Noelle has learned a secret about her late Gram and now she's on a road trip adventure to learn the story of her lost love. Along the way, is her high school nemesis, Theo, and his grandfather, Paul - who also happens to be her Gram's lost love.

During the road trip, she expects to learn her Gram's story but doesn't expect to find herself again, a new career path, and the love of her life.

I can't express how much I loved this book from debut author, Jessica Joyce The characters were funny, relatable, emotional. They had visible growth & development through the story. Jessica Joyce's writing made me feel like I was there, experiencing the adventure with them. And the ending? I was bawling, wrecked, I had to literally compose myself in order to finish reading. She wrote the experience of grief so beautifully that it was perfection.

One book and she's an auto-buy author for me and I can't wait to read more from her.

HUGE thank you to NetGalley and Berkley for this ARC in exchange for my honest review.

4.5 stars!! Only reason I’m not giving it 5 is because I didn’t feel so completely overwhelmed and in love with this story/characters that I knew I would never be able to move on etc, so maybe a little something was missing, but besides that, no complaints!

I really enjoyed the characters and the story and how it dealt with grief and human behavior and conflicts in a way that made sense (ie: the conflict towards the end was actually understandable, I could understand both viewpoints, and it didn’t make me want to smash my head against a wall). I really liked this author’s writing style and am already looking forward to her next. ❤️

(I will say that I maybe lost a wee bit of interest towards the middle, put the book down once something ✨happened✨ between the love interests and I was then satisfied, and once I picked the book back up later on it took me a while to get excited about it again. But we got there in the end!!)

You, With A View is the sleeper hit of the summer...I'm calling it right now! I was obsessed with this book, and I could not put it down. It is easily one of my favorite romances of 2023!

First off, I am a SUCKER for anything with a grandparent plot line. My grandmother was my best friend, and I still struggle with grief from her passing away in 2008. I felt like Jessica Joyce wrote this story for me as I read through Noelle's journey. I laughed, I cried, I felt things as I read, and while it was difficult at times, it just felt so good! Noelle's grief was palpable at times, and I felt it right there with her.

Second, can we just give Jessica Joyce a standing ovation for this romance? Noelle, Theo...OMG. The pining, the longing, the chemistry, the SPICE in this book...holy crap, I needed a cold shower when I finished it! It was literally perfection. I was sold on this romance from the beginning. I am not usually a fan of ETL in contemporary romance, but Jessica Joyce made me like it in this book! There's some ETL but also FTL trope wise, and it was chef's kiss!

Third, Paul. Oh my gosh. What a story of love and loss and missed chances. I loved how much he loved Theo, but I also loved how much he grew to love Noelle.

This book is perfection, and my review does not do it justice. Read it. You won't be sorry!

I loved You, With a You, for many reasons. The dual love stories were easy to follow and were beautiful. Kathleen and Paul’s story was heartbreaking because you know how the story ended. But it was also a great lesson that just because things don’t work out doesn’t mean it never meant something special or served a purpose. Every relationship is a learning experience in this chaotic journey of life. Noelle and Theo’s love story was equally beautiful. It was more of a slow burn, but it was full of tension, longing, sexy times, and sweet, quiet moments. Ugh, I’m smiling just thinking about it.

I adored the road trip aspect of this book! Seeing all the places they went and learning more about Noelle’s passion for photography was fun. Look no further if you’re looking for your next summer road trip read. You, With a View, gets an A+ from me.

~Calling it: This is a debut Novel that you’ll want to preorder now ~

This book has everything I love: Travel, Photography, Family drama/dynamics (in books lol), raw emotions, mature characters, strong FMC, tension, banter, and more. If I could hug a book, it would be this one. It left me in a puddle of emotions afterwards because it was just so well done.

First, let’s shoutout the true hero, romantic, and ig-grandpa (ig bf?), Paul. The whole time I was reading this, I was like please don’t let anything happen to Paul. He’s the true MVP that knows true love when he sees it.

There are heavy undertones in this book as the main character is processing and healing from grief, but this book didn’t feel heavy. It felt like a journey, where we got to watch these characters develop as individuals and as their unit. I feel like I felt their highs and I felt their lows. It was so dang good.

I love the role photography/photos played in this story, it was so sweet. I loved the bickering and the banter between the Theo and Noelle. I loved that it partially takes place in the bay area and I loved that some of the locations mentions on the roadtrip are REAL places.

You, With a View comes out July 11th, make sure you check this one out!

I liked about the first half of this book, but I thought that the relationship developed way too quickly and it got boring.

After 28 yo Noelle loses her grandmother, her passion for photography, and her job, she's stuck living at home and in a rut. When she rediscovers some old photographs of her grandmother's first love, Paul, she makes a Tik Tok searching for him and is shocked when the mystery man's grandson responds. But she's even more shocked when it turns out to be her high school nemesis, Theo. Noelle, Paul, and Theo set out on a roadtrip recreating the honeymoon Paul and Noelle's grandmother had planned to take before their break-up. The trip helps Noelle grieve, get back into photography, and see Theo in a new light, while Theo struggles with demons of his own.

This book was beautiful. It reminds me a little bit of Mrs. Nash's Ashes, which was also a 10/10 for me, with its themes of grief, roadtrip romances, and gruff men with a soft interior. Paul was a delightful addition to our lead couple, and such a joy to read. I really did feel like I could see each of the destinations visited, and felt the romantic tension build in a natural way. Overall, a stellar read.

Thanks to Berkley for my eARC! All thoughts and opinions are my own.

This high school nemesis-turned-lover trope of a book was a delight to read. The only way I like to read enemies-to-lovers is when at least of the characters secretly was in love with the other character the whole time and this one delivered. Noelle is a mess, and Theo is a mess, but together they're kind of perfect. I look forward to reading more from Jessica Joyce soon.

Noelle Shepherd is in a bit of a rut after her grandmother died. She's is unemployed, living with her parents, and is not sure what her next route is. When she finds an old photo of her Gram smitten with another man along with a love letter, she decides to try to find the mystery man. It goes viral on Tiktok and the grandpa in question is none other than her old high school nemesis's Theo Spencer. Growing up they were each others main competition and while Noelle is stuck, Theo is thriving as a CFO of his own company and a Forbes 30 under 30 recipient. She refuses to let Theo from getting in the way of finding her grandmothers long lost love. When she learns that their plans to elope were thwarted, Noelle decides to take the honeymoon road trip they planned but never got to carry out. There’s a catch, though: Paul, Theo's grandfather, asks to come with her, and he insists that Theo join them. It’ll be a miracle if they make it through the trip without Noelle throwing Theo out of the moving car—or the bed they end up sharing. As the miles tick by, the tension simmers hotter between them...until she discovers that Theo’s hiding a secret that could cause their tenuous relationship to end before it can restart.

This was such a fun and creative romance story. A perfect summer read. I mean a multi-generational love story is so swoon worthy. I love the enemies to lovers trope that was layered through both love stories. The chemistry and tension between Noelle and Theo was palpable and exciting. The spice was just the perfect amount. I loved that we see Paul and Kathleen's relationship like puzzle pieces through the book. It added an air of mystery. It showcased a relationship that should have been a happily ever after that never got one. I also liked the social media aspect and its depiction on how what you see online isn't always as it seems in real life.

Thanks to the publisher for the ARC in return for an honest review. This book releases 7/11

I legit have no coherent thoughts?? It’s not even a book; it’s a ✨feeling✨ at this point.

The closest thing I can describe it to is 1989 because I don’t have just one favorite song on the album; it’s just cohesive perfection all together, ya know?? Like I can’t pinpoint any one part of the book that made it great…it’s just all great. The story was compelling, the chemistry left me breathless, and the whole thing was insanely easy to read. The fact that it’s a debut is actually terrifying.

I had to keep telling myself NO Hannah you WON’T be crying in the kitchen! The kitchen is for dancing in the refrigerator light!! not weeping into a bowl of grapes!! (I fought them back jsyk 💪💪💪)

It didn’t make me as fundamentally sad as Mrs. Nash’s Ashes, but they felt similar-ish. If you’re in your emotional road trip era, they both hit the mark! I also said it in my Mrs. Nash’s Ashes review, but again, the Letters to Juliet vibes were immaculate here as well. The plot setup isn’t even my favorite because I really don’t like people being dead as a major plot point, but the way the story was told was just so good. Again, nothing singularly has me obsessed with the book…it’s just everything in how the story was told.

The only thing I was missed was that one thing to make me absolutely go feral, to ride or die for. I think I wanted a bit more of the history between Theo and Noelle. There was definite evidence of pining, but I wanted it taken up a notch, like I wanted to HURT from the pining. Theo was a mansion with a view OBVIOUSLY, but he was down from the beginning so there was just a small lack of tension? I’d call the romance relatively low-angst, which is definitely my jam…because I thrive in the softness of the low angst. I guess as of right now, I can’t pinpoint a super soft moment here that made me lose my mind. (I definitely could on my reread so stay tuned because I’m a reread gremlin.)

Overall, if you want a really good story, You, With a View needs to be on your summer TBR. It’s part travel blog, part childhood rivals to lovers, and many parts road-trip shenanigans.

⭐️⭐️⭐️⭐️.5/5 🌶️🌶️.5*/5

*The vibes were super hot and the language was a mix of explicit and flowery. They got to the edge of some cliffs and just to the ✨edge✨ many many times.

**Tiny Spoilers**

And as much as loved it, I think I’ll love it more on the reread since I was slightly worried gramps would kick the bucket at the end or in the epilogue because no kid who grew up watching Disney movies feels secure in the alive/unalive ratio of good, loving adults in media lol. But he survived!! I loved that man, so thank god. The parts about her grandmother were definitely EMOTIONAL and I think if I was going through something similar, it might be a bit too hard to read. But ugh so beautiful!! Just take care.

Ordinarily, a plot involving the words "viral TikTok" and "high school nemesis" wouldn't grab me. But the star-crossed ölovers, the road trip honoring a grandparent, and the grief over the loss of that much loved and appreciated grandparent struck me (Ms. Joyce writes this type of grief beautifully, with compassion and sensitivity).

By the time I was 8% into this one, I had both laughed and teared up.

9%, and the cringe laughter is so real.

10%, and I already know that Jessica Joyce is a debut author I will absolutely read more by, once written.

The chemistry between Noelle and Theo is fantastic (rivals to lovers and slooooow burn). Many of the relationships are #goals and I loved them - Noelle's relationship with her parents, Theo's with his grandfather, Noelle's relationship with her brother and best friend, her growing relationship with Paul, and the character development and burgeoning relationship with Theo.
** bonus - Theo's appreciation of Radiohead.

Though I loved Theo and Noelle together, I also felt frustrated and saddened over Kat and Paul's relationship.

Engaging current day combined with historical novels are a particular weakness of mine and I read this over a lazy weekend. I unequivocally full-on adored this one. Sweet, bittersweet, hot, laugh out loud funny in parts, and and a great reminder that I've been wanting to begin a sourdough starter for about 4 years now.

I'm so grateful that I had the opportunity to read an advance of You, with a View - this one is now on my favorite books of 2023 list ❤️ and I wholeheartedly recommend it.

It's not summer without a road trip, so it's not a bookish summer without a road trip romance. And maaaaan does Jessica Joyce nail it. We get rivals-to-lovers, forced proximity, and one bed all in one book! But more than that, it really homes in on our definitions of success in life and how it shapes us as adults. Theo and Noelle have the banter down pat, but they also grow to care so deeply about one another. More often than not, no one understands you as well as someone who was competing with you your whole life. Adding in the 1950's epistollary romance between Kathleen and Paul was pure genius, especially with the TikTok angle. This is like therapy for a midlife crisis in book form and I'm living for it.

Rivals to lovers on a road trip through national parks with the sweetest grandpa? What is not to love here? I absolutely loved the message in this book - love happens, but making a relationship last is a choice that takes work, and you may get many opportunities to try it. Noelle and Theo were great characters (although Paul steals all his scenes, sorry not sorry), and the romance is deliciously steamy. This is a fantastic summer read!

You With A View by Jessica Joyce
Narrator: Kyla Garcia
Rating: 5 stars
Steam: 2 chilis
Pub Date: 7/11

This book was a delightful surprise! From the mystery to the traveling and the steamy romance, I was captivated by this story and never wanted it to end.

The story revolves around Noelle Shepherd, an unemployed young woman grieving the loss of her beloved grandmother. When Noelle discovers old photos of her grandmother with a mystery man and a love letter tucked away, she takes to TikTok to search for answers. Little does she know that her TikTok will go viral, and the mystery man will turn out to be the grandfather of her high school nemesis.

Theo Spencer was infuriating in high school, and the competition between the two of them was fierce. When Noelle learns about a honeymoon road trip that her grandmother and Theo’s grandfather had planned but never got to take, she decides to take the trip herself, and Theo tags along.

Right from the start, I knew I was going to love this. The enemies-to-lovers trope is flawlessly executed, and the complex history between Theo and Noelle added an extra layer of depth to their budding romance. The chemistry between them was palpable, and their banter and jabs kept me thoroughly entertained.

I loved the way Joyce wove together two parallel love stories—one from the past and one in the present. The concept of a TikTok going viral and inspiring an adventure of a lifetime perfectly reflects the times. It's a heartwarming and beautiful idea.

The pacing of the book was spot-on, keeping me hooked from start to finish. And when it came to the third-act complication, the resolution was satisfying and didn’t drag on unnecessarily. The happily-ever-after was perfect, and the steam in this book is smokin’ hot! I also loved the road trip aspect and all of the forced proximity.

I can't praise this book enough. Jessica Joyce's writing is fantastic, and her ability to craft a compelling plot and memorable characters is so impressive. I can’t believe this is a debut!

Overall, I loved everything about this. It's a book that I will undoubtedly reread and proudly display on my shelf. I mostly listened to this on audio and I really loved Kyla Garcia’s narration! I’ll keep an eye out for other books she’s narrated after this.

Read if you like:
*mysteries
*road trips
*enemies to lovers
*he falls first
*nostalgic love stories
*forced proximity
*hilarious banter

Noelle and her grandmother were incredibly close. When her grandma suddenly and unexpectedly dies, Noelle finds an old photo of her grandma with a man Noelle has never heard of. She decides to post a Tiktok to find this man and find out more about her grandma's life. The video reaches the man's grandson and they agree to meet. Unbeknownst to both of them, the grandson is Theo, Noelle's high school rival! His grandfather, Paul, starts to tell Noelle more about her grandma and shows her a map she created for their honeymoon. On a whim, Noelle decides to go on the honeymoon trip her grandma never got to go on, with Theo and Paul in tow. The forced proximity allows both Theo and Noelle to get to know each other better and they realize that their banter and rivalry may indicate some pretty intense chemistry.

This book is genuinely hard for me to talk about because I loved it SO much. Between the incredible grief representation, the road trip, the relationships with grandparents, the epistolary elements, it was one of the easiest 5 stars I have given this year!!

Noelle's relationship with her grandma is so palpable throughout the book - I actually teared up multiple times and I truly do not know if that has ever happened to me with a book. If you know me, you know that I absolutely love books about grief, so I've read a fair few. I thought the grief representation was so incredibly realistic and can tell that the author poured pieces of her own experience into the book, in fact it's probably one of the most realistic portrayals that I've seen in a book. And the way Theo supports her through her grief was just truly so lovely. To quote Noelle "...you held me up when I was at my lowest until I could climb out myself" - please why is this just so perfect?!? Is that not what everyone wants? No one can fix your own grief, but they can sit with you while you learn how to move forward.

I also loved Noelle's relationship with Paul - who basically turns into her surrogate grandpa as well as a little matchmaker!! He was SO sweet and helped Noelle so much in remembering her grandma. UGH it's just SO GOOD ya'll!

Ok on to Theo and Noelle's relationship. My OH MY, was it the swooniest, banter-iest, loveliest time! They had so much chemistry right off the bat that I'm almost surprised my kindle didn't start on fire. I thought the progression of their relationship was realistic especially given the forced proximity and road trip. There was even a tiny hurt/comfort scene, which I absolutely ATE up! Gosh, can you tell I just really loved this book??

What this has:
- Road Trip!
- Forced Proximity
- Only One Bed
- Nicknames
- Former rivals to lovers
- SO much banter

This also had a rare 3rd act breakup that I actually thought was really needed! It was short-lived (which I prefer) and really helped Theo and Noelle realize things that they needed to work on in themselves. I also loved that they were both rushing to see each other without knowing that's what the other was doing!

Huge thank you to Netgalley and Berkley for the eARC of what is one of my favorite contemporary romances this year!! I am leaving this review voluntarily. I know this is Jessica Joyce's debut but she is already an autobuy author for me with this book that absolutely blew me out of the water. A new favorite road trip romance of mine! What an absolute delight of a book and a multi-generational love story. I loved the chemistry between Noelle and Theo, they had the most delightful banter as two former high school rivals. The connection both Noelle and Theo had with their grandparents. Paul was such a gem of a human, I just wanted to hug him.

The ending is what got me. I loved the used of photography in this book, from multiple perspectives and how each photo tells a story.

I didn’t know what to expect with You, with a View, but this book is stunning! Two high school rivals—Noelle and Theo—reunite to find the truth behind their grandparents’ broken engagement in this debut novel that takes on grief, growth, and the power of love. This book had perfect Letters to Juliet vibes. It was smart and heartbreaking and honest, while also being funny and heartwarming and sexy. Noelle’s connection to her late grandmother is just so special and I loved how she takes this journey—the trip her grandmother would have taken had she married Theo’s grandfather—and the connection that is just so apparent in that trip. It’s beautiful. She’s brave and so easy to relate to, I loved her. And Theo and his grandfather, Paul, were just amazing. Paul is so sweet and encouraging and I loved his kind meddling. Theo too is complicated and broody. He and Noelle had great bickering and banter and development in this enemies to lovers romance too. They felt so organic and real with each other, and it was so touching watching these two open up and fall for each other. They were sexy and their chemistry was so strong. It was a book that truly surprised me—filled with all the best tropes (forced proximity/enemies to lovers/one bed, just all the things), and it makes me excited to see what comes next from Jessica Joyce.

I've wanted to read this book since the author shared the pitch on Twitter over a year ago. A road trip between the grandchildren (ex high school "rivals") of former lovers (with the grandpa in tow) - what could possibly be bad? The answer is nothing. The romance is as gorgeous as the cover, which is to say beautiful. The MC and LI's relationships with their grandparents were incredibly touching and made me yearn to see mine again. It's hard to believe this is a debut. I can't wait to see what Joyce brings us next!

You, with a View by Jessica Joyce
Pub Day is 7/11 🎉

⭐️⭐️⭐️⭐️⭐️ Perfect perfect perfect.

This beautiful, beautiful book is about grief, loss of an important loved one, starting over, dreaming again after a major loss of confidence, setting boundaries, and falling in love. So much falling in love!!!! 🥰

And it's a road trip!!!

While grieving her grandmother's recent death, Noelle finds an old photograph and love letter written by her grandmother's first love, Paul, and decides to find him.
It turns out Paul's grandson was her high school rival, Theo. Paul is happy to answer Noelle's questions about his whirlwind college romance and engagement to her grandmother. When Noelle finds out that there were plans for a honeymoon road trip that was never to be, she decides to take that trip herself... and Paul and Theo join her.

• Super loveable and relatable main characters. She's a grandma's girl, like me. 💕

• I loved the way this book made me think about my grandparents. It's going to make you want to hug them tight if they are still around. Theo's grandpa is a wonderful character in this book and both MCs have such devotion to their grandparents. It made this a beautiful and emotional read.

• This is important: If he doesn't invite you to underwater primal scream together then does he even understand you or deserve you at all?? I love Noelle and Theo and their emotional journeys SO MUCH!

• I loved the conflict. It was written with perfect pacing and had a rawness and angst to it that tore my heart out. But the resolution was so satisfying. The communication and growth in this part of the book was so fantastic! AND THAT EPILOGUE!!!

What else:
• You know you can't have road trip romance without Only One Bed! ✔️
• Last name nicknames
• Former high school rivals and adorable competitiveness between them
• Banter, heated looks, and chemistry for days!
• Meaningful steamy bits, open door--thank heavens
• You will be so shocked that this is a debut

Thanks so much Berkley and Netgalley for access to this e-galley!

One of my very favorite things as a reader is to pick up an author’s debut novel and fall madly in love with it. I mean, any time I find myself madly in love with a book – it reaffirms why I’m so passionate about it. But when it’s a debut author, it hits different and adds an extra layer of satisfaction. And y’all –

I am so satisfied.

Holy bananas this book just blew me away.

Sometimes – when there’s a love story within a love story, the pacing gets a little tedious for me. I am a greedy romance reader and I want to fall in love with the main show without the distraction of things that happened in the past. However, there was some magic in the way Jessica Joyce wove the past love story together with the current love story and I adored learning Paul and Kat’s story as much as I adored Noelle and Theo’s. They were intertwined so beautifully, and the storytelling was done in such a way that I didn’t feel like we spent too much time in the past. There are no flashbacks. The past story is part of the present story and it worked brilliantly.

On top of that, the banter was top tier. I can’t even tell you how much I loved it. I have very specific requirements for banter that lights me up inside: it must be smart, it must be witty, it must be authentic. And whatever was going on between Noelle and Theo literally jumped off the pages at me, pulled me into the story, and held me in thrall while they poked, pushed, and pulled at each other throughout the whole story. It was the perfect balance of antagonistic and vulnerable and my heart filled itself to bursting with it. I reveled in it. I adored it. I adored them.

Honestly, all the relationships felt so authentic. Literally all of them. I loved the way Noelle interacted with her family (who were, at times, adorably scene-stealing). I adored the way she captured Theo and Paul’s moments together. I loved - LOVED the sizzling slow burning chemistry that sparked and flared between Theo and Noelle, eventually bursting into flame and incinerating both my kindle and my heart. It all felt so genuine and so perfectly written. If this is what Jessica Joyce has to bring to the table? Give me all of it. I want everything.

You With a View is one of those stories that wrapped around my heart so fiercely that I find myself having trouble letting go of the characters after turning the last page. I loved literally every single thing about this book. It was smart, snappy, and swoony. The chemistry between Noelle and Theo was, mmm, *chef’s kiss*. I lost my heart between these pages and I don’t want it back. I just spent paragraphs gushing about how much I love this book, and I still don't think I've adequately conveyed to you how much I loved this book. This was an effortless five star read and I am so excited to see what this author has in store for us in the future!
