This was a sweet love story between two three-dimensional and believable characters. It was funny and spicy, and I can’t wait to read what Jessica writes next!
Former high school rivals reconnect years later for a road trip with a matchmaker grandpa in tow. That’s an oversimplification, of course, but there’s honestly no way I could fully capture everything about this book and how it made me feel. I simply loved it. The number of quotes I recorded from this book is downright ridiculous. It’s easily one of my top reads of the year.
There’s laughter and tears. There’s banter—oh my gosh the banter—and the chemistry between Noelle and Theo is—quite possibly—the best I’ve read all year.
It’s two people going from the top of the world in high school—think top of the class, most likely to succeed, sports stars—to facing the reality of adulthood. And, well, it’s not what either of them expected. It’s about facing your grief. It’s about embracing your passions. It’s about finding your feet again. It’s about falling in love.
Theo is all-around delicious. Trust me: you need Theo, his hands, his thighs, his wit, and his grandfather in your life.
And the scenery isn’t too shabby either.
It’s got the chemistry and tension of perfectly matched rivals, the delicious forced proximity of a roadtrip romance, and an only one bed situation. Only. One. Bed. What’s not to love???
This does not feel like a debut. It feels like an absolute hit. Pick it up and feel all the feels and enjoy the view with Noelle and Theo.

Noelles soulmate was her grandma and when her grandma passed, she spiraled a bit and felt lost. She finds a letter from an old lover of her grandmas who she’s never heard about. She posts a video on TikTok to find the man in the letter so she can learn about their love story. Turns out, the grandson of her grandmas old lover is her high school nemesis who was just featured in Forbes 30 under 30.
As Theo & Noelle begin to open up more with each other, they started playing a game that Noelle used to play with her grandma called “Tell me a secret.” I LOVED seeing their relationship unfold. And Paul, her grandmas old lover is AMAZING. He treats her like his own grandkid and helps her work through her grief of losing her grandma. She ends up taking the road trip Paul & her grandma were going to take for their honeymoon. I devoured this book. It was wonderful & beautiful & made me so happy. Go buy this book immediately.

If I could rate a book a million stars, it would be for this one.
The immediate need I felt to re-read this book the second it was over was a strong one. It was like a warm hug. The chemistry between all of the characters but especially our two mains, Noelle and Theo, leapt off of the page. Normally I love my romances to be dual POV because that way you get to see the male love interest's personality shine through better but Joyce had absolutely no problem doing that being in Noelle's POV. You were right there falling in love with Theo exactly when she was.
Noelle and Theo are former high school rivals who always pushed each other to be better, mainly because they were in an unofficial battle of perfection against each other. That banter carried over into their reunion as adults and basically turned into their kind of foreplay. It's hilarious and amazing and HOT. You watched them bring out the absolute best in each other unintentionally. The chemistry and sparks that they had when they were together were so strong and natural, it's like they're real people. The rest of the characters were pure sunshine too but especially Paul. What a sweet, loving soul.
I've noticed a trend with the books that I fall in love with and that is the character grieving over the death of a close loved one. Maybe (definitely) it's my dead daddy issues, but when I read about characters going through the grieving process and coming out of it with so much growth, it's really inspirational to me and I'm always a bubbling mess of tears. This book was no exception. Noelle, reading letters from her Gram's past, getting to know a new version of her that she'll never get to experience, was beautiful and cathartic.
I genuinely think this is my favorite book of the year. I love it when I find a book that makes me feel these type of emotions, like the author wrote this for me specifically. After I finished reading the last sentence, I just started into the space re-living this book. I never had an answer for a book I'd kill to read for the first time again, but now I do.
For this being a debut, I am so beyond excited to see what more greatness Joyce brings to the literary romance world.

There’s been a real trend in my reading lately of emotional contemporary romances that deal with grief & general life uncertainty & it makes me happy & sad.
Happy for all of us that we’re living in a time when these topics can be discussed with gravity & often humor & always understanding & that there can be so much joy interwoven in those stories too—the joy of falling in love.
Sad because books about grief & loss are that too, of course, & Ashley Poston’s The Dead Romantics & Sarah Adler’s Mrs. Nash’s Ashes & now Jessica Joyce’s YOU, WITH A VIEW really make their departed characters come across the page—their hopes & dreams & most importantly, their love—even as those characters are no longer physically present within the book itself.
YOU, WITH A VIEW is just a stellar book in general, merging a rivals to lovers story with an emotional epistolary-laden road trip with splashes of humor so well.
Not only is the book about an ending—the loss of Noelle’s grandmother & best friend—it’s also about beginnings: giving life to professional hopes & dreams, making new friends, seeing more to a high school rival than you thought was there, seeing everything.
What else can I say about this book except that I loved it, it’s beautiful & sad & hopeful & romantic, I loved the steam, I want to go on an adventure with someone who will kiss me in a hotel room (ie my husband), & you should read this book?

Noelle and Theo had such a delicious push and pull throughout the story. Their banter was top notch. Not one sentence or page of this book felt unnecessary. This story is so heartfelt and includes a lot of themes like grief, complicated family dynamics and trust.
Noelle moves home after being laid off from a job and the death of her grandmother, who she was very close with. When going through her grandmother's belongings, she finds a box with photos and a letter from a man who she was once in love with - that is definitely not her grandfather.. Her interest is piqued as she thought she knew everything about her grandmother. She decides to create a tiktok video of the photos to try and search for the man in them so she could possibly meet him and understand more about her grandmothers relationship with him.
The video goes viral, and eventually, someone comments that it's their grandfather. They arrange to meet up, only for her to find out that his grandson, with whom she's been DMing with, is her rival/nemesis from high school, Teddy. She continues to get to know the grandfather, Theo also being around, due to grandpa trying to play matchmaker.
He shows Noelle a box of belongings that includes a map that he and her grandmother had made of where they would have gone on their honeymoon, had they ended up getting married. She decides she'd like to go on this trip to feel closer to her grandmother, and Paul insists he go too...and that Theo join them.
This book was such a fun read, and perfect for summer! The whole road trip set up lent to so much good tension, and I loved watching the relationship between the characters grow. I also loved how our heroine really took the time to find herself and embrace her talent after suffering from a creative setback. That really resonated with me!

Oh my gosh!!! This was quite the steamy , dreamy debut by Jessica Joyce!!!
This one was such a great romance and loved it so so much! I swapped between audio and kindle while reading this one and you really can’t go wrong either way!
I loved how Noelle and Theo ended up on a road trip with such perfect forced proximity created by his grandpa meddling as the three went on the road trip that never was between Theo’s grandpa and Noelle’s grandma that they were supposed to take after an elopement that they never got to have.
I loved the story of the first great loves weaved in with Noelle’s healing from the loss of her grandma as she finds her own great love in her high school enemie Theo. I love the fated couple/soulmates vibes that you get from this story… it was such perfection!
If you are looking for a new to you author, I highly recommend checking out Jessica’s debut and can’t wait to read whatever she publishes next! Thanks so much to Berkley for my ARC in exchange for my review!
What a sweet story! From beginning to end, this one pulled at my heartstrings.
After the death of her beloved grandmother, Noelle is crushed by her loss. Wanting to feel close to her, she begins looking through some of her things and finds photos and a letter from a man her grandmother had clearly been in love with in her early twenties.
She takes to TikTok to find this mysterious man and learn about these missing years in the knowledge she had of the woman who meant more to her than anyone in the world. She never expected the man to be the grandfather of her school nemesis, Theo.
Not only is he stupid hot, he is doing well in life, unlike Noelle, who is back living at home with her parents… but the two are forced together because Noelle will stop at nothing to feel connected to her Gram.
What unfolds is a story part adventure, part love story as Noelle, Theo and his grandad take a road trip down memory lane.
This book was such an absolutely beautiful story. The stunning romance that blooms between Theo and Noelle was perfect. There was so much intensity with the years of pent up tension, though it was the love Noelle carried for her grandmother that was the real beauty of the book. I adored it!

This was such a stellar debut from writer Jessica Joyce. I have hit such a jackpot lately with romances and these writers constantly amaze me. Somehow the formula and stories are continue to be fresh and honestly just make me smile so much!
If you know me, I often make disclaimers before I start to ramble on about books that I love. So I apologize if this comes off disjointed and chaotic. Because well that is my brain. But hopefully my appreciation for the book comes across.
I loved everything about this book.
I never found myself internally screaming so much as I did with this book. I would be up late reading & then thinking about them when I couldn't read.
This is the first book that I can really recall where really relating and cackling over the internal monologue of our female main character Noelle. She came off so fresh and honest. It was reflective in her playful personality.
There were so many great lines that just made me laugh - "This man is in Forbes, and I'm in Spongebob sleep shorts." to "It's fucking rude that he's so good-looking. It offends me" (which I will be saving an using often when describing Harry Styles). I love her love for her grandmother and it made me wonder where I went wrong with my relationship with my grandparents. You just don't realize how important individuals are in your life until they are not around. I was happy to be on the ride on Noelle's journey of re-discovering herself.
Theo, Theo, Theo. WHEW!
This man is top tier book boyfriend. He is smart. He is sexy. He has such a love for his grandfather. He loves to travel. His love for Noelle was evident from the beginning. Could you say he fell first? It sure felt like that even going back to when they were in high school (at least that is what it implies). He pushed his pain and fears aside to focus on Noelle and her grief & quest to get closer to her grandmother. Somehow Theo made neck touching./choking so sexy - "I like feeling your heart beat fast for me. That's how I know you like me." COME ON!
Noelle and Theo were just such a great couple. Even though they were enemies/rivals their banter was always playful and their constant volley back and forth was so fun to read. The banter continued after they began their relationship especially their innuendos *cough* "Two fingers are enough to satisfy you tonight, huh?" *cough*
And the glue between them came with Theo's grandfather Paul. He knew from the start the chemistry between the two. I feel like it is implied that Paul's relationship with Kat parallels Theo and Noelle's relationship which is why he kept nudging them to be together.
Despite grief being a strong component of the book, there was much more joy and happiness within the book. Noelle's relationship with Paul is so sweet and all men need to be like Paul. If any character needs to live forever, let's give it to him. This line from him really broke my heart in the best way, "You were hers. So, now you're mine too." Paul also just seemed like the coolest grandparent ever. It's not every day that an 80 year old decides he going on a road trip & hiking!
I probably missed so much but you just need to read this yourself & see why I am so flustered over it.
I recommend this book if you love top tier banter, love for grandparents, road trips, ONE BED & traveling!
I will be adding this to the list of books I will be screaming about this summer.
I am so excited for the next release by Jessica (which was teased at the end of the book).

Noelle accidentally creates a viral TikTok when she finds a secret love letter from her late grandma, and the recipient isn’t her grandfather. She sets out to meet Paul, her grandma’s former love, to help her feel closer to her grandmother, but it turns out that the grandson of the man is her high school nemesis. Noelle ends up deciding to go on a road trip of their planned honeymoon with Paul and his grandson along for the ride, Noelle is looking for answers, but she might find them in unexpected places.
This was such an adorably funny and sweet summer rom com! It doesn’t seem like a debut, and I’m excited to read more from this author in the future. It’s the perfect vacation read. I loved how it was lighthearted but still had surprising depth. The banter between the main characters was excellent, and Paul was the sweetest grandfather figure and scheming matchmaker. I loved the tropes in this one- enemies to lovers, childhood rivals, forced proximity, and grumpy/sunshine. You know a road trip book is going to have some delightful tension and forced proximity, and this did not disappoint. I loved the romance within a romance story with the grandparents, as well as how grief and other difficult topics were addressed.

It was such a great book!
I really loved Noelle’s character and could feel the deep sorrow and grief she felt at losing her grandma. And I think her story of feeling like a failure will resonate with most readers.
I loved Paul, the road trip, the wanderlust, Sadie and Mas, Noelle’s parents, and the relationship that grew between Theo and Noelle. He was such a great book boyfriend and his little ways of showing Noelle affection were just the sweetest.
I had mixed feelings on the third act breakup- I thought it was one of the best examples of communication I’ve read in a third act break up but I was still so mad that Theo was too pig headed to hear Noelle!!
All in all, this was one of the best road trip books I’ve read and I can’t wait for more from this author!
You, with a View is an amazing debut romance novel. I was absolutely invested in these characters, their journey toward love and their personal challenges. This romance is filled with sexy tension and desire, yet it is so much more as the love interests grapple with grief, family and mistakes.
Noelle and Theo's love story was authentic, especially how they expressed their emotions. These two were some of the bravest characters I've read in a romance in a very long time. Open this book for an adventurous road trip with sights and stories of the past as Noelle travels in her grandma's footsteps with her first love and his grandson who she has history.
Truly some of my favorite tropes - enemies to lovers, forced proximity, and grump/sunshine.

Perfect in every way! Two high school enemies reconnect in the most unconventional ways. There are secrets and grief and struggles in careers, but something that has not changed is Noelle's competitive nature when it comes to all things Theo. When they go on a road trip to learn about the history between her now-deceased grandmother and Theo's grandfather, Paul, it's almost as if fate comes into play with the happy that they find in each other. I LOVED their one-liners to each other... sometimes a little biting but I KNEW in my heart that there was something more beneath it. I loved how they came back into each other's lives with the use of social media and all of the comments and support from strangers all over the world. The letters from the past really brought the story together as you could feel that love between their grandparents. And while choices were hard, in the end, they chose each other still. I loved Noelle's (and Paul's) photography the most because I could see their passion in my head... their way of telling a beautiful story. I could imagine this book being a movie so clearly.
I really really REALLY enjoyed this debut from Joyce. Forced proximity, enemies to lovers, DIMPLES, SMIRKS, and the heat between these two characters made my book heart so happy. A TOP FAVE of 2023! I will most definitely read this author again. <3

I'm struggling to put this review into words because I was absolutely blown away. The emotional complexities, tender-hearted moments, and storytelling have left me speechless. The relationships between Gram and Noelle and between Theo and Paul are beautifully portrayed. Every single time we read a letter I found myself crying along with Noelle. My heart was aching and stitching itself back together. Theo and Noelle are sweet and sexy with tension that will make you swoon and root for them.

Very very sweet and sexy. Subtle and complex, with very readable, accessible but intelligent prose. This is a stunning debut, with very natural chemistry and relationship progression. Spice level is fairly high, but does not dominate the plot. I think fans of Emily Henry would enjoy this greatly.
I can not get over how much I absolutely loved this book. It was sweet, romantic, I was fussing over it. The grandparents aspect of it this was beautiful I could not put it down. I just finished this and I’m probably going to read it again immediately.
This was an amazing high school rivals to lovers road trip romance debut! I kept hearing how great this book was all year and it definitely did not disappoint! I loved the banter between the two main characters, the dual timeline love story featuring older grandparents and oh the steamy scenes were delicious!
