This book was so beautiful, i cried a lot but those tears were worth it. Bruke was going through so much and i understand him to 100% and Charlotte was the sweetest and most loveable character ever!

This was my first book by this author and it won't be my last.

A very enjoyable read that was steamy and sweet. Loved the historic house reno as a backdrop.

TW: grief

It seems like this will be the first in a series and I'm here for the other books! I'm hoping Tansy and William are one book. And Liam and Mira's other guardian being another.

I received a complimentary copy of this book from Montlake through NetGalley. Opinions expressed in this review are completely my own. Thank you, Montlake.

I love Karla and her sports romances! This one is def on the sweeter, angstier side of them. Burke and Charlotte are def a case of opposites attracting. Burke is such a grump at the beginning, and for good reason. He's going through A LOT. Losing his bff in the same 6 months he is forcibly retired from the NFL bc of an injury and all of the trauma from his childhood thats still lingering in the wings just waiting to make an appearance. But, I still definitely got frustrated with him at times. Charlotte of course has her own baggage but it's not nearly as much and she definitely carries the emotional weight of the relationship. I loved her dedication and passion to restoring old houses, she reminded me (in that respect) of Nicole Curtis from Rehab Addict. I love HGTV so all the renovation aspect of this book was so much fun!

Burke and Charlotte have some serious hurdles to get to their HEA but it's worth it! And I sincerely hope we get stories in this series about Tansy and William, and Liam and this mystery woman with whom he shares custody of Mira.

I’m a huge Karla Sorensen fan. She is an autobuy author for me, I love her writing and the worlds she creates.

After losing his best friend Burke inherits a old house that comes with a feisty project manager. Burke and Charlotte don’t like each others at first but with time the reach an agreement while their attraction grows.

While this was a little heavier than the author usual stories ( cw grief ) she managed to balance the heavier stuff with some more “happy” things. This was definitely a slow burn but SO worth it. The chemestry between Burke and Charlotte was sizzling. I loved the progression of their relationship , it was organic and they both had some baggage. In the end they were able to work on themselves and get their happily ever after.

Now Charlotte, our power point lover adorable heroine: I absolutely loved her , her family was hilarious and her passion towards restoring historical houses was palpable through the pages. I liked how fearless she was and fought for what she wanted. She called out Burke for his bs and was generally very open to communication. It was super refreshing honestly.

Burke: he was a grouch for sure , but he was going through so much. He literally had the weight of the world on his shoulders and he was struggling to process the loss of his friends. The interactions with his sister and his nephews were also fun , I enjoyed his nephews giving him sh*t 😂 He was super loyal and NOT a womanizer. He worked on himself and recognized when he fucked up.

I’s say the tropes here are a grumpyx/sunshine - slow burn. There are some spicy scenes.

Also there is a cute easter egg that made me smile . Not sure if anyone noticed but Charlotte said she was obsessed with that model married to a football player on the cover of a magazine!
