Warm and cozy Christmas novel. While predictable in it’s ending, it still was a pleasant read.. i found Rosie and Everett somewhat annoying, but will still rooting for them and the inn.
I thought I might be the audience for this novel, but it wasn't for me. I couldn't connect with the characters or the antagonism.
I do recognize that this is a "your mileage may vary" novel. I am not in the mileage audience. I hope you are.

I had to read this when I saw the cover. I just love corgis. I was not at all disappointed. I love a good Christmas romance mixed with some good ole family drama. When Rosie was 15 her mom decided she could not handle her and sent her to live at Corgi Cove with her aunt and uncle. This causes friction between her mom and aunt. Of course at first Rosie did not want to be there. Slowly though she began to make friends and a life for herself. She is now grown and trying to save the only place she has ever called home. Enter Everett. The man who is trying to take all of that away. Can life out at Corgi Cove change his mind about buying the place? This was just so sweet. The romance was nice and the family drama just added to the story. I cannot wait to read more from this author. Christmas at Corgi Cove has all the trappings of a fun Christmas romance: bid to save a family business, enemies to lovers tropes, and, of course, corgis. No shocks or surprise twists, it’s a solid entry in the genre, but not one of my favorites that I’ve read. There were opportunities to do more or trim some plot lines that seemed extraneous. That all being said, there are some moments that are truly entertaining, like the corgis in the town Christmas pageant. If you are looking for an easy and fairly frothy afternoon read, this might be your ticket.
An endearing Christmas story sure to melt your heart. Bonnie and Clyde were my favorite characters! Their antics made me smile.

I wanted to like this one a lot more than I did, but I just couldn't get into it. The writing was a little stilted, and there were plot points that didn't really go anywhere (like the bee lotion). Thanks to the publisher and NetGalley for the ARC.
This was a new to me author and I looked at this book like a palate cleanser. I had been reading some heavy stuff, but this was a cute Christmas story with some memorable moments, and a little predictability, and turned out to be a fun, quick read!

Rosie and her Aunt Mary and Uncle Joe have lived at Corgi Cove and run the bed and breakfast for years. When a big corporation tries to buy Corgi Cove, Rosie finds out the alarming fact that the B and B is going broke and her aunt and uncle may have to sell. Along with the townsfolk of Turtle Lake, a plan is hatched to save Corgi Cove B and B. However, Rosie did not intend to fall in love with Everett, the corporate representative!
This could be a charming enemies-to-lovers story, and the themes of neighbors helping each other and sticking together come through. There are plenty of quirky and lovable characters, and readers will want to root for the underdogs, literally! Readers should be warned that there is some profanity and also a descriptive sex scene.

I loved it!! This is the second Christmas book I've read in as many days where dogs featured heavily and MAN I'm in heaven over here. It was everything I hoped it would be: a small town full of nosy, quirky residents, lots of comedic moments, and a slow-burn romance in the background. This story falls firmly in the "Inn-in-trouble" trope where a family has to figure out how to save their old, outdated B&B or risk losing it completely to a big corporate resort chain.
The main part of the story involves Corgi Cove, which is an old Bed & Breakfast that hasn't been updated in years and it shows. Occupancy has fallen to nearly nothing which means there is no revenue coming in, and the banks are dangerously close to foreclosing. Rosie has lived on site with her aunt and uncle since she was just fifteen years old, and she never wants to leave. She is completely shocked when Everett shows up, trying to talk to Aunt Mary and Uncle Joe about selling the place. He's definitely a big city boy, a representative from a company based out of New York. He needs to complete this sale in order to keep his job. The residents of Turtle Lake don't want any more large hotels in the area, so they have to band together to help Rosie's family figure out how to save Corgi Cove and make it a tourist destination again.
The secondary part of the story involves Rosie and Everett, and their conflicted feelings for one another. Rosie is, of course, angry at Everett for coming in and trying to sweep up the place she calls home. But she also can see his fish-out-of-water charm, and he is hard to resist when he's not in business mode.
The very beginning of the story starts in a sort of serious tone with Uncle Joe having a health scare while trying to discuss the future of Corgi Cove, it only takes a page or two before the story switches to a feel-good Christmas book. I loved everything about it, especially the cute corgis. I always come to Annie England Noblin's stories looking for the dogs and end up loving everything about them. I haven't read a single one by her that I haven't adored. This one made me chuckle a little here and there when the characters would express the "cold weather" in the South as chilly and without snow. It's nice to read a winter story that I can relate to. *wink*
This book is safe for readers that do not want to read about sad outcomes with dogs. I'm adding it directly to my seasonal rereads rotation.
A charming inn, two adorable Corgis, and holiday, romantic atmosphere make this a lighthearted, enjoyable read. Rosie has entered a contest, hoping that the struggling inn belonging to her aunt and uncle will be chosen as best Christmas-themed inn in the USA. Things get complicated when Everett arrives from the city to try to save the inn from financial ruin. For lovers of warm romance, dogs, and Christmas themed books, Christmas at Corgi Cove will make for delightful reading.

The rascal corgis, Bonne and Clyde, are the pride and joy of Corgi Cove owners, Joe and Mary. Mary took in her older sister’s daughter, Rosie, when Rosie was a teen. She’d been having issues at school and didn’t get along with her mother all that well. But Rosie had come to love Corgi Cove and her Uncle Joe gave her the little cottage on the property when she turned 18.
But Corgi Cove has been struggling since the resort hotel on the other side of the lake opened. The little bed and breakfast was beginning to fall apart and hadn’t really gotten any visitors until it was in a contest that Rosie entered. It was the only answer Rosie had for Corgi Coves financial struggles.
Rosie wanted to win that contest more than allowing NYC Everette buying the property and adding it to the resort across the way. Everette finds himself stuck between falling in love with Rosie and this cozy bed and breakfast and his dream job in the city.
I really love Everette character and how he seems to have an internal battle between his dream job and true happiness. He’s polite and helpful and the locals seem to love him. Will Rosie let her guard down to accept that he’s not trying to steal their home?
I give this book 5 out of 5 tiaras because of it being an easy read and love the corgis!! Bonnie and Clyde are a great addition to the story and all their antics! Thank you to NetGalley and Avon Books for access to this title. Fantastically fun!
This was the perfect book to kick off the holiday season. I loved how the corgis were included in the book and the realistic dynamics between all of the family members.
Teenaged Rosie is sent to live at her aunt and uncle's bed and breakfast by her mother who can't handle her low-level antics. Fast forward to when she's 27 and still living on the aging property that is struggling to stay open. Big city guy Everett is working for a large hotel chain and comes to the area to make an offer on the property. Sparks/flames ensue with a typical Hallmark-esque enemies-to-lovers trope. All of that was okay and I loved the cute corgis at the bed and breakfast and some of the secondary characters. That being said, the relationship between Rosie and Everett lacked depth for me and I found so many consistency errors that I had to comment on it. I realize that this was an ARC and I always expect to see a few errors but there were so many plot fragments and threads of things that weren't really explained that I couldn't get past them.
If you're looking for a cute story set in Texas with adorable corgis then definitely check this out but it just wasn't one of my favorite holiday reads.

Can a daughter save her family's B&B Corgi Cove by Christmas? Gee, I wonder. This has all the fun elements of a light Christmas family/romance tale and manages to not mess anything up. It was fairly predictable but who wants dark twists in a Christmas story. There is supposed to be a happy ending full of charming characters overcoming seemingly insurmountable disaster. And this story delivers just that. Plus, there are two Corgis, Bonnie and Clyde, who live up to their names. When these two are present, things happen! They are the liveliest and best parts of the story, and something tells me their antics have a basis in fact. You'll love them. Recommended.
A cute Christmas novel set in a small lakeside town. I enjoyed the humor woven within the heartfelt story of a town coming together to help Rosie save her aunt and uncle's struggling inn. This reads like a Hallmark Christmas movie. Good wholesome small town, family, romance, and a pair of corgis of course. Great start to my holiday reading.

This is the first book I have read from author Annie England Noblin. I found it well-written and entertaining. Small town girl wants to help her aunt and uncle save the inn. Corporate America wants to take over. Not entirely bad unless you don’t want to sell but can’t afford to stay open.
I kept flipping the pages to see how it would play out. I was not disappointed except during the breakup. That was typical of a Hallmark romance television movie. Once past that, I enjoyed the book and its rollercoaster ride.
I would highly recommend this book to those looking for HEA and some light entertainment.

What would corgi cove be without Boonie and Clyde the mascots of the Bed and breakfast that is in trouble.Here comes Everett who is there to help...Enemies to lovers at Christmas is always a fun time.
This is a perfect read for a quiet evening. It can easly be read in a couple hours

Christmas books, Christmas books that could be a Hallmark Movie, this makes my heart happy for the season.
What a great little romcom through the hills of Texas where it never 'snows'. I love the little tidbits about the characters in the town and the bees and the farmer's market and the whole plot was just so stickin' cute. I can totally see this being a must pick up book for the holiday season.
