I read this book in one sitting, what a fun read! This book starts out as a house swap with characters who each have their own secrets. About halfway through the book, though the novel takes off as a complicated mystery with twist and turns that you never saw coming! I really enjoyed the world that this book took me into. It was really a delightful read!
Miranda Rijks has quickly become one of my favorite authors. Her books are very suspenseful and I can’t stop reading! Unfortunately this one did not live up to her other books. The premise of the story-a house swap and the secrets both couples are hiding had all the elements of a great thriller. I’m not sure if I struggled due to the unlikeable characters or just the pace of the story. It was a good book, just not as jaw dropping as her other books. Thank you to NetGalley, Inkubator Books and Miranda Rijks for the opportunity to read and review this ARC.⭐️⭐️⭐️
irstly thank you so much to NetGalley and Miranda Rijks for kindly letting me read this prior to the release date.
Now I have always been a sucker for psychological thrillers and this one shows me why. We are introduced to 2 families who both live very different lifestyles on the other side of the pond, we have the Lesters and the Browns, I won’t go into too much detail on the families as I don’t want to give any spoilers, however I was immediately drawn to Piers Lester, the husband from France, the way Miranda has betrayed his character creates a bond where you find yourself pitying and routing for him.
Further into the story 17-year-old Raf disappears in London, leading to a series of twisted lies being uncovered.
This story is absolutely gripping. I read it all in a 2 hour flight - I never read this fast. I loved the characters, the setting and the detail that went into creating the scenes in your head was incredible. My only complaint (which isn’t a bad one!) was that I wish it wasn’t over.
If you are looking for a brilliant, quick, gripping thriller you need to add this to your TBR immediately
When two families organise a house swap, it seems like the perfect holiday arrangement.
The Browns will exchange their London townhouse for a stunning chateau in the south of France, the perfect place to relax and rekindle their flagging marriage.
And the Lesters are looking forward to showing their son, Rafael, around their old haunts in the British capital.
Sounds wonderful. Except for one thing - both families are hiding dark secrets, and secrets have a way of coming out...
Miranda Rijks, ever reliable for a good thriller, has nailed it once again. A house swap, different countries, alternating POV's, shady pasts - this had it all and I lapped it up.
Great settings, great storyline, great characters. I thought it was well written, a good couple of twists, a decent amount of family drama and a satisfying ending.
Thanks to NetGalley for a digital ARC in exchange for my honest review.
2.5 ⭐️
I have mixed feelings about this book. It was very slow to start and did feel like there was a lot of filler, and didn't pick up or really start to get into the main plot until about 65%? From here it was fast paced and I flew through it, but it took too long to get to this. My main reason for continuing was wondering how the two families were connected. I would have liked more mystery/twists earlier on so I felt more invested.
I did struggle with connecting with some of the characters, alot of them were unlikeable, especially Susan and Lewis. They were the worst.
The book kept me guessing and the ending did take me by surprise, however I was expecting a more sinister turn of events due to how it was set up. I would have liked to have seen more after this reveal but it was wrapped up quickly and just felt very anticlimatic.
Overall an interesting read, but not as gripping as I hoped!
Two families, and two house. One in Knightsbridge London, and one in south of France. They decided to do a house swap as a vacation. However, the two families both have their secrets and agenda, and eventually clashed together.
This is truly a page-turner mystery that took me through a roller-coaster of a vacation gone bad! Love the pacing of the story and the way the author builds tension to make you want to know what happens next. Very enjoyable read!
Thanks to NetGalley and Inkubator Books for the ARC!

This book was DELICIOUS. Not my home genre of reading, I was very intrigued with the premise and the summary. And let me tell you, when I started this book, I genuinely could not put it down. It drew me in with the multiple POVs, and just the two differing families we see throughout this book.
Although I tend to be VERY good at noticing patterns and seeing twists coming, this book pleasantly surprised me and kept me on the edge of my seat the whole time. And the best part? The twisty, unexpected turns were ALL believable and the evidence for them was right under your nose.
I loved the dual setting of London and France in this story. It's fast paced and a quick read. Perfect for someone who is looking for a psychological thriller that can be read in a few hours. I can always count on Miranda Rijks to deliver and this one did not disappoint.

This book was a letdown for me unfortunately and I have read many books from this author where they have gripped me throughout.
This lacked pace and soon became a bit long and drawn out and unfortunately I was glad when I got to the last page.
Thank you to Netgalley and Inkubator Books for this ARC but sadly not an edge of seater which I was hoping for.
What a perfect idea! Elodie and Lewis Brown agree to swap houses for a vacation. Elodie and Lewis will stay at Chateau Lester in the South of France while its owners, Piers and Susan Lester and their son Raf, will travel to the Brown’s luxurious home in London. Perfect it is not. Elodie and Lewis have to deal with continuing loud repairs to the not-so-lovely chateau. Susan practically abandons Piers and Raf to spend her time with friends. This will not turn out well. Each couple will be overtaken by not too well hidden, life changing secrets.
Miranda Rijks slowly builds suspense in this chilling domestic thriller. The two very different locations enhance the plot and the characters are well described although you can’t decide which ones you should like. This is a quick, impossible to put down read. 5 stars.

My Thoughts
This was my first experience with Miranda Rijks’ writing, and I was blown away. I finished The House Swap in just five hours—it was truly unputdownable! The author crafted an intense story that kept me on edge, chapter after chapter, with each twist more shocking than the last. I felt like I was right there with the characters, holding my breath as the tension mounted.
The characters were brilliantly written, and each one left a strong impression. I loved Elodie’s resilience; despite all she went through, she stayed strong. Her strength made her so easy to root for, and I couldn’t help but admire her. Rafael and Piers also stood out to me, and I felt heartbroken for the pain they endured. Their bond was so beautifully written, and I wished better for both of them.
On the other hand, I hated Susan and Lewis. Susan was infuriating, and Lewis was a complete letdown. His actions were frustrating beyond words, and if I were Elodie, I would have struggled to put up with his behavior. He was, without a doubt, my least favorite character.
The final twists and truths were completely unexpected, taking the story to a whole new level. The tension in those last chapters was overwhelming, and I couldn’t tear myself away.
I highly recommend this book! It’s a must-read for fans of psychological thrillers, packed with suspense, unexpected twists.
I went into this with high hopes having read some of the authors previous work and unsurprisingly, I was not disappointed! From the very 1st page I knew I'd love the journey I was about to go on with this book. The writing flows so naturally its impossible not to get caught up in the storyline. The characters are so well fleshed out and brought to life and the plot itsself is packed with twists and turns and keeps you guessing. It's everything I'd want in a thriller and then some
This was such a good book, and it has such spooky and creepy vibes! Both families swap homes expecting a good holiday but it was far from that. It was a great psychological thriller and it had good buildup. I enjoyed reading this book
Thank you to NetGalley, to the author, and to the publisher for this complementary ARC in exchange for my honest review!!!
I really enjoyed this book it was gripping and had me wondering what was coming next. I do think it could have been a bit more fast paced at some sections but I am also very impatient and love to know what’s coming.
I am already a fan of this author so had high hopes for this book and it didn’t let me down. I love it when a story sends you into a false sense of security. Just when you think everything is going along swimmingly, BOOM!! It all turns upside down in the blink of an eye. A thoroughly good read, kept me on my toes, all housework came to a halt so i could devour the entire book in 24 hours. I don’t think i’ll be doing a House Swap anytime soon!!!
Thanks to Inkubator Books and NetGalley for allowing me an advanced copy to read in exchange for my open and honest review. As always, my reviews will also be posted on Amazon, Goodreads and Waterstones and interaction on Facebook and instagram where possible.
A London/France house swap, a chance to rekindle your lives, what could possibly go wrong! I had high hopes for this nove, and it really didn't disappoint. It had so many secrets and lies that I never saw coming, I truly loved it! I read this in a day on holiday, it's that good!
From the outset, I anticipated that this book would be a delightful read. A house swap in London or France seems like an ideal scenario—what could possibly go wrong? With its beautiful settings, multiple points of view, and a narrative brimming with surprises, I was completely engaged.
Two families decide to exchange their homes for a vacation: one heads to a townhouse in London, and the other to a magnificent chateau in the south of France—a perfect retreat to rejuvenate their strained marriages. However, the situation is far from simple, as both families harbor dark secrets that could upend their lives. The plot thickens when their 17-year-old son disappears in London, escalating tensions and compelling both couples to confront their deepest fears, with the grim realization that not everyone may return home.
Miranda Rijks has masterfully depicted these two households—one epitomizing luxury, the other projecting an image of it through social media. My feelings towards the characters were mixed, but each had a compelling story to share, and I savored every moment of it.
Thank you Netgalley for this ARC in exchange for my honest review.
The thought of a house swap sounds appealing to most of us, after reading this book it’ll have you thinking twice!
Brilliantly twisty, great characters and a real page turner!
Thank you to NetGalley and the publisher for my ARC
I hope you guys enjoy this brilliant read!
This is definitely one of my favourite books this year. I’ve read all of Miranda Rijks books and this is definitely one of the best. The plot drew me in quickly and I couldn’t put it down. It’s definitely worthy of 5 stars!
My first book by Miranda Rijks and it was unputdownable. Elodie & her husband Lewis, who live in Knightsbridge arrange a house swap in Provence with Susan, Piers & their son Raf for a relaxing vacation. However for both families there is nothing relaxing about it. This is a real page turner, the characters are likeable. I enjoyed the book.
