romance with a dramatic ending. Recommended.
Freya and Charlie are friends who, since they can't afford to buy a house on their own, pool their money to buy a fixer upper. They work tirelessly to renovate their dream house with plans to flip the house and each make enough profit to afford their own separate houses. Well, fate intervenes and their plans change. Tragedy strikes and they find a new course. This is a happily ever after story that I thoroughly enjoyed. Thanks to @NetGalley for the ARC.
I’ve read a couple of books by Emily Kerr now and neither have disappointed. Who doesn’t need some will they / won’t they romance in their lives? I thoroughly enjoyed this book.
A great story. An also very on trend story line. Nice to read a book about some one who works hard. Freya was a great main character . Her land lord was so creepy . Freya met an old school friend and they decided to buy a house together as they could not afford buy separately . It is a brilliant story. Loved how they did the house up . A fab ending
I really wanted to love this. I saw forced proximity and got excited. But I just couldn’t get into this one :( I just didn’t really connect with the characters.

This was a really sweet and predictable story but written really well, I enjoyed it and would happily recommend it, it was quite poignant in parts, I loved the interactions with grandad and his dog Ted. Perfect for reading on the beach or tucking up in bed on a cold miserable evening!

Thé star of the snow is the dog who keeps things on track whilst Freya and Charlie do up a run down house together. Some good DIY tips, a poorly grandad and some rules that can’t quite be kept to made this a great read. Fun, a bit bittersweet and just the right amount of frustration at what goes wrong to allow things to go right.
This was such a lovely funny read which is also a love story . From start to finish as a reader I kept saying will they get their act together or not. The rules were just lovable but totally idiotic at the same time as life is never like that. The whole story was so sensitively written and goes through the issues of two people who were old estranged friends and they suddenly decided to but a broken old cottage together. The DIY difficulties were so real and easy to relate to.
This is relaxing read that is ideal for a spring or summer evening to just sit and read and forget all the troubles surrounding you.
This is a hilarious and poignant read about two childhood friends who team up to renovate a house. By following "The Rules" they start tackling their derelict new home while managing their busy jobs, friends and family. With plenty of bumps in the road and with both Freya and Charlie fighting their attractions to each other, there is plenty to keep the reader hooked! The characters are all extremely loveable and the setting is idyllic. Perfect for a holiday read.
A very simple, sweet love story. Two reunited friends, Freya and Charlie, buy a ramshackle property together with the intention to restore the house, sell and with the profit move on separately. Intention is one thing, reality quite another for these two would-be lovers. A story of DIY highs and lows, one temperamental female and a patient male, both holding back on their feelings for each other. A predictable read but lots of fun.

This is a five-star read that doesn’t need any fixing up, unlike Oak tree cottage. This story is just swoon worthy at the end, there is just such a brilliant will they, wont they run up. The red herrings that are thrown about through this story, and the touching moments will just warm even the coldest of hearts. I adored how there are characters like Ted and how he came into the story, even though he may only be a small character, he is mighty in story. That’s the joy with this story, each part plays a role in the story even the house, and they each fill their roles with aplomb. This is a cosy and sweet story, that will keep you reading, it would be perfect for snuggling up on a lovely spring day, or in fact any day, it will go with everything, much like the house.
Thank you for allowing me to review this book. It is a lovely story. ,a predictable love story.. Charlie and Freya were friends at school who lost touch more than 10 years earlier. They bumped into each other when Freya was feeling upset about the refusal of a mortgage offer. The fixer upper is a cottage in a very bad state of repair., through from the start the story is inevitable, but it is worth reading.
Emily Kerr writes a good story. A good book to take on holiday with you. I recommend this if you want anyone story is a relaxing holiday read.
When Charlie and Freya decide to purchase a house together, as friends, they knew there would be work to restore the home but they didn't anticipate the work needed for their relationship. They are both wonderful characters and seem like people you would know. They are ordinary in the most delightful ways. Their relationship grows and they get in the way of their own happiness like we all do from time to time. I enjoyed this sweet romance so much!
