You, With a View came into my life at a complicated time. I honestly thought there's no way I can enjoy a book about grieving a grandma, so close to losing mine. Throw in a reading and emotional slump, and you have the mess I currently am.

Was it a smart choice to read about Noelle finding out her recently deceased grandma she adored, had a secret fiancé, whose grandson Theo is her arch nemesis? Then follow them on a road trip as she reconnects with her grandma through letters. Oh, and Noelle's a hot mess but pretending not to be. So... smart?

No.

Yet, I devoured this in less than 48 hours. Perfection. No notes. Shut up and take my money.

This review is 100% vibes based. This book made my millennial nostalgia cup runneth over. To the point that I embarrassed myself, and slid into Jessica's DMs to verify a reference. Sorry, again. There's also my favorite tropes. Enemies to lovers in forced proximity, and I feel there was also "it was always you" vibes.

I will caution, if you lost someone close to well, ever, you this will dredge up lots of those healing moments. I have high hubris levels, and thought I'd be fine. But, the last letter caught me off guard and absolutely shattered me. But in a good way?

Intergenerational romance with a former childhood rival? Yes, please. Because that's pretty much all I can say about the plot without spoiling much, even though the story essentially writes itself.

Although I have a standard of asking "What would the plot be even if the FMC and MMC never got together?" and I think the plot would still hold even if there was no romantic interest. Did I think it was a little too insta-love? Yeah, maybe. But even the FMC thought it and what her friends said made sense. I loved Paul as a character, and I wish he was real and could be my best friend.

I could not-and still can't-believe this is a debut novel. If this is Jessica Joyce starting out, I'll have to read literally everything she comes out with.

This book did so many things super well. My new favourite trope is enemies to lovers who are openly thirsting over each other the whole time. Noelle and Theo were both learning how to let their guards down and give themselves and each other grace and understanding, which isn't always easy when life hasn't let you believe you deserve it.

Grief and what life looks like in the aftermath of loss is handled in such a gentle, thoughtful way. I adored Noelle and Theo's banter, but I also loved Noelle's love for her gram, and I could not get enough of Theo and Paul! The only thing that could have made this better would have been Theo's POV...but Noelle was so captivating so I was perfectly happy living in her mind, and I kind of loved getting to know Theo as she did!

Thank you so much to Netgalley, the publisher, and the author for allowing me to read an e-ARC of this lovely book.

Love, love, love this one!! This debut was just so fantastic. I even had to order my own physical copy to have on my shelf after this.

The generational stories and parallels. The not letting "the one" get away, the road trip, then finding oneself. The tension and slow build romance, the secret romance, the learning how to communicate. Just all of it was great. I saw in Jessica's note about how her grandma heavily influenced this book and you can see the love she had for her grandma through the eyes of these characters. I feel that is such a special relationship and I am glad she shared that with us.

This book was fine. I didn’t love it but I don’t really have any complaints either. I think I needed more tension between the couple. The photography stuff was interesting though. The book cover is stunning. I would read another book by this author.

DNF @ 35 %

The premise of this sounded so adorable, but it’s both a combination of *too* modern for a contemporary (sorry, I don’t want to read about TikTok), and it’s a house built on sand. The bulk of the relationship drama between our love interests happened 10 years ago, while they were high school rivals. And though it’s mentioned almost constantly, we are never shown examples or flashbacks. Not to mention, when they are forced together again, the attraction is instant. It’s just too insta-love and lacking tension for me. The stuff about photography was cool, but ultimately I wasn’t involved enough to finish.

This book was absolutely heartwarming! Noelle lost her grandmother and is struggling through her greif. I related to her so much with the passing of my most beloved aunt. She learns about a secret love that her grandmother never told her about. She sets on a path of trying to find him and learn the whole story.
Once she posts on Tiktok, she gets a response from the grandson, but when she goes to meet them, she realizes she knows his grandson and he is none other than her teen nemesis. As soon as I heard that I knew I was in, but the best part about this book was Paul, her grandma's first love. He was the sweetest man ever.
The three of them embark on the honeymoon roadtrip they had planned before they were forced to separate. Each of them learning about the love that the two shared and learning more about themselves along the way. There were such beautiful moments in this book and fate had a way of setting things in motion that were always meant to be.
I really loved this story! 4.5 stars!
Thank you to Berkley, Netgalley and Jessica Joyce for an early copy.

-so much banter
-appreciation for grandparents
-TSwift easter eggs
-dimple and thigh appreciation

Can confirm this book entirely stands up on reread, which is honestly one of my favorite things because I notice so many of the small details I might have skimmed over in my excitement over the read the first time over. Noelle is at an all time low, having lost her dead end job, still in the middle of her grief over her the loss of her grandmother who was also her best friend, and just trying to figure out what to do with her life. She discovers that her grandmother had a whole life before her marriage and it feels like a peak into her grandma's world, one last adventure for them to go on. A viral TikTok later and she's lead to Paul, her grandma's now elderly sweetheart of an ex, how also happens to be the grandfather to her high school rival Theo.

Theo and Noelle's relationship is electric, full of banter, of push and pull and just so much tension. Theo, Noelle, Paul head off on her grandma and Paul's almost honeymoon roadtrip and it is just the sweetest adventure. Putting Noelle back in touch with her grandma, her grief, leaning into the grandparent comfort of Paul, her photography, and leaning into Theo. There are so many scenes that have me screaming, Vegas, hurt/comfort, two fingers no three. I won't spoil but just the zingers are epic.

Theo, Theo, Theo. Gosh I love this grump who feeds off the tension and rivalry with Noelle and only wants more. He is just Team Noelle from the beginning even as he deals with his own stuff. He's not perfect, but every time that dimple pops, he makes it clear how into Noelle he really is, plays her secret game with her or just encourages her, just be sitting down reading this book because you'll be swooning. He's peak book boyfriend material as these two figure out their messy feelings and their messy lives. This a book with just so many meanings, comforts, and just so well written. A propulsive debut that guarantees the best is yet to come from Jess.

Noelle's Grandmother was her closest confidante and dearest friend and when she dies suddenly, Noelle's life spirals. She's forced to live at home again, without a job, and without any drive. After a photographer told her she's never amount to anything, she loses the spark of creativity she once had. She is lost in her grief. It doesn't help that her nemesis Theo was recently featured in Forbes for huge success in the company he co-founded. Noelle and Theo had extremely competitive childhoods. Whether it was tennis or academics, they were always trying to outpace the other.

When Noelle stumbles across a love letter to her grandmother from a man she's never heard of before, she taps into her creative abilities and puts together a TikTok featuring photos of her beloved gran and the mystery man. A fellow user recognizes his own grandfather Paul in the picture and agrees to arrange a meeting between Noelle and Paul. Much to Noelle's surprise, the person who reached out to her is Theo. They spend time together learning from Paul about the love story that ultimately ended, and Noelle decides to embark on a road trip - the trip that Paul and her gran had planned as their honeymoon. Paul agrees to go and Theo insists on joining them.

A two week photography trip turns from a journey to know her grandmother better into a journey to know herself better and feel welcomed into a family in a new and unexpected way. This is such a beautiful love story about grief, family, change, and secrets.

Thanks to NetGalley and the publisher for the advanced copy of this book. I really enjoyed this romance. There were some heavy topics covered, like grief and failure, and career dissatisfaction, but the story is still mostly just fun and light, and sweet (as well as spicy). A great read for those who want a romance with depth, love their grandparents, and want to go on an armchair road trip.

Thank you to Berkley and NetGalley for this e-ARC in exchange for an honest review. This was a joy to read and a solid debut from Jessica Joyce. There was a lot of humor in this and it made for an overall delightful read. I enjoyed the characters and thought they had a great voice to them. However, you could tell there was also plenty of room for the author to grow from here, which makes a lot of sense given it's their debut! A great summer read and the tropes delivered what I expected they would, in my opinion. Thank you to this read for getting me out of a slump!

Jessica Joyce will definitely be going on my list of authors to follow after this excellent debut! Well-developed main characters and an interesting road trip plot coupled with some of my favorite romance tropes (enemies to lovers, forced proximity, one bed) would have made this book good. But Joyce elevates it from good to great by weaving in themes of grief and trust, along with complex family dynamics in an authentic, realistic way. The romance is spicy and stellar, but this book is so much more! Thanks to Berkley and NetGalley for the advance copy.

You With a View by Jessica Joyce is an unexpected delightful of a romance novel that is sure to enchant the reader with a unique story.

The storytelling in this book is captivating. The parallel love stories with the present mirroring the past is just beautiful.

The concept of a TikTok going viral & inspiring an adventure of a lifetime to revisit the past is perfect for this day & age. Noelle Sheperd discovers her beloved grandmother’s love letters after she passed that were addressed to a man that was not her grandfather. She posts a TikTok of the love letter & stunning couple’s photos searching for answers to the mystery man. The adventure that jumps off from this moment is a beautiful.

I love a good enemies to lovers moment, especially one that is ripe with a complex history, & this one completely delivers on that front. The chemistry between these was off the charts. Thanks to dazzle of a viral moment, this was unique but still felt realistic to me because if you are on social media, you have watched magical stories like this unfold. I would love to watch this in true form but it was heartwarming story to read.

This is a great recommendation for anyone looking for a modern love story along with the charm of past romance that showcases epic life changes, the complexity of grief & the beauty of life.

Massive thanks to NetGalley & Berkley Publishing for the free arc, which I voluntarily read & reviewed.

I will post this on social media & Amazon closer to release date & add links once I do.

I’ve seen nothing but rave reviews for this book and I completely understand and agree with the hype! You, With a View completely stole my heart.
Noelle’s grandmother has passed away and she finds letters between her grandma and a man she dated before bed grandpa. Noelle creates a TikTok to share and receives a comment that the man in the video was his grandfather, Paul. When meet up it turns out he is her high school nemesis, Theo. Noelle wants to take the honeymoon her grandmother and Paul planned but never got to take. Paul and Theo agree to go with her. I loved seeing Noelle rediscover her love for photography. She creates a strong bond with Paul and falls back into an old routine with Theo. I adored the connection and chemistry between Noelle and Theo. I also loved the letters between Paul and her late grandma. I also loved seeing the different stops along their trip. This was such an amazing book and I can’t wait for more from this author!

I loved this so much! Take Lynn Painters banter, Carly Fortune’s emotion and Emily Henry’s angst and you get this book. Just a solid romance - interesting enough side characters, light plot but heavy on the relationship which is what I like in a romance

Super Fun Romance!

Two high school enemies must reunite for a road trip inspired by their grandparents’ broken engagement in this electric debut romance.

Noelle is living at home, nursing her wounds of a recent firing. Still grieving the death of her beloved grandmother, she posts a photo of her and an unknown man on her instagram. It's a surprise to learn that he is the grandfather to her high school enemy Theo. Before she knows it, she is stuck meeting with Theo, who is now wildly successful and his grandfather to learn more and actually finds herself embarking on a cross country adventure with the two of them. Loved it, and so will you!

Thank you NetGalley, Berkley Romance and Jessica Joyce for letting me read this ARC for an honest review.

Oh. My. Gosh. This book. It is WILDLY hot. Noelle and Theo are perfect for each other and the pining for each other is so good.

Noelle found a secret about her grandma and looks for answers in her grandmas ex boyfriend. Which happens to be the grandfather of her enemy (lover). As they take a trip together to help Noelle say goodbye to her grandma, she finds answers, one bed, and her true feelings.

Jessica does an amazing job of using photography in the story and it is so visual I can perfectly imagine every landscape and photo taken by the characters. I also love watching Noelle passion bloom as she becomes Tiktok famous. (Which is truly the dream!)

This book is so sweet, shows a little bit of found family, lots of HOT moments and we get to watch love bloom between two characters who are obsessed with each other but don’t know it right away.

I cannot recommend this book enough. I could barely out it down and now I’m in a book hangover!
