After Noelle’s grandmother dies, she finds a picture and letters from a man who clearly loved her grandmother, but isn't her grandfather. Wanting to learn more about this new part of her grandmother’s story, Noelle posts the letter and picture to TikTok asking if anyone knows that man. She gets a response from someone saying he is the man’s grandson - but when they meet, that grandson is none other than Noelle’s high school rival, Theo. As she gets to know Paul, Theo’s grandfather, the three of them end up going on the road trip of a lifetime together. As they travel the route that would have been Paul and Noelle’s grandmother’s honeymoon, Noelle finds herself also becoming close to Theo.

This book is such a gem. After seeing so many raving reviews, I knew I needed to pick it up ASAP and I was not disappointed. From the very beginning I was so invested in Noelle’s journey and I couldn’t put this book down. In fact, I was so captivated by this book that I read it all in one sitting.

The tension, banter, and back and forth between Noelle and Theo was just SO good. I loved that despite being rivals, Theo was Noelle’s biggest supporter. The most special part of this book though was the grandparents. Both Noelle and Theo had such special relationships with their grandparents, and that was so heartwarming. Noelle’s journey through the grief of losing her grandmother was heart wrenching yet so beautiful at the same time. There is so much I can say about this book, but I’ll leave it at this: read it, you will not be disappointed.

I knew as soon as I started reading this that it was going to be THE book of the summer. With the road trip vibes and the top-tier banter, this rivals to lovers story was everything I was hoping for and more.

Noelle and Theo’s chemistry was electric from their first interaction. The supporting characters in this book absolutely shone, from the meddlesome Paul to Noelle’s delightful family.

Overall, this book will have you swooning one moment and tearing up the next, joining books like Beach Read as a must-read summer romance.

This is the poignant, feel good romance you've been waiting for this summer (and still steamy!). What I think I really loved about this one is that I kept expecting stereotypical road trip romance pratfalls, and this never went there. It's a really moving road trip story instead, as Noelle traces the would-have-been honeymoon her recently deceased grandmother planned with her one time love- joined by that lost love and his grandson Theo, a high school rival of Noelle's that she's holding up as a paragon of success against her own floundering and grief. It's such a sweet story, and it's impossible not to love these characters and root for their happily ever after.

Adored everything about this book!

The trip. The two timelines/love stories. Noelle & Theo. Their banter. The relationship that forms between Noelle and Paul. The healing. The family. The road trip. The photography. Noelle's love for her Gram, and Theo's love for Paul.

Just do yourself a favor and go read this one immediately.

Well, this was a surprise! An amazing one! I have a hard time believing this is the author's debut because this was such an emotional experience. A romance so full of poignant moments and heart! I love the relationships in this story. The two main leads with their respective grandparents, and the rivals to lovers romance just makes this love story even more palpable and appetizing. The leads are well fleshed out, the story arc credible, the romance slow burn. A picture perfect romance.

This book makes me want to plan a road trip, to travel the world with my person, pick vegetables in the garden with my granny, and sit on the front porch and play checkers with my papa. (Gosh, I miss them both dearly!!!). It makes me wish I could fall in love again for the first time because (sigh) nothing beats that feeling and those butterflies. Y’all, CLEARLY this book had me feeling some feels and I absolutely adore Jessica Joyce for that.

It is ridiculously witty, fun, and playful…oh, and delightfully spicy. The chemistry and banter between Theo and Noelle is the BEST. And somehow the author managed to layer all of that beautifully with grief, healing, and self-discovery. This book is one of my favorites of the year and I have no doubt it will become one of my go-to comfort reads.

HOLY COW, THIS BOOK. This book is something special & I need you all to read it ASAP.

You, With a View is a beautifully quiet & heartwarming story of grief & loss & love. I think what made me fall so hard is how Jessica’s writing was able to bring out ALL my emotions yet kept it feeling low angst, giving me all the hope & joy I crave.

I connected HARD with all the characters, Noelle, Theo & the amazing Granddad Paul. Even though this is a single POV romance, both MCs felt real & full of depth. YWAV also packs in my favorite things: phenomenal banter & playful teasing as foreplay.

If audiobooks are your thing, you definitely need to pick this one up. It’s narrated by Kyla Garcia & her voice fit Noelle perfectly. I quickly found myself addicted & binge listening. I ended up going back & forth between the ebook & audio, though, since there was countless passages I NEEDED to annotate.

Ohhhhh this BOOK, y’all!! It has my entire heart. I love, love, loved the journey it took me on.

Two high school rivals reunite on a road trip inspired by their grandparents failed engagement. Noelle is in a rut, feeling stuck and missing her recently passed Grandmother who was like her soulmate. When a secret love letter in her late grandmother’s things inspires her to make a TikTok to find the mysterious love, she does not expect the search to go viral. The internet brings her Paul, via his grandson Theo, her nemesis. As the three embark on a road trip together, Noelle finds more of her grandmother as she grows into who she is meant to be, and she also finds a different side of Theo, with only a little meddling from Paul 😉

My heart ached for Noelle as she grieved her grandmother, learned new memories, and found new family in Paul. Her chemistry with Theo was so natural, and the banter was amazing. Their growth - individually and together - gave me butterflies!

Happy pub day to You With a View! I have had this on my list forever and was thrilled when Berkley reached out last week with the chance to read an early copy. I was already in the middle of several books and nothing was holding my attention when i got the email and I’ve never hit download so fast. This ended up being a delightfully swoony debut and succeeded in breaking through my cloudy brain.

Words are pretty impossible to come by right now but this was an easy 5 star rating to give. If you enjoy steamy and tender rivals to lovers on a road trip with fantastic banter and tension, you do not want to miss this one! I’ll be thinking of Noelle and Gram for a long time to come. A heads up for people who may have a hard time reading about grief related to the death of a beloved grandparent.

I absolutely adored this emotional, rivals-to-lovers romance! I’m so impressed that this is Joyce’s debut novel! Needless to say, I feel like YOU, WITH A VIEW is a total vibe! I experienced a full range of emotions while reading the book; some parts had me tearing up, while other parts made me laugh, and even swoon.

It’s never easy to lose a loved one and everyone deals with grief differently. I loved that Noelle chose to grieve and honor her by going on the honeymoon trip that her Gram never got a chance to go on with her ex-fiancé. While on the road trip, she finds out so much about her Gran, and ends up finding herself, and love, in the process.

It’s rare that I love all the characters in a book, but I adored each and every character in YOU, WITH A VIEW! I felt like I resonated with Noelle in so many ways. Theo was super swoony and the chemistry and attraction between him and Noelle were so palpable! Their banter was one of my favorite parts of the book and I really enjoyed the open-door steam!

You know when you find a book that hits perfectly? This one did for me! The biggest thank you to Berkley and NetGalley for the digital copy in exchange for an honest review!

First things first… a waterfall? On the cover? And a romance with a road-trip and hiking? Sign me right UP!! I was just hoping to have a good time but MY GOD I wasn’t expecting to be swept off my feet?? I loved this book! MY COLD DEAD HEART CRIED! Cried!!!

Our MC Noelle was so relatable in her disillusionment with where life sometimes takes us. Ever feel like you peaked in school and it’s been all downhill from there? She’s right there with you! Her love for her grandmother anchored this story, and even though we never see her on the page, it made me ache to give my own grandmother a hug and ask her to tell me stories about her life.

Theo Spencer, our love interest? Helllllllllllo. I could not get enough of him, his dimple, and his smart mouth. This book is laugh out loud funny and the banter?? TOP TIER. I absolutely love a good high school rivals to lovers trope and You, with a View delivered on this in spades. Calling each other by their last names because that’s what they’ve always done and will continue to do so even though they’re now adults? GIMME MORE. Does anyone know what this trope is called because I’m adding it to the top of my list!!

Grandpa Paul??? He MADE this story for me. I loved his love for Theo and Theo’s love for him. The way Paul told his and Noelle’s Gram’s stories through sharing their letters? My heart.

There is so much I loved about this book!! The fact that they went to places I’ve been and have hiked myself!! Photos and photography! The sneaking around! The tension!!! “You.” If you’re looking for a rom com, this one is IT!

You with a View was an absolute gem of a book. First a setting that involves a mostly National Park road trip, an adorable Grandpa and two love stories -- how can you go wrong?

I adored this book. I loved the relationship that Noelle had with her grandmother and how she wanted to find out more about the love letter she found in her things. Noelle and Theo both had a lot going on in different areas of their life but I love their banter and how devoted they were to their grandparents. The descriptions were incredible of all of the places they visited. I can't put into words my feelings of love for this book!

I'm a huge National Park fan so while I was drawn into that this book was so more. I highly highly recommend reading You With a View if you're in the mood for a wonderful romance!

The energy in this book was off the charts!! I thought I might combust if these two leads didn’t touch or talk. The banter!

The tenderness of this road trip and meaning behind it was truly touching. I think it shows us all to slow down and enjoy moments with those we love.

This book was everything I needed and more!

Don’t walk, RUN to your nearest bookstore. This book is a summer must read for all romance lovers!

You, With a View captivated me from the very beginning and took me through a rollercoaster of emotions in the best way possible. I laughed, screamed, and cried my little readers heart out. The author did an amazing job with this debut novel. I loved all of the characters, the plot, the different themes and the writing style. I think this book kept me engaged the whole time because the pacing was just perfect and I could relate to the characters in so many levels. It is more than just another romance novel, it also has themes such as self discovery, family, grief and healing.
Back to the romance though! Let me just say that the banter and chemistry between Noelle and Theo was chef’s kiss. It had me screaming into my pillow in the middle of the night and I could not get enough of them. I think what is so unique about their story is that we see it play out while we learn about Kathleen and Paul’s love story. I think this gives purpose to the love story we see unfold between Noelle and Theo. I just have never experienced something like this.

Overall, I enjoyed the uniqueness of this story and cannot wait for Jessica’s next novel. Thank you NetGalley & Berkley Romance for the gifted ARC.

I've been waiting since April to post this picture from when I was reading the ARC of YWAV during a beach vacay. The day has finally come: You, with a View is out now! 🎉


Imagine posting a video searching for the mysterious man your late grandma almost married and finding out he's the grandfather of your high school nemesis. Noelle's life is in shambles; she's out of a job, back to her parent's house, and has completely lost faith in herself and her future in photography. Aforementioned nemesis, Theo, is unfairly hotter than ever, very successful, and still gets under her skin... Just in a new, weird way that gets Noelle even more off kilter. He and his adorable grandpa decide to tag along on a cathartic road trip to all the places her grandma had planned to go on their thwarted honeymoon.
It's the forced proximity, only one bed, delicious tension, and great banter you won't want to miss!

@jessicajoycewrites you wrote a story that touched me so deeply, I don't even think I can do it justice no matter how much I gush about it.

Anyone that knows me and my twin sister can tell you how much we love our grandma and the incredibly strong and beautiful bond between us three. And upon reading the blurb and finding out that the MFC was grieving the loss of her grandma, who was also her best friend, I didn't know if I'd be able to handle it. Because it'd be like confronting one of the worst fears of my life—losing my vovó.

But this amazing cover grabbed my attention and I was so in love with it, I pre ordered it anyway. Then I got approved for the ARC (Thanks @netgalley for the gifted copy!) and I'm so glad I read it!

Jessica's writing is beautiful and captivating! And while there's the heaviness of grief, there's also levity and healing in all the ways Noelle understands their love and bond transcend physical presence and will live on forever.
I didn't know back in April that I'd be going through the grief of losing my uncle now, and having read YWAV and being on my own journey this summer has been helping me heal and live life out loud for myself and in honor of my loved ones who no longer can.

Noelle’s gram has passed away leaving a major hole in Noelle’s world. While going through some of her possessions Noelle finds a picture of her gram with a man who was not her grandfather. Looking for answers, she creates a TikTok video asking if anyone recognizes this mystery man.

It gets over 2 million views and thousands of comments including one claiming that the man in the photograph is their grandfather. After arranging to meet, Noelle is stunned to discover that the person who reached out to her is none other than her high school nemesis, Theo. Begrudgingly, they agree to put history aside and end up going on the honeymoon road trip her gram had planned with Theo’s grandfather Paul.

This story was completely absorbing from the very beginning. I loved Noelle! Her character was so well written and made me laugh out loud. I loved her internal monologue and how authentic she felt. Her chemistry with Theo was on fire from the start. The spiciness between them slowly intensifies in a satisfying way. Their banter was amazing as well.

I loved the close relationship each of them had with their respective grandparent. You could tell there was a lot of love in those relationships. Moreover, the love story that unfolds between Noelle’s gram and Theo’s grandfather via their letters was bittersweet and mirrored the one playing out between Noelle and Theo in some ways. There were so many components to this story that worked so well together. Also, the ending made me tear up! I absolutely loved this story and you should definitely pick it up!

Enemies to lovers has been one of my favorite romance tropes, so I’ve read my share, but 𝙔𝙤𝙪, 𝙒𝙞𝙩𝙝 𝘼 𝙑𝙞𝙚𝙬 just might be my new fave! The high school rivals-turned lovers was just so good, with the funny banter and all the chemistry. 👏🏻

I loved the road trip romance, the banter, the relationship that Noelle had with her grandmother, and all the nostalgia. This debut was so good and I found myself completely immersed into the story while listening. I loved it so much!

I was SO excited to read this book based on the hype I’d seen. I also loved the cover and it captured the vibes I was hoping to insert into my Summer reading. I really liked this book! I elaborate below, but I struggled to connect with these characters and feel invested in their story, I think due to where my head was personally.

If you’ve got the travel bug and are looking for a heartfelt and tension filled romance, you’ll love this book.

What I Liked:

The Travel Aspect—I have the travel bug recently and I really liked traveling with these characters. It definitely made my bucket list longer!

The Tropes—Nothing like a good rivals to lovers.

Noelle’s Character Arc/Realizations—I could really resonate with both Noelle’s and Theo’s professional struggles. I thought the writing perfectly captured feelings I have as an artist and what success means.

What Didn’t Work for Me:

I think I fell into “right book, wrong time” with this one and I’m quite sad about it. I still really enjoyed it, but I think circumstances kept me from really connecting with it. But I have to say, the epilogue was PERFECT.

This lovely debut novel by Jessica Joyce is a quirky 2nd chance romance of two late 20-year-olds wrapped up in their grandparent's lost love romance saga. While such mirror stories can often feel cheesy or like one storyline relies too heavily on the other, Joyce does a great job differentiating the two. Through copious similarities (visual and habitual) between the main characters and their grandparents, Joyce makes the similarities in their quick intimacy. However, their differences allow the reader to hope for a new outcome to a "fated mates who find each other over and over again through history feel". Filled with cheeky innuendos and clever turns of phrases this book is a great summer/road trip read and a book I'd highly recommend.
