Well, this story sure lives up to its name! Fiona lives next to the Dove family who has recently moved in. She appears to be the perfect neighbor, sticking up for the teens Rose and Dylan when some neighbor kids start bullying them and she’s always friendly and helpful to the parents, Ethan and Emma. Since the story is told from multiple points of view, we know that she is a psychopath and has her sights set on Rose. No one thinks twice about how she wheedles her way into their lives, even when her idea of babysitting Rose involves watching horror movies and an outing to a taxidermy museum.

So you can see where this is going – Emma thinks she’s lovely, Ethan has a crush on her (because every man in a troubled marriage fantasizes about any woman who’s even semi-attractive and who flirts with him), Rose wants to spend all her time with her, and Dylan is the only one that notices something is off with her. Of course, when Ethan catches Dylan watching her intently, he assumes it’s because he’s a teenage boy and lusts after her (because that’s what Ethan does). But even after Dylan shares his concerns, Ethan is still in denial. Even though Rose has episodes in her past that worried both her parents. It’s all about whether they will wake up and realize the truth before she bonds too closely with Rose and brings her to the dark side.

I enjoyed the passages about the record shop Ethan runs, and when they were sifting through Iris’s collection. Fans will know exactly which Beatles vinyl they reference that’s worth tens of thousands of dollars, and it fits in perfectly with this story. I just wish Ethan wasn’t the clueless typical male character. The end of the story was not what I expected – I had hoped for a different twist that could have been less dark. But it’s certainly shocking and if you don’t think so, maybe you have more in common with Fiona than you think…!

Wow, what a great read, I finished it in one day. And for a nice change, the psychopath is a woman...
Just out of jail, young, good-looking and on a quest to punish people she feel caused her downfall, she ensnares the family next door and gets close enough to them to look after their young daughter. What a nightmare!

The Psychopath Next Door by Mark Edwards will grab you by the throat and not let you go til the last page! It's really gets dark as the psychopath gets greedy and starts to show her trilue colours and draws one of the next door neighbours deeper into her scheme. I'm glad she didn't live next door to me! You will not be able to put this down til you finish it!

This dark, twisty, unputdownable thriller was just the excitement I needed to lift my spirits on these dreary days. Edwards knows his crazy and this was one wild ride! I flew through the pages like a 90-yard pass, just waiting for that sweet catch. And imagine my surprise when the notorious Lucy Newton presented herself to me within the pages! I completely missed that this book is set in the Magpies realm. It was fun having her character back and it looks like we may possibly be seeing more of her in the future. I will be anxiously waiting for it, Mr. Edwards. Thank you for another amazing, bat-$hit crazy story! I loved every minute and think other readers will as well. I highly recommend!

I have been stalking NetGalley multiple times a day looking for this one, and when I tell you I finally saw it, I pounced like an apex predator. THE MAGPIES was one of my absolute favorite books by this author, and I inhaled the two sequels as well. This book takes place within that universe, and although it's not necessary to read the other books to understand this one, it will greatly enhance your enjoyment, especially when you recognize some very familiar names!

When Fiona is released from prison, she's on a mission. Blend in, assimilate, and most importantly, check some names off her list. In a twist of fate, she finds the perfect home to purchase, right next door to a wonderful family. But this family has no idea there's a psychopath in their midst, and she's far closer than they could ever have imagined.

Psychopathy has always been fascinating to me because of how well people afflicted with this condition can blend in. They're charming, charismatic, and draw others in with ease. When I was reading this book, the line between fiction and reality completely blurred because the story was that immersive. If you haven't already done so, I implore you to read THE MAGIPIES, where it all began, and then follow up with A MURDER OF MAGPIES, and THE LAST OF THE MAGPIES. This series was inspired by real life events the author had with a horrible neighbor. If your home is your safe haven, this series will be the stuff of nightmares.

Thank you soooo much for my ARC of Mark Edwards' latest book. I LOVED it. From the off it was gripping, intriguing, and intense. Loved the contrast of Ethan's rather mundane normal life with common worries and stressors versus Fiona's chaos. I was sad any time I had to book this book down and rushed through it. The ending was solid too. Great work!

Oh wow what a thriller this was.
Fiona is worming her way into her neighbours life's and Rose is under her spell.
This is a real creepy read, and the characters were so well written.
The storyline gradually builds and the ending was shocking.
I read this over the course of a rainy day.
My thanks to netgalley and the publisher for my copy.
Easy five star read.

This work will undoubtedly linger in my thoughts for an extended period, and I would rate it a strong five stars. I found it impossible to set aside, as I was continually absorbed in the perspective of the psychopath. The writing is exceptional, making for an extraordinary reading experience.

Wow. Wow. Wow. As per usual Edwards has written an absolute masterpiece. It was suspenseful, gripping and full of tension. I always love Edwards work so i was super excited to pick this one up and i am so glad i did because this was absolutely thrilling! I loved the dual pov, it was so interesting to see the world through a psychopaths eyes and see what is right and wrong according to their moral compass. Overall this was a total hit for me, thank you Netgalley for an ARC in exchange for an honest review.

The Psychopath Next Door is a read you wont soon forget.

Fast paced, twists and turns, red herrings that will have your jaw dropping .

Crazy meets crazy but the question was who is crazier.

Secrets, lies, murder and not a nice character among them : how I love that.

Well maybe the son Dylan.

Fiona is out for revenge when released from prison and she is relentless.

She meets the Dove family next door who agree to her looking after their young daughter.

A decision that will blow up their world.

Clear your schedule because you will want to read The Psychopath Next Door all in one sitting.

Expect the unexpected with Mark Edwards.

This was gripping plot that kept me on the edge of my seat throughout! It was addictive, mind- blowing and a real page turner! I throughly enjoyed this book it’s a must read for 2025!

I'm always happy to pick up a book by Edwards, and I was especially pleased to see it set in an area I know.
I really enjoy a book where you know who the bad guy is, but they're not OTT mad/bad/evil.
Like here.
Perfectly plausible new neighbour helping you out a bit.
To be honest, you need the help with your currently problematic almost teen.
Fun, fast paced, full of good moments of tension, and an ending that left me going "ahhhhh" or possibly "oooooh"
Whichever, it was good.

Fiona has some scores to settle when she gets out of prison,, and she won't let anything stop her.
She finds an unlikely ally in her crimes when she moves into a house.

Good grief!! What a story!! I do believe these soulless people roam the earth, hiding behind a fake smile.

Dark, twisted, genuinely chilling, this novel will keep the reader glued to the pages.

5 star read. My mind is still reeling!

Amazing! Best book of yours to date. Had me absolutely gripped: As someone who’s keenly interested in psychology and the human mind and true crime it was fascinating reading from the psychopath pov and seeing what she thought about how she worked. The twists were amazing.

Another brilliant thriller from Mark Edwards, one of my favourite authors. This was very tense and exciting and I couldn't put it down! And what an ending! I also loved how it is in the universe of the 'Magpies' books which I was a huge fan of. A fantastic read!
