Don't you just love it when one of your most highly anticipated books lives up to all the promise and more?! Especially when the author is such a sweetheart? (You have NO idea how grateful I am to you for sending me an ARC, Jessica!)
I read this back in February and have not been able to stop thinking about it since. Hands down a new all time favorite!
Jessica's writing absolutely crackles off the page and the forced proximity, high school rivals to lovers romance is the best example of every trope and microtrope it represents. I am so obsessed.
The way Jessica writes Noelle and Theo's physical awareness of each other is just magical. I highlighted SO many passages and every time I see her post an excerpt it makes me want to do a reread. This isn't the most explicit book but it's just so steamy and tender and ridiculously hot. If you like the roasting as flirting trope this is absolutely the book for you. The banter and chemistry is off. the. charts.
This book is also a beautiful exploration of grief, finding your purpose in life after loss, and multigenerational friendship. (Paul is the most adorable matchmaking surrogate grandpa to Noelle!)
Plus, it's set on a road trip through the national parks, one of my favorite pastimes! (Although sadly I've never had a Theo along for the ride.)
If you only read one contemporary romance this year, make it this one. It's unbelievable to me that this is a debut and I'm already dying for whatever Jessica writes next. (Hint: it's second chance and I need it now.)

I have found a new all-time favorite romance, I finished this last night and I can’t stop thinking about it - I’m completely obsessed! 🤩
I had the pleasure of buddy reading this and we both absolutely loved this book. I’m honestly amazed this is a debut novel, it was so well written and I connected to the story & characters early on.
I honestly couldn’t put this book down 😴 I was engaged from page one to the very end, these characters - Noelle, Theo, and Grandpa Paul - had me grinning the whole time.
Let’s honestly talk more about Theo cause oh man 😅, the banter between both chapters was beautiful and heartwarming. There’s a enemies/rivalry from early on, but the way he talked about Noelle was so wholesome.
There’s a lot of traveling ✈️ with a road trip 🧳 in this book, and I have never wanted to travel more in my life until after finishing this book. Theo’s grandpa, Paul, had a passion for traveling. Also the love letters 💌 Noelle’s grandma left behind had me sobbing! 😭
I felt the immediate chemistry 🧪 from these characters, and oh man, this cover absolutely threw me off - it’s cute and all, but I was not expecting those scenes 🥵😏
I absolutely adored this book, it’s going down as a favorite romance for me 💘 everything about it was perfect. And that ENDING!! It was so beautifully wrapped up, I cried happy tears 🥹 didn’t want it to end 😭
This was a brilliant debut novel with love letters, traveling, lovable characters, one bed, and spice 😝🥰🤗😱 definitely go check this one out!

Everything about this book was perfect. I loved every single second. The former academic rivals was so well done and added so much to their individual characters arcs as they both struggled with the idea of who they used to be and failing to live up to their own expectations. They complimented each other so well and having that shared past was so integral to who they are and who’d they become. I love them. I love them. I love them. Noelle felt so real and genuine and het struggles so authentic. Theo was so hot and sweet and charming and charismatic. Their banter could sustain me for dayyyyyyys, it was perfect. “last names as a form of foreplay” is my new favorite trope. Not to mention the surprisingly deep and profound depiction of grief interwoven perfectly with a hot, funny, lively road-trip-with-your-former-rival-and-his-sweet-old-grandpa backdrop. I love romance books that address grief and this has the perfect balance of humor and seriousness, so accurately capturing the grieving process as life moves on all around you and you keep finding yourself sucked into random pockets of profound, overwhelming sadness at the most unexpected times. I wasn’t prepared to cry over this cute little rom-com. They were sad tears but also healing tears. And I’m so glad this book exists to explore the concepts it does so expertly. Overall this is a masterpiece. The characters, the chemistry, the setting, the dialogue, the themes, the emotions. Everything was so well done and I’ll be thinking about them for a long long time.

Y'all. I'm going to have a book hangover from this one for awhile. This is the first book in awhile that had be in tears towards the end.

You, With a View by Jessica Joyce follows Noelle, who has recently lost her beloved grandmother, and is still struggling with her grief. When she moves back in with her parents after losing her job, Noelle comes across several decades-old photos of her grandmother and a man who was definitely not Noelle’s grandfather. Tucked in with the photos is a love letter. Noelle becomes obsessed with finding out who this mystery man is and uses the photos and the letter to create a TikTok video in hopes of someone recognizing him. To her shock and amazement, her video goes viral and the grandson of the man in the photos reaches out to her. Noelle is even more shocked when they meet up and the grandson turns out to be Theo, her old high school arch nemesis!
The story had my emotions all over the place because even though I was heartbroken for Noelle as she mourned the loss of her grandmother, I truly laughed out loud as soon as she and Theo reignited their old rivalry. It’s so obvious they have feelings for one another no matter how hard they try to pretend otherwise, so it was a lot of fun watching them finally realize it for themselves. I love a good enemies to lovers story and this one was fantastic!
As much as I loved watching Noelle and Theo and their evolving relationship though, it was Theo’s grandfather Paul who truly grabbed me by the heartstrings. He can see how much Noelle is hurting and offers to show her even more photos of her grandmother and tell her the story of their relationship and how they were planning to elope. When they find an old roadmap of a honeymoon trip Paul and Noelle’s grandmother had planned but never took, Noelle, Paul, and Theo all decide to go on the road trip together.
If you’ve followed my reviews for a while now, you know I love to read road trip stories and this is one of the best ones I’ve ever read. It has plenty of road trip shenanigans that kept me laughing my way through the pages, but it’s also just such a wonderful bonding experience for Noelle, Theo, and Paul. Paul continues to share the story of his relationship with Noelle’s grandmother, this time sharing letters that she had written him. I thought it was beautiful watching that relationship unfold at the same time that we’re watching Noelle and Theo realize their own feelings for one another. For those who like steam in their romance reads, there’s a bit of that as well.
You, With a View is one of the best debut novels I’ve read in a long time. I honestly selected it to read because I loved the cover, but I was truly blown away by the depth of the story inside. It’s one of those wonderful books that will make you laugh, make you cry, and will just wrap you up in a warm hug. I think this one is going to stick with me for a long time.

The road trip romance that stole my heart! This was an absolute delight and the chemistry was off the chart. Noelle and Theo were so great and I loved their banter and getting to spend all that time with them. The ending was spectacular and I thoroughly enjoyed the way photographs were used to continue telling their own stories.

This great enemies-to-lovers rom com made me laugh and smirk at the great one-liners thrown at each other. Heavier topics, such as grief and self-love, were also present and added a level of vulnerability and depth to the characters. My heart ached for Noelle missing her grandmother.
Yet, it was the generational relationship takeaways that put this book over the top. Such great reminders that relationships take work and actions speak louder than words.
And if you need a few more reasons to read, there is road-tripping to National Parks on my bucket list (including Angels Landing in Zion) and the best fictional, matchmaking grandpa!

Noelle meets Theo’s grandfather Paul and learns that her grandmother and Paul were planning on eloping. She decides to take their honeymoon road-trip they had been planned but had never taken place. Paul asks to come with her and insists that Theo join them.
Other tension between Noelle and Theo simmers as the trip goes on and eventually they both give in to the temptation, until Noelle learns of a secret Theo is keeping that has the potential to ruin any relationship they may have.
My thoughts:
I love this book so much! The relationships between grandparent and grandchild were so sweet and really added depth to the plot. There was so much steam between Noelle and Theo and the third-act breakup we all know is coming actually had some real-ness behind it.
I can’t recommend this book enough and it is definitely one of the best books of the summer!

I absolutely loved this book. This book held multiple love stories, a lost love, the love of grandparents, new love. It was very real and easy to get sucked into. I recently lost my grandfather and I felt like this book helped me deal with some of that too. We had actually taken a road trip when I was little and this book reminded me of that and so many other amazing memories. This book was a quick easy read that will definitely be on my to read again list!

My thoughts: I think I’ve come to the conclusion that I love stories with old people in them. They are so tender, and unapologetically honest I can’t help but love them.
The letters between Kat and Paul added such a fun element to the story, and I also adored their banter.
The enemies to lovers trope was done so well . I sometimes struggle with this trope because it can sometimes come off as petty and childish but this one was perfection. Then chemo between Noelle and Theo was top notch.

Think Beach Read by Emily Henry but two academic rivals who go on a road trip. I adored it!!
Theo and Noelle are academic rivals who years later embark on a road trip together. This was so unique and so beautiful! This whole book covers the topic of grief- both for a person but also for dreams, a future you thought you’d have and who were thought you were going to grow up to be- and I adored every part.
Not only the grief aspect and all the banter and sexual tension between the two characters but the ROMANCE!! Noelle and theo’s love language is sarcasm and making fun of each other and i LOVED it. Not to mention the chemistry was HAWT.
They were both realistic and messy characters and even through it all, I resonated with and adored them. Even the third act “breakup” wasn’t bad and felt important to the story.
It’s hard to believe this is a debut novel because it’s so good. Here’s to me hoping this is the new summer “it” book.

I’ve been very excited for Jessica Joyce’s debut ever since I found her on Twitter and thought she was hilarious. Seriously, she is so much fun to follow. And I have her to thank for my love of Lisa Kleypas, as she forced me to read the Ravenels and then I binged nearly everything Lisa wrote right after. I almost didn’t even write this review because I like the author so much and would never want to hurt feelings, but I just didn’t enjoy this book. There are parts of it I loved, but I came away from it all with a general sense of not liking it. This makes me so sad. But, since I received this for review I feel I need to share my thoughts.
What I loved:
– Grandpa Paul. I love him so, so much. He completely stole my heart and I read this book for him. I miss my grandpa a lot, so I kind of adopted this one as my own. I think he is the sweetest, most adorable, most heartwarming character I’ve ever read about.
– I loved the relationship between Grandpa Paul and Theo. So, so sweet.
– I loved the story of Grandpa Paul and Kat, Noelle’s grandmother. I loved reading about their romance and the times they shared together. The memories warmed my heart. I loved the idea of incorporating their story into this book, and centering a road trip around the honeymoon Kat and Paul planned to go on together. I’m sad they never got to, and instead went their separate ways.
– I loved the idea of Noelle and Theo coming together to take Grandpa Paul on this trip and then falling in love along the way. I loved the idea of the grandkids ending up together through learning about their grandparents. What a special, magical idea!
– I loved all the photography love, and how the author was able to put into words how much an artist falls in love with their craft.
– I loved the found family aspects of this book, and the way that Grandpa Paul essentially adopted Noelle. He stayed strong for her through her mourning, even though I’m sure it hurt him to know Kat was gone, too. It made me teary to think of him embracing Noelle even though she was born because his first love married someone else. The fact that he could process all of this and come out with only smiles and love made me love him even more.
What I didn’t love:
– Ok, why is there a cell phone camera on the cover? This book is about documenting a special trip through photos and videos, and includes one professional photographer and one who hopes to become one. Why the heck is an iPhone on the cover? It should be one of the professional cameras they take on the trip!
– I didn’t like that the main trope in this is enemies to lovers. When you’re dealing with loss and grief, I don’t also want to deal with the opposition that comes with this trope. There’s a lot of bickering, which we all know gets on my nerves quickly. Friends to lovers or second chance would have been so much better. Or even just let Noelle and Theo meet up for the first time and discover that they’re connected by their grandparents. Even meeting on an online dating site would have been better than this.
– I can’t say that I really liked Noelle or Theo, both individually and together. Even though they’re nearly 30 years old, they act like teenagers with not a lot of depth to them.
– Noelle and Theo didn’t really have the deep, emotional connection that I wanted. There’s not much development of their relationship in the present day. They knew and hated each other ten years ago. Why is that enough of a foundation to build a relationship on when so much has changed since then? There was no build-up or excitement. How do we go from bickering like teenagers to falling in love? It was all physical for them. They’d rather use their stolen moments while Paul is sleeping to be physically intimate than emotionally intimate, and it didn’t work for me. This trip is emotional for Noelle. She’s going through a lot. She’s vulnerable, and I wanted them to spend more time talking than having sex. To me it felt like Noelle was more interested in feeling good in the moment than in developing real feelings for Theo, and is seemed like Theo wanted to make her feel good physically because he didn’t want to take the time to help her process her grief. I know people grieve and fall in love differently, but this isn’t romance to me. I was never swooning or swept off my feet.
– Honestly, I would have preferred to read about Paul’s story with Kat through his own storytelling and flashbacks (or just take me there in real time) than to see it as a backdrop to Noelle’s and Theo’s story. When you compare the two, his story is just so much better and feels more real to me than theirs feels.
– Maybe it’s the travel bug in me, but I wanted more road trip details. I wanted more location descriptions, more info on the things they saw and did, etc. I wanted to be immersed in the settings.
– There actually isn’t much of a plot. We’ve got letters between Paul and Kathleen and we’ve got sex scenes. There’s nothing to really hold on to when the book is over.
So there you have it. I loved the idea of this story, but the execution just didn’t work for me in the end. Grandpa Paul saved everything and kept me reading because his character was a balm for my heart that I didn’t know I needed. I’ll probably always remember him. The rest of this book, not so much.

I can't tell you just how much I loved this book. From start to finish, this book is a fun and touching adventure. Noelle and Theo's relationship develops so naturally, it felt very real and just so so lovely. And the spice! Very nice 😉😉😉 The way Jessica Joyce handled grief was done so well and with so much thought and compassion, it was comforting to read.

After her gram’s death, Noelle embarks on a road trip journey to pursue the story behind the romance between her gram and another man. Only to find the man’s grandson is none other than Theo Spencer, her high school nemesis. On the road, not only does Noelle uncover secrets about her grandmother, she gets to know Theo and herself.
This was so good! Hard to believe it’s a debut romance! The banter between Noelle and Theo was amazing and the premise gave me major Letters to Juliet vibe and I was here for allll of it. Definitely enjoyed the setting and the love and can’t recommend it enough. The audio was also fantastic!

28 year old Noelle is kind of lost. She was fired from her most recent job (not that she even liked that job) and is still mourning the loss of her best friend, her grandmother. In cleaning out some of her grandmothers belongings, she stumbles across an envelope that reveals her grandmother had another love prior to her grandfather. Seeking the help of the internet, she is on a mission to discover who this Paul was and the extent of his and her grandmothers relationship.
What she didn’t anticipate was that Paul’s grandson is none other than Theo, who was her arch nemesis from school. Now they’re taking the honeymoon trip that never happened between Paul and her grandmother. Here perceptions are laid to rest and self-discovery is on the horizon. Everything hums below the surface, even the fierce attraction between Noelle and Theo. This trip was absolutely everything as Noelle and Theo come together, but it’s what happens after their trip that could define everything.
I absolutely adored these characters. I loved watching Noelle gain back her confidence, embrace her grief and explore her relationship with Theo. And watching Theo slowly realize how he measures success and being able to depend on others was heart melting.

This was a delight. A few criticisms: I could have used more of the backstory btn Theo and Noelle, the bits about her grandmothers love story dragged on a bit and the grandfather, while sweet, was a little 2 dimensional. Also Theos weird parents was hinted at but not explored and it was jarring. Otherwise, I love a road trip vibe, I loved their banter, and there was genuine heat btn them which was great,

Everyone is talking about You, With a View. You’ll hear about the tension, the burn, Theo’s thighs (lol) the travel, how complex and vulnerable the relationships are. And all of that is so valid. But what makes this book for me is the grandparents - Theo’s relationship with his granddad, Noelle’s grief over her grandmother, and how Paul fills a void she never thought would be filled again.
“Have you been reading the comments on your videos? The ones where people say they’ve called their grandparents, their parents, their people to tell them they love them because they’ve realized how lucky they are? The ones where people say this story you’re telling is helping them with their own grief?”
And I couldn’t stop thinking about my own grandparents. My grandma, who’s 100th birthday is today! My grandpa, who passed last year at 101. And my two other grandparents who passed 8 and 11 years ago. The relationships that I had with them. The joy of seeing my grandma still loving life and being her grumpy funny self. My grandpa meeting his namesake, my Sam. But I can’t help but be sad at all the things we’ve missed together. Two of my grandparents never met my kids, one never saw me get married. Never saw me turn into the badass I am today. And I grieve those everyday.
@jessicajoycewrites - you already know what this book means to me. But thank you for letting me turn back the time a little and steep myself in memories as Noelle did with her grandma. I’m so damn lucky to have had my grandparents for so much of my life. And I’m so lucky to be able to keep making memories.
